Due to the extremely cold temperatures during our stay, the home we were staying in lost water due to frozen pipes. Once we reached out the team sent us water so we would be able to have drinking water for us and our pet, while they found an available property to relocate us to. The team was incredibly helpful and kind during the entire ordeal! Despite the challenges, we will absolutely book future stays through Red Cottage. due to how nice the team was!
Red Cottage makes getting out of NYC an real treat. Their extensive well-maintained collection of properties and excellent concierge service make the stays easy and fun. The growing number of properties means we always fine somewhere new to explore throughout the Catskills, Hudson Valley and Berkshires.
Don't normally leave reviews, but whatever/whoever Red Cottage is - it works very well. I had a particularly unusual circumstance that I had to deal with, and the people there were on top of everything, all of the time. I've stayed in lots of "managed" apartments around the world, and generally try to avoid them in favor of (what appear to be, at least) owner-operated properties. The managed ones often feel sterile and charmless, and the "management" is nonexistent. That was not the case with Red Cottage. Should I have need/desire to stay where they have properties, I will try them first.
I rented a house from Red Cottage in December to give to my mother as a gift. I communicated directly with a scheduler to book and I let her know the weekend’s purpose - to use the hot tub. We were scheduled to arrive Jan 30th, and that week I was contacted and told that our original house was not available and we would need switch. Again, I let them know that the purpose of the weekend was the hot tub and that we could go anywhere, but it had to have a hot tub. She showed me several choices, none of which were as nice as my original reservation. I found a different option and inquired - she said the difference would be $600. I declined and booked a house that was satisfactory. Again, I reminded her that the hot tub was the primary activity we were planning on. She wrote, “ Got it! Yes, Eskape Manor's hot tub is working just fine.”
Upon arrival at the house, the walkways were not shoveled. We made our way around to the door and entered the house. We looked out the back door and there was NO clear path shoveled to the hot tub. I cleared one and opened the hot tub which was registering 57 degrees and was set to 90. I immediately called Red Cottage and let them know. They told me that it would take possibly hours to get maintenance out there. I said no. We were here for two nights and I had been clear that the hot tub was the main attraction. I asked to be switched to a different house. They refused. They said I could be refunded in full or I could wait for maintenance. We chose a refund and within an hour we were in an Airbnb in New Paltz - the walkway was shoveled BEAUTIFULLY. Red Cottage is a premier rental company and they do not act the part. Highly disappointed.
We rented this beautiful home to celebrate New Year’s, and from the very first moment it exceeded all of our expectations. The house looks exactly like in the photos, and in reality it feels even better. Everything is brand new, modern, and immaculately clean, which made our stay especially comfortable and pleasant.
The kitchen is very well equipped with a wide variety of dishes and cookware, which was extremely important for us while preparing and celebrating New Year’s. We had everything we needed and more, making it easy to host festive meals without any inconvenience.
One of the best parts of this property is its location. There are no neighbors nearby, which gave us complete privacy and a peaceful atmosphere. The surrounding nature is absolutely beautiful, with forest views and fresh air that made the stay feel truly relaxing and special.
This home was the perfect place to celebrate the holidays — quiet, cozy, and surrounded by nature. We truly enjoyed every moment of our stay and would happily return again in the future. Highly recommended.
We stayed here with a large group many of which were architects and interior designers (which is why we settled on this home - design alone!) and this home truly impressed us. The space is beautiful and very thoughtfully done. The amenities checked all of our boxes, and the house was a fantastic place to gather and cook together. Why go out when we had a roaring fire and good food. (though we do we a reservation at the Maker in Hudson every year we come to the area - a must do) Everyone was happy with the beds, bedding etc. I found the communication in advance was very helpful as well (the constant questions of 'do you have a crockpot, a stand fan etc ' ...... all the planner questions). Being able to leave without the laundry list of Air Bnb tasks was fantastic as well. We were extremely happy with our stay and would absolutely book again, especially to experience it in a different season and see what it’s like in the summer with use of the pool and outdoor Kitchen !
