Wonderful historic building and amenities. Have been here since Spring of 2017. Excellent staff and concierge service, clean and efficient maintenance. With super market, two floor gym, bowling alley, rec rooms and PT in the basement, dry cleaning, three restaurants, a coffee shop and hotel in the building, there’s sometimes no reason to leave! Stunning Deco lobby is a daily pleasure to walk through. Best place we’ve ever lived in NYC! Building was super helpful during height of Covid crisis. Plus Fidi is a pleasure of historic architecture, tolling church bells, and excellent shopping and restaurants all around. Oh, and almost every major subway line nearby makes getting anywhere in town pretty easy. We love it here.

70 Pine St. is a “ best kept kind of secret”. It is my home of almost four years and I love it! The apartments are bright, large, airy and supplied with all modern appliances , including a washer and dryer. There are multiple elevators per floor and wide hallways to ease our lives. The building is very well staffed with friendly and truly helpful people more than willing to help with any needs. The entire team is responsive to the requests of their tenants. The building is pet friendly. To top it off, 70 Pine has multiple restaurants, a full size market and even has a location within for physical therapy. Live here and you may never want to leave, just like me!

I love living here, but one issue is that they make it EXTREMELY difficult to move things in or out of the building. Their Certificate of Insurance requirements are higher than what many (even high-end) companies provide, and the agents will basically just reject your requests and be unhelpful while you struggle to meet their requirements.

Recently moved into the building and I have been nothing but impressed with the attention to detail the entire 70 Pine staff has. Whether it’s cleanliness, maintenance requests turn around times, or any general inquiries, the staff has exceeded expectations and it is no surprise why this is one of the best places to live in NYC.

We spent 13 months at 70 Pine, and our experience couldn’t have been better, they truly deserve 5 starts. The Building: Great gym, supermarket and Michelin rated restaurants in the building. The 70 Pine team: Through text, Sarah and team ensures periodically we are having a good experience and checks whether we need assistance. The doormen have always gone beyond expectations to make sure we enjoy everything and our needs are addressed. Deliveries are always promptly highlighted in the app and treated carefully by Carmelo and colleagues. The area: Close to everything, from great restaurants, subway trains, the WTC as well as Seaport and Battery Park. My wife and I are planning to come back. Highly recommended!!!!

I have lived at 70 Pine for over 8 years and was the first renter on the 45th floor. The building is kept immaculate and the staff could not be friendlier and everyone knows my name. If something is broken or not working well it is fixed or replaced the same day. Having a grocery store, gym and bowling alley is very convenient and fun. The building also has 2 restaurants and a fantastic roof bar. I am planning on renewing my lease when it comes due again. I can’t say enough good things about 70 Pine. Regards Gregg Lempp

Extremely Disappointed with 70 Pine Apartment Complex I am incredibly frustrated with the management at 70 Pine and their handling of my gym access. My husband has faithfully paid for the gym membership since we moved in, yet now I am being denied access to the amenities I’ve been using from day one. Despite my husband’s constant payments for this membership, the management is now attempting to force him to add me to the lease, which has never been an issue before. This is completely unacceptable. I have sent multiple emails to Lily Bloom (both from my husband and myself) with no response. The lack of communication and the inability to resolve a simple issue is appalling. It’s worth noting that all employees in the building are aware that I’ve been using the gym for months without issue, and they know that my husband, as a busy attorney, is always working. Despite this, the management continues to charge for the membership while refusing me access to the very amenities we’ve paid for. This is not only unprofessional, but it also feels like an attempt to unfairly complicate an issue that should have been handled with basic customer service and professionalism. If this situation is not addressed immediately, I will be forced to consider further action, including legal options. This ongoing disrespect and mismanagement are unacceptable, and I demand a resolution now.

We rented an apartment here without seeing it first. Apparently, the apartment is next to the laundry room, which was never mentioned during the rental process and wasn’t indicated on the floor plan. Every time someone uses a commercial washing machine, the whole apartment shakes like crazy. For the past six months, we’ve been asking management for help, but all we get are empty promises. It’s been hopeless. On the other hand, the staff—concierge, doormen, and handymen—are all amazing, so it’s a real shame that management prioritizes a third-party laundry company over its residents. Unfortunately, I can’t recommend this building when there are much better options around.

