Amazing value on the UES. Our room was small but immaculate, functional and very comfortable. The rooms, hallways, and elevator have amazing pre-war vibes. The people who work there are so welcoming and helpful. And staying on the upper east side is much, much nicer than staying in Midtown (which is easily accessible by the 6 Train which is steps away).

So humiliating, outside 15 degrees and I was accommodated in the room, where is no hit, barely warm water in the shower and like I understood I have to be grateful for the air conditioner and charged 350$.

I had a wonderful 4-night stay earlier this month. The staff was very friendly and offered a delicious welcome cookie upon my arrival. I stayed in the “cozy” room with a queen size bed. It was clean, the bed was very comfortable, and the bathroom had a nice shower with good water pressure. I felt very safe in this quiet, lovely hotel. I would definitely recommend this place and loved the location for its easy walking proximity to the museums I wanted to see.

As an IHG member I stayed at this property for the first time. The hotel provided just what I was looking for... a clean, comfortable and cozy experience during my stay. The location was very important and this property met my needs. 2 min walk to Sturbucks, 5 min walk to Whole Foods and 15 min walk to Lanox Hill Hospital. Kudos to Amber at the front desk who assisted me during the check-in process. Her attention to my needs exceeded my expectations.

It’s one of the cheaper hotel on Upper East side. I am a solo traveller so I think the room is just nice for me, however couples might find it small. The rooms are rather close together so if your neighbors open or close the door, you will know. Overall I think all’s good, recep is friendly as well and they will happily make a coffee for you if you request for one.

The middle aged male at the front desk was extremely nosy and made me uncomfortable. He seemed overly concerned with personal matters that weren’t their business and came across as intrusive rather than being professional and focused on guest service. It really took away from the overall experience.

A lovely little boutique hotel on the Upper East Side. I’ve stayed here several times before because of its proximity to my grandson. The rooms are quite small, but clean at least. The staff at the front desk is pretty professional. The free cup of designer coffee is a nice little perk. The only reason I didn’t give it five stars is because the rooms are kind of pricey, especially for their size.

My wife and I had reservations in November 2025 but had to cancel them in October due to a change in plans. I called the hotel and they were very friendly, cancelled my room reservation no problem. Sent me a cancellation notice. BUT NEVER SENT ME A REFUND. |I contacted American Express for help and AMEX COMPLETELY CAVED - the Voco Franklin Hotel ( doing business as Priceline) kept my entire $3300.00. |What happened is to me a complete SCAM, aided and facilitated in my opinion by AMERICAN EXPRESS. I had made my reservation "on line" and , unknown to me, "on line" reservations are automatically made with A third party, PRICELINE, NOT WITH THE HOTEL. I never saw the name PRICELINE on any paperwork or reservation forms (which had several pages of fine print ) . |After I did NOT get my $3300.00 refund , American Express Explained that the toll free number that I called was actually Priceline , who does not give refunds. I learned the hard way and in part I blame American Express for letting Voco Franklin Hotel and Priceline take advantage of us Amex card holders. I WILL NOT USE MY AMEX CARD AGAIN AND WILL PAY IT OFF. NO AMEX AFTER 50 YEARS !

Had a fantastic weekend in NYC and thoroughly enjoyed our stay at the Franklin. It is a charming boutique hotel with very friendly staff. Was centrally located where we needed to be. The rooms are on the smaller size but that is to be expected. The accommodations were very nice and the bed was quite comfortable.

European small rooms. Really pleasant humble easy going personal front desk. In the heart of Upper East Manhattan. Three blocks from Central Park 86 avenue near Guggenheim and Mile museum and La Corte Teathre where is Shakespeare in the Park. Metropolitan Museum. Jewish Museum. Around Target Old Navy H&M stores. Restaurant and cafeteria. 86th subway station. And three blocks from 86 the street Q station. Wheel Chair Accessible elevator stations.

We had a great stay! Xoshera was extremely kind and helpful! (She even helped haul in and out all of our luggage without hesitation) The room was very clean as well. The stay was quaint and comfortable but the customer service really made it 5 stars. All the staff was 10/10. We will stay here again.

Very clean, very quiet, non smoking, strong free wifi, the customer service was excellent ! They could not have made my stay more comfortable and extend neighbor rates to those who live nearby. This hotel is a gem and I appreciate how much they care about their guests.

Love the safety and comforts of staying in the UES. The Franklin is amazing! The staff were very attentive, everything was clean and the rooms well appointed. Yes, it's New York city, hotel rooms are not huge. These were more than adequate. The quaint charm of the old building shines through in lots of features. Love the elevator. Complimentary coffee, hot chocolate and the water on tap was another great feature. Able to find street parking was a bonus. Will definitely be back.

The Franklin is our favorite hotel when visiting family on the Upper East Side. David at the front desk is always cheerful and professional. The rooms are clean and comfy. Love the Nespresso coffee in the room and the complimentary barista style coffee in the lobby. You are walking distance to Whole Foods, Target and numerous popular places. We are never disappointed staying at this hotel.

My husband and I have stayed at the Voco Franklin on the Upper East Side three times in the last year, most recently in April, 2025. We love the location. The rooms are always comfortable, clean and quiet. However, it is the staff that really sets the Voco Franklin apart from other hotels in the city. They are always very professional and friendly. In particular, we appreciate the wonderful on-site manager. She always goes above and beyond to make us feel welcome.

Great little hotel. Friendly, helpful front desk staff. Rooms are small but efficiently laid out. Our 9th floor King was quiet and perfect for our stay. Great option if you are visiting the Upper East Side and you don't want to spend $1000+/night. Looking forward to our next visit.

