As a visitor, the community appears to be well maintained. However, the female security guard at the front gate doesn’t speak any English and is very rude. This is from visiting multiple times in the past couple of years.

Rude security staff rude association, only good thing is location

Im here just to leave my feedback but this time is about security people. I know every condo has the rules but this people is very rude. Education is very important, I would like people has communication skills. Please analyze education before hire. There are many ways to talk with persons.

Do not move here, at least not if you're going to live anywhere near the guard gate. It is very noisy, and if you don't have impact windows, good luck. Security guards are very loud. There's a kid here with a souped-up car who revs his engine a million times a day, same for a man with a motorcycle—and no one tells them anything. This morning was the last straw. Roofing construction began at 6:45 AM and was supposed to start at 7 AM—albeit that is still way too early. The roofing people had no regard for where the scraps of roofing tiles, nails and other construction scraps falling directly on our balcony so when we woke up and opened the blinds it looked like a disaster scene outside. This is the second roofing project they’ve done in the time we’ve lived here and both times they had no regard for the residents of the building. Also, over the course of the past year, the association has shut off the water in our building at least 20 times for a period of five hours each time. Hasn’t been an explanation for that either, just a notice posted by the laundry room. Kings Creek South is the exact opposite of a peaceful place to live.

Best believe if you are the only in the pool you will be a target. I suggest going to the pool after 3. They can keep their poorly behaved staff, leaking condos, selective rules, and bad attitude. Oh. And your babies can't have floaties but adults can drink and smoke cigarettes right next to the pool. This is legit the worst place to visit and live it’s legitimately a communists Cuba in miami. Ridiculous and horrible!!!! BE WARE!!!! DO NOT RECOMMEND

I want to Congratulate the Management and all the Staff. Incredible job. If you are a rule follower, empathic, quiet and peaceful person, you will certainly enjoy the happiest existence here.

Love kings creek. If you love tranquility and family oriented living you are welcome here!!! DO NOT COME HERE if you want to party and Disturb the neighbors. They play by the rules here. Condo commandos are around 24/7. The maintenance people do a great job in keeping the common area nice and clean. If you want clean & peaceful living then kings creek is for you!

I visited here for a new girl I am starting to date. Nice area. I might look at moving in here too.

Here the community is asking for 3 months advance which is so stupid. Any earning person will not be able to stay with such an advance. There is no control over advance.

I've been looking at realtor listings for the better part of the year, and nearly half of the listings are inside the King's Creek Condo community. Some of the interiors of these apartments are beautiful, but strangely underpriced. BIG red flags. And it only takes a quick Google search to find out why. I feel sorriest for the apartment owners that are stuck with their poor investment, especially the ones that really poured money into making their apartment look nice when the reality of actually living here is quite different. Rent ain't cheap in Miami, but if you are considering this place, you've been warned.

Great place for family.. safe neighborhood with 24 hour security

This is kind of long but a detailed review of this place....Do you want to live somewhere that has extremely poor management? Then Kings Creek South is the place for you! Long story short, the management won't do anything to fix or address issues occurring here. Any noise issues will be shrugged off and you will be told "just call security". Well total I have called security multiple times a week for quite a long time now to report an upstairs neighbor who seems to think its okay to scream and yell at a woman (and I believe child), along with bang on doors and blast music with heavy bass all day and all night. I call security, and in general they're great because they go and tell them to stop and write in their reports of the incident, and tell me to call management about it the following day. Well, I went to management since in the rules and regulations it states to issue a noise complaint in writing. The management lady tells me to email them instead (how is email 'in writing"?). I immediately go and write an email explaining the situation, to which I get no response. A week or two goes by, and still the upstairs neighbor is blasting music, smoking marijuana, and screaming (abusive?) at someone else in the apartment. There is also constant running as if a child is running around the apartment loudly ALL THE TIME. The security personnel are fantastic, but unfortunately they're not supported by management willing to do anything regarding noise complaints. They just shrug the issue off and don't respond when you follow the rules and regulations on how to deal with the issue. Also, if you want to live somewhere that has cleaning ladies spraying water on your door, which proceeds to partially flood your unit before telling her to stop, then come to Kings Creek South! I told her to stop, to which she glared at me and yelled something at me I couldn't understand, the CONTINUED to wash my door. The management (see a pattern?) only posts signs that tell you to place a towel at the base of your door to prevent flooding, so they know of the flooding issue, but little do they know that the towel does nothing to prevent the water from coming in. Luckily for me I was able to clean it all up and dry everything, but if I wasn't home then it would have been a huge problem! Also, the elevators go out of service a few times a month for DAYS at a time. I feel bad for older people who need to walk up and down the stairs all the time because of this issue. If it rains heavily for a few hours, the whole elevator shaft fills with water (shutting it down) and the ground floor is flooded too.Another thing about the elevators - they require you to have moving pads for moving in or out, which is fine, but the elevator door is carved with curse words all over it. Overall, steer clear of here if you want to live somewhere that doesn't allow for abusive neighbors, if you want an elevator at any given time, and if you don't want pure negligence from the cleaning people, management, and staff.

The place is nice, however the management is actually the worst I've ever encountered in my entire life by quite a bit. Also, I've lived in terrible locations including one in Miami so this is saying a lot. There's this office witch of a woman named Miraya that is the absolute rudest piece of trash I have ever encountered in my entire life. Whole reason I was here was because a good friend was helping me out and went out of his way to get me a parking pass. Long story short, I accidentally showed up a few minutes late because I thought they closed at a different time than originally anticipated. Then, they threatened to call the police on me when I was trying to ask if I could reschedule for the next day. I'm a very nice guy who never has any problems with anyone, so my disgust with this place is warranted.

Very well maintained, safe place to stay with family

Great place to live! This property is very well taken care of and the location is ideal!

I have lived at the village of King's Creek for about 14 years. It's like sesame Street. We have our own little shopping / entertainment center. Lots of beautiful trees, squirrels and ducks. It's like not living in a big city. Lots of amenities and a beautifully kept community. The management is not the nicest, but her work is amazing.

I've visited here a few times. There are a lot of fat little security trolls that harass you. They look like angry pizza dough.

The only gated community within the proximity. clean, friendly and full of amenities.

Great place to live if you want to live in a peaceful environment.

Secure condominiums. Good amenities. Gym, security tags and gate passes are charged extra.

Security guards needs to be in sync of how often to be checking people by the pool to see if we have the proper tags or are they checking out the girls by the pool every 30 mins. Same security guards every 30 mins walking around the pool then a different one the other 30 mins. Very annoying and very uncomfortable to live in a place like that.

Nothing bad to say, many rules but nice place to live, green and pool areas clean, office people so nice. Everything on shape. 100% approve

If there is negative scores, I would mark it as -10000 without hesitation. This is the worst apartment ever. Worst living experiences. Other than taking 200 questions quiz to get in, no one can park their car backwards (not even AT&T even though their company policy requires them park backwards), your friends car gets easily towed, no loud music(yes, for 80+ years old), no UGLY LOOKING cars ahahaha total joke. So many insane things, like once I need to do my laundry, I had my clothes in washer but the card is out of credit for dryer. I went to charge my laundry card the security said it was closed 5 minutes ago. I told him I had my clothes in the washer and he insisted not to open the door for me. And the worst part was I had to leave the next morning for 2 weeks. It was absurd and I was so angry. I don't understand how the association makes the whole place under extreme control, literally like concentration camp. Living in there only makes you sick and gross and regret. Never want to remember my days there.