There are a lot of good things about this building but there is a loud creaking sound that is completely deafening that happens anytime there is wind. There have been weeks where my husband and I sleep only a few hours - it's so loud that noise cancelling headphones don't even work. We have recorded it multiple times, showed it to management and begged them to come hear it in person but they refuse. They continue to gaslight us, telling us it is normal for old buildings. However, as people who have lived and worked in other high rise buildings from 1920s / 30s, I am confident this is not normal. We pay 8,500 / month and cannot sleep in our own apartment. It feels like torture. Do not move here.

I've lived here for almost 3 years, with no thought of leaving. This building is wonderful - I barely hear my neighbors, everything is well-built since the building is originally from 1930 and the apartments were installed in ~2013. Great, full-size, reliable appliances (my 550 sq ft studio has a full-size dishwasher, and full-size in-unit stacking W/D), and amazing light. The staff is what makes it though - the guys in the package room, the front desk guys, the doormen, and the maintenance guys are SO nice and so responsive. It's also just beautiful - the lobby is all different colors of marble, and there are water views from most units. Management is super responsive. The transit is unbeatable (1 2 3 4 5 6 A C E N Q R W J within blocks), super safe and quiet at night, near parks and waterfront. Utilities and internet are very reasonable thanks in part to the old-school build of the building. The best place I've ever lived, very satisfied – it's beautiful and well-built and well-maintained, but the staff is what really makes this place shine.

On paper the building is luxury building but the basics of apartment are 3rd world. Pros: Fanstastic attentive doormen, convenience (grocery store private entrance, 2 floors of gyms, few restaurants in building). Great views if above 40th floor. Cons: Been here 4 years and deteriorated in the past year. Maintainance - had to file over 7 request to fix heater. Water pressure inconsistent. On the xxx7 apartment line you hear elevators all the time on the walls. One of the elevators is almost always down. Ameneties fee is extra but bowling alley not usable for months and other stuff like ping pong and pool table are broken. Management team is horrible. Will not hesitate to jack up rent 15% plus every year even though BASICS of the apartment are not taken care of.

Great building to live in NYC! We were new to living in the city and 70 Pine Staff made it super easy to explore apartments, follow through with lease agreements, and then to move in. Highly recommend.

I rented an apartment at 70 Pine, sight unseen. Actually- not completely correct. The mgmt did well to post an interior 360 degree view of the apt- and it it’s exactly as it was shown. Better- the building staff are great- friendly and will fix something super quickly. Even better- there is little to no waiting for elevators. And there are plenty of elevators. It’s surprisingly quiet for such a large building too, shocking given (like myself) lots of renters with dogs here. The art deco design never grows old. I dunno, everything just works…I’ve never lived in NYC and feel super fortunate to have selected this building. Also- good location near all trains and decent food all around. I highly recommend 70 Pine St.

By far the best building I’ve ever lived in! The staff is incredibly friendly, attentive, and always go above and beyond to make residents feel at home. The amenities are top-notch and so convenient. Highly recommend!

Paper thin walls. I really wanted to like this building because concierge, doorman and other staff are great but what’s the point of paying extra if you can’t even sleep at night since you can hear your neighbors screaming every night. It’s not worth the money and your mental health is more important. The soundproofing is a joke here since you can hear everything, not even joking. Management won’t do much about it so you’ll get stuck with your lease and a crazy neighbor like we did. Avoid.

Great place. The entire staff are professional and helpful. I can’t really say what the best part is as everything is great. 2/3 train, which is right outside the front entrance will have you in Midtown in 15 minutes,. The ferry, the A/C and the J/Z are minutes away. LaGuardia is a 20-40 minute cab ride. The neighborhood is relatively quiet and safe. Supermarket in the building (I can leave the apartment, go grocery shopping and be back in 15 minutes). Good pubs and restaurants all around the building. The building also has on premises a bar and Michelin Star restaurant w a 360 out door patio on the top floor; a great way to entertain guests/clients.

Amazing building. Truly think this is the best apartment building in all of NYC. Amazing staff, maintainence crew and amenities. On the pricier side but if you can, it’s the best place to live!