The room was small but cozy. The bathroom was also small but large enough for one individual to stay. The charging locations were only USBA and the plugs were almost all hidden by the bed so plugging in my devices was difficult. Overall I enjoyed my stay as a single person, but would not have had enough room for my partner or family.

This hotel was conveniently located as our son moved in just 2 blocks away. VERY warm welcome from staff. Very nostalgic elevator and the hotel had a lot of history. I am glad it's part of the IHG portfolio. I had a cozy queen room and it was very small and not what I was expecting. Parking an oversize vehicle in the area was a problem and expensive as well. I would stay here again!!

Great location, beds and shower. The sink in the bathroom is too far back from where you stand and the opening is too narrow to really get into the sink properly. The room is clean and the staff is great. The rooms are too small to really spend much time in. Only one person can walk past the end of the bed at a time. Overall good experience but not if you plan on spending much time in the room.

We were visiting to attend a concert and stay just overnight, and this hotel was in walking distance to the venue (and walking distance to museums and tons of delicious food)! The staff were wonderful and the facilities were clean and nicely decorated. Everyone was so friendly and helpful. They even held our suitcase while we were out after checkout. Rooms are always tiny and expensive in the city but if you find a decent price point, and the place is clean and just for sleeping, you hit gold. The noise level is always a factor, too...but we did not find this location to be very noisy at all. The main thing that is a dealbreaker for us when traveling is the bed (and nearly all hotels have mattresses that are too soft for our issues--so we prefer really firm beds that most people would hate). We would still consider staying here again if we are in town for an event. The free espresso drink for guests, complimentary water, and chocolate biscuits were all a nice touch!

Being a solo traveller, this was one of the best hotels I have ever stayed at. Small, warm welcoming staff. You are treated like family there. I always felt safe here. My room was perfect for one person. I found it on the colder side even when I turned up the temperature. The windows are old and it was very cold outside when I visited, so that is most likely why. I will most definitely return. Thank you to all staff. I didn’t run into a staff member who wasn’t helpful, friendly, and always had a smile on their face.

My husband and I recently enjoyed a delightful stay at the Franklin Hotel during an unexpected last-minute trip to New York City. Although our usual accommodations were fully booked, we were thrilled to discover the Franklin, which exceeded our expectations in every way. From the moment we arrived, we were enveloped in the hotel's distinctive charm and exceptional service. The staff was incredibly welcoming and attentive, ensuring our comfort throughout our stay. The hotel's beverage bar was cozy and our barista style hot chocolate was instagram perfect in the front window as snow fell, made us feel right at home. Our room was cozy yet sophisticated, providing all the modern amenities one could wish for. After a day of exploring the city, it was a treat to return to such a comfortable oasis where every detail was considered with care. Chocolates were given and they were good. I preferred the milk chocolate. The hotel's location on the Upper East Side is truly a highlight. We found it to be conveniently situated near public transit, making our city adventures seamless and stress-free. Additionally, the proximity to cultural landmarks, exquisite dining options, and charming boutiques added to our enjoyment. The Franklin Hotel has undoubtedly earned a spot on our list of go-to accommodations in NYC. It offers the same level of charm and service we expect from our favorite places, and we can't wait to return. I stayed with my sister at the Voco for four nights in early December and it was the PERFECT spot. Yes the rooms are tiny (which is expected), but the beds are comfortable and the rooms are clean. The staff at the front desk was lovely every time we came in, and the coffee options in the lobby and in the rooms were delicious (plus the elevator is adorable and is fast). It's a great spot close to two subway lines and walkable to Central Park and a ton of museums. Every time we walked back in, it was warm, cozy, and inviting. I highly recommend this place!

We have stayed here before right after it was remodeled and happily returned. Although the rooms are small, the atmosphere is terrific primarily because of the employees. Jasmine in particular because she was working an inordinate number of days, and Zoeshira (sp) were the consummate professionals that every organization hopes to hire. They made you feel welcome the minute you walked into the lobby. They were always available with answers to our questions and went out of their way to ensure we had an extremely enjoyable stay.

The location is right on if you are going to the Guggenheim or the other UES museums. Neighborhood feels safe and lively and plenty of places to eat. Be aware that “cosy” means SMALL. The room is tiny, WC is tiny, gotta keep your belongings neat! But I had no issue with this, I used the lobby to wait and read. The front desk is also a barista, so it was fun as an out of towner to relax and spy on the daily going’s on of a city hotel. The staff was super warm and friendly.

If you travel light, if you travel alone, if you want a great and quiet location in NYC, this small hotel is a very good choice. I am a senior woman. I felt safe walking and using public transportation from here throughout my stay. The hotel staff are very kind, attentive without being intrusive. The room really is small and the bathroom is tiny but it was perfect for me. On the first floor, I sometimes heard a little conversation from the coffee area right outside my window, but never at night when I wanted to sleep.

Excellent location within a couple blocks of 2 subway lines. Very quiet, small and cozy feel. Comfortable room; but very small (would not want to spend a lot of time in room, eg. working). Very personalized staff, who make espressos in the morning for guests as desired! Small lobby and basic food/drink also available. Major benefits of this hotel are location and comfort.

This was our first stay at the Franklin, but it will not be our last. The front desk staff were genuine and enthusiastic, and the room and the hotel were immaculate. There were no broken mechanicals or anything else like there are in most hotels, and no “ yuch” factors. Everything was exactly as it should be, and being greeted with beverages and cookies was a nice touch! The only downside is if you are claustrophobic or need a lot of room, this hotel, or at least our “ cosy” room, would not work for you. We are smallish and were only at the hotel to sleep, so it was fine for us. The sheets were immaculate, the shower and air conditioning worked wonderfully, and the room was quiet. Kudos to the management and the staff!