Stayed at Belleayre View - unhygienic premises, BEWARE. My husband and 7-year-old daughter caught folliculitis - a bacterial infection from hot tub, resulting in head-to-toe red pus-filled bumps, requiring antibiotics. Management's response was negligent, unprofessional and insinuated we were lying. If you book, make sure to have amoxicillin on hand.
This explanation is specific to Red Cottage Rentals and the Livingston Manor property.
I submitted this booking request on December 29th at approximately 3:30 PM for a next-day check-in on December 30th. Shortly after submitting the request, the host informed me that they were waiting for confirmation from their cleaning staff and therefore could not yet approve the reservation. The request remained pending overnight, with no acceptance or decline, while I waited for confirmation.
At 1:37 PM on December 30th, the day of the scheduled check-in, the host informed me for the first time that they could not accommodate the reservation, again citing an inability to confirm availability with their cleaning staff. Upon receiving this message, I attempted to be flexible and asked whether the reservation could instead begin on December 31st.
Later that evening, at approximately 7:00 PM on December 30th, the host responded that they still could not accommodate the reservation, continuing to cite the same issue with confirming availability from their cleaning staff. No alternative solution or timeframe was provided.
Throughout this process, the host failed to provide a clear answer or a reasonable timeframe for a decision. Communication remained repetitive and non-committal, leaving me without certainty while needing to plan travel, work, and lodging arrangements.
After the host failed to accept my reservation, I checked the property’s availability calendar and observed that another guest had booked the property for three of the four dates I had originally requested. This added further confusion and frustration, as it appeared the property was made available to other guests while my request remained pending and unresolved.
This situation caused significant inconvenience. I had planned around this booking request, packed, and coordinated logistics while waiting for confirmation. Being left in limbo overnight, then being told on the day of check-in that the stay could not be accommodated—and again later that evening after attempting to be flexible—made it extremely difficult to secure alternative accommodations on short notice.
Additionally, the explanation provided by the host appeared inconsistent. If the property was able to accept another reservation for most of the same dates, it is unclear why my request could not be handled more promptly or transparently.
Overall, the handling of this booking request was unprofessional. Allowing a reservation to remain pending overnight, then denying it on the day of check-in while continuing to book the property for another guest, placed an unfair burden on me and resulted in unnecessary stress and disruption.
Closing Remark
I respectfully request that this situation be documented as a failure in host communication, responsiveness, and booking management, and that it not negatively impact my account or metrics. I acted in good faith throughout the process and attempted to be flexible, yet was left without a confirmed accommodation at the last minute.
We LOVED staying here. The cabin was perfect, super cozy and more than enough room. The views were amazing. Sitting around the fireplace playing board games, drinking coffee was exactly what we needed. It was the escape we were looking for and we look forward to coming back here again.
Zenwood Manor was the perfect gem for our family getaway to the Catskills. We loved the convenient location near Livingston Manor, and we truly appreciated all of the thoughtful amenities at the cabin. Highly recommend this home for folks traveling to this area of NY state!
If you want a house where 10 people ( close friends or family) can stay comfortably with an amazing amount of amenities this is the place for you. The kitchen is large enough for conversation and group cooking projects with lots of equipment. There are all sorts of spaces to meet, talk, play and eat. ( we brought a badminton set and hammock)
There’s the pond with a canoe and 2 kayaks.
There’s the privacy. There’s the wood burning stove to remove the chill. Needless to say it is well cared for and very clean. We loved it there. NancyHannah and family
Red Cottage really knows how to take care of their guests. They were quick to respond and genuinely seemed to care that we had a great experience - not just going through the motions.
You can tell they actually pay attention to the details that matter. Smooth communication, well-maintained properties, and they clearly put thought into making sure everything goes well for their guests. When I accidentally left some things in the closet, they quickly found them and got everything back to me.
Professional service with a personal touch. Will definitely book with them again.