We’ve been living here for 8 months and love this building. Super easy access to the 2/3 subway line and a quick walk to many others (J, 4/5, A, E to name a few). I love the gym and easy access to groceries when the weather is bad. Staff is beyond nice and supportive and responds to apt issues normally within 20-30 minutes. They are very pet friendly and have a lot of nice layouts for cats (hard to find walk-in closets outside the bedroom for litter boxes!). Noise is great for apt living in the city (live on 15-20 floor and only hear low levels of honking when it’s quiet in the apt). The neighborhood is quiet as well with minimal foot traffic until you hit broadway or water st. Overall, it has been a fantastic first NYC apt experience.

I picked this hotel for it's good reviews, however all of those reviews came up short. I love this place. Great location; it is in the finance district, very close to the freedom tower and pier 11. Apartment 5/5, water pressure 5/5, towels 5/5, service 5/5, cleanliness 4/5. Everyone is so helpful. Robert was great. There is a small market very close by (same building), coffee shop also. There is an excellent quaint breakfast diner a block away. We'll come back to this place on our next visit.

70 Pine has been an amazing place to live and we happily renewed our lease this year. The staff are all extremely accommodating and take time to get to know you personally. Maintenance is very responsive to personal requests and the building as a whole is very well maintained. Would highly recommend living in this building.

RENTER BEWARE: I was looking at this building to rent and I found out that there is going to be scaffolding on the ENTIRE BUILDING for at least the next 1.5 years, maybe 2 years. The views would have been great if not for the scaffolding they are putting up and apparently some amenities are also no longer available like a free gym and the outdoor public terrace area (due to some local 11 law). Such a shame.....hopefully the owners of the building reduce the rent for current tenants with this going on!!!

70 Pine Review The day-to-day staff (doormen, concierge, porters, etc.) are amazing! They deserve five stars. Management left a really bad taste in my mouth. Not only did they increase rents by 25-40%, but they also refused to negotiate so they could make up covid “losses.” (70 Pine was already more expensive than nearby amenity-rich buildings, so these increases really go above-market.) I’ve also spoken with other tenants who saw their units listed at lower rates after they rejected their renewals. How does that make sense? On top of that, the app is useless, and management is very unresponsive (except for online reviews???). You never know who to contact for what, and they make it frustratingly difficult to find emails or phone numbers. For the actual building, while it’s beautiful, it suffers from many problems that ‘old office converted into housing’ experience. Higher apartments experience loud rattling when there’s wind, and ventilation isn’t great. Elevators also become packed during rush hours, and you often wait in line hoping that you can squeeze into the next elevator. TLDR: For as much as management charges (or wants to charge), the building is just OK. You can definitely find better value somewhere else in Fidi.

I feel like I really lucked out by getting an apartment in this building! The building itself is very well maintained, the amenities are top-notch, and all of the staff I've interacted with are very friendly. I signed a lease sight unseen and was a little nervous, but my expectations were definitely exceeded!

The building is very beautiful and kept up nicely. My time living here was amazing. Pretty covid the amenities were up to date though you get a good whiff of cheeseburgers and meat while working out. :) The building has such great history. I do have pets and found it amusing to see one of my cats stare at a corner and meow near the front door. Then one day while she was doing it I hear the neighbor with her child pass. The little girl goes "Is that a ghost?" At which the mom quickly replies "there's no such thing" . Lol I'm a huge believer and found that funny. No worries it was a non threatening ghost and the buildis very old so I can imagine lots if "things" exist there with no issue. Wonderful experience and view from balcony. Although I probably won't go for another shared balcony due to lack of privacy. City Acres Downstairs was a plus.

I've really enjoyed living here. The doormen and building staff are delightful and so helpful. For studios in the area, it's hard to beat our unit which has a WIC, another closet and a WD. I've been here 3 years and would have stayed, but didn't find the upgrade to a 1 bedroom worth the price and was not pleased with the 2019 renewal options. I would have liked to talk with someone about it, but we found another place. The only complaints I have are a terrible creaking noise that happens when there is a storm or high winds. This was a shock to us when we moved in. Management explained this is due to the building being a high-rise. They did drill into our ceiling years ago to try and remedy the issue but it didn't help much. It has gotten a little better over time but be prepared with ear plugs / sleep aid when there is a storm. We've also had issues sporadically with neighbors smoking / being noisy and feel that management does do a good job addressing those situations as best they can. My only advice to management would be to value model residents (on time payments, no complaints, keep their units nice) when their leases are up for renewal. Taking a gamble and getting a bad egg isn't worth risking the building quality for other residents.