We booked this home expecting a safe, family-friendly stay. Instead, it was a nightmare. The promised crib/pack and play was found rained on under a deck, unusable. We flagged this at 1 PM and spent the entire day until 11 PM on calls with the host, only to be given a “solution” that wasn’t one — a mattress that didn’t fit the crib, making it unsafe. They admitted fault, promised a refund, then backtracked and forced us to open a case with Airbnb. Beyond this, the property itself was trash: zero character inside, dirty outside with beer cans and cigarettes, one “bed” was just an air mattress, curtains fell off the wall, and the outdoor benches are rotten and hazardous. A completely unsafe, misrepresented, and stressful stay.
We just spent an amazing week at Basecamp! The modern design, spacious rooms, and stunning pool with breathtaking views made our stay really memorable. The location was perfect for exploring local attractions while providing a peaceful retreat. The fully equipped kitchen and thoughtful amenities ensured we had everything we needed. A big thank you to our hosts for making our experience so enjoyable. The Red Cottage team was kind, helpful, patient thoughtful and courteous. THANK YOU. We can’t wait to return! Highly recommend!
Staying at The Hemlock Hill Barn has been a dream come true. From the moment we woke up to the peaceful sounds of birds singing, to the magical sight of a pack of deer just outside the window, every moment felt like a retreat into nature.
The barn’s rustic charm is absolutely stunning, creating a cozy and inviting atmosphere that made us feel at home. Evenings were especially memorable with relaxing movie nights and unwinding in the hot tub under the stars.
This stay was a perfect blend of comfort and nature, and my family and I are already planning to return. The Hemlock Hill Barn is a true gem.

Owls Perch was very close to Bellayre Mtn. It was spotlessly clean, very comfortable, had all the little pesky things you never know if you need to bring, like spices, mustard, oil, vinegar…and the hot tub was a pleasure on a cold snowy afternoon.
Can’t wait to return. (And the beds were so comfortable)
Catskills, NY / The Stonebridge Hideaway
Two couples enjoyed a relaxing two nights in this cozy, cheerful and stylish cottage! Comfy furnishings and beds, fully-equipped kitchen, attention to detail. Our favorite outdoor spot was around the fire ring. A breath of fresh air! Tranquil!
Also, loved exploring the surrounding small towns filled with charm and being surprised to find exquisite Chefs where you wouldnt expect. Great groceries and specialty shops nearby. Less than a 15 minute drive to the beautiful site of Bethel Woods Center of the Arts. The Behind the Scenes Tour is a must to embrace the history of the 1969 Woodstock experience! We were sad to leave!

My only complaint about this house is that we did not come here sooner!
Our family LOVED this rental and we will positively come back, hopefully sooner than later.
We canoed in the morning and then would hit the lake or pool in the afternoon! We didn’t even bother going out to eat or into town because this place was so comfortable and we just wanted to unwind in this natural setting. Even just sitting out in the dock/ out back was serene and peaceful.
We were elated that our daughter enjoyed her first campfire experience and roasted marshmallows after grilling up some steaks. The kitchen was such a great set up for meals as well.
10/10 would recommend. We’ve gone to a different summer rental/town every summer for about a decade since moving to NYC and this is by far my favorite one.
Dont forget to look up and enjoy the night sky, stars and moon at night.
My stay at The Onyx A-Frame was absolutely phenomenal—easily the best lodging experience I've ever had! Nestled in a serene wooded oasis, this chicly decorated A-Frame combines style with coziness in a way that made us feel immediately at home. Every detail, from the aesthetic interiors to the comfy amenities, was thoughtfully designed to enhance our comfort. Warm showers, cool air conditioning, soft and cozy beds.
The drive to the home was a scenic delight, setting the stage for a tranquil retreat. Its location proved perfect for exploring the nearby towns of Hudson and Kingston, both bursting with artsy charm and unique shopping opportunities. The local dining scene around the A-Frame was a treasure trove of culinary gems, adding to the richness of our stay.
The warmth and friendliness of everyone we met made us feel welcomed and cherished. If it were possible, I'd choose to live at The Onyx A-Frame year-round. The unparalleled ambiance of being enveloped in trees and nature’s quiet was truly unbeatable. I can’t recommend it enough for anyone looking to unwind in a beautifully tranquil setting.

I treated my team to a retreat at the Clementine Creekhouse, and after working together online for so long through screens, it was the most inviting and intimate setting for us all to unwind, bond, and gather.
The house is spacious and comfortable, with plenty of room to play games, cook, and entertain. The beds were hands down the most comfortable beds I've ever slept on, and we travel frequently. The property grounds were also gorgeous, and there is a lovely creek that runs through the property underneath a historic bridge. The screened in porch was an idyllic spot to enjoy the beautiful views and sip on morning coffee.
The nearby town of Callicoon is small but quaint and charming. We had no idea it was an antique store treasure trove, so we enjoyed strolling around and popping into the shops and perusing all of the eclectic antiques. We did a tasting at the distillery which was fun and delicious.
Red Cottage had great communication to ensure our stay went smoothly.
Everything was lovely, and I can't wait to book our next retreat with Red Cottage!
A large group of us stayed at river side cabin and cottage in equinunk and had a wonderful experience. Plenty of space and perfect location to relax and unplug for the weekend. With a large deck with an outside stereo system to the river scenic view and a firepit to gather round at night while we all got to catch up. The rec room was perfect for some activities while listening to a great selection of vinyl a personal favorite of mine on site.
The host was great with communication and even checked in on a cold night to make sure all was well. Highly recommend and will for sure be keeping this location in mind for our future annual trips! Thanks for a great getaway!
The house was great, perfectly clean, well equipped, spacious and cozy. We used the pool and the hot tub, and our dogs lived the massive grassy yard. The weather was a bit average but we had plenty of space inside to play games and have a nice meal. Highly recommend!
My family of six adults vacationed for four nights at Red Cottages 'Highball House' in February 2023. Great home! A bit closer to the road than we originally expected, but it didn't matter. The area is very quiet and there is plenty of yard space/greenery around. Great distance to local errands/attractions (without being too close) for those who are looking to lay some what low for your stay. We loved the fireplace, large windows, most of all- the layout of the main floor. Every detail was considered, including a towel warmer in the master, very well-stocked pantry, robes/slippers, and any electronics charger and cord you may have forgotten. Bathrooms were updated and had some extra touches that elevated the experience. There were multiple ways to hook up your phone to play music, floor pillows for extra seating, and most lights were on dimmers- which was a nice feature, especially at night. The basement was cold and the heaters (provided) were necessary. Overall, a stylish, well-thought-out, clean rental that we will definitely book again!

Overall, our stay was okay. The house was large enough for 9 of us, counting the carriage house. However, there was a major issue with cleanliness especially in the sitting area of the main house (not in the TV room) and the carriage house. There was so much dog hair in the pullout couch, cobwebs and dead spiders everywhere, spiders in the shower, sheets seemed unclean and unwashed (smelled stale or of other people). There were extra blankets in the main house but no clean sheets available for us to change; the cleaning service was unavailable due to the weather. I want to point out that while we had two dogs staying with us, they were not allowed on the furniture, so the attached photos reflect dog hair and uncleanliness upon arrival. Much of the kitchen cooking utensils were also poorly washed, with caked on and dried food. It’s a shame we had these issues as we enjoyed the space of the house and its amenities. Management did not reach out even after submitting a detailed evaluation of our stay on their feedback form.
Edit: due to the nature of this business, it’s impossible for most potential clients to vet these vacation homes in person, so I think it’s important to have a public rating/review system. After speaking with new management and learning about their overhaul to quality control guest experiences at these homes, I’d consider staying with Red Cottage again. I appreciate them reaching out to learn about my experience and listening to my suggestions about ensuring quality service with guests in mind.
We joined the Red Cottage family renting our lake house a year ago and have been extremely pleased with their commitment to advertising, booking, vetting potential renters and keeping our calendar full! Their staff has been wonderful to work with and cleaning crew are incredible, always making sure the house looks amazing.
