We’ve found this RV park to be generally clean, and the pool is fine for a quick dip—nothing fancy, but serviceable. The biggest downside is how dark the park gets at night; the lighting is sparse, which doesn’t feel great for evening walks or late arrivals. Site numbering and signage also need attention—spaces aren’t clearly marked, and packages keep getting sent to the wrong spots (my friend who lives here has had repeated delivery issues). For the time being, this park will do, but stronger lighting and clearer site markers would significantly improve the experience.
I've been a resident here for over a year, and I have to say, this place has truly exceeded my expectations. My initial plan was to stay for a shorter time, but the kind and respectful way I've been treated, along with the well-kept and safe environment, has made me feel right at home. I have also never had a single bug issue, which is incredibly important to me.
Everyone I have spoken with—including Denver, Alexandria, Joseph, Connie, Mark, and more—has always been prompt and caring. They handle any minor interruptions for things like pool or water maintenance (a normal part of life) with transparency and efficiency. The fair rates have also been a great help in managing my finances. Back when I moved in, they gave me the place super clean and already nice and cool for move-in day, which was very much appreciated! My little home is cute and comfortable. I highly recommend this park to anyone looking for a great affordable place to live.
If I could give a zero star I would... THEY DONT TAKE OLDER RV/MOTORHOMES and had my elderly father whom has health issues and needs meds refrigerated, they knew about this before we moved in and they also knew exactly what the coach looked like because they required pictures.... They approved it, but all of a sudden 2months later and the hottest days so far coming up, we were told; "Please be advised that this decision stems from observations regarding the aesthetic standards of the property, specifically concerning the presence of your RV the presence of your RV."
We Asked for clarification and was given run around and no answer.
They don't warn you or tell you of any issues with your unit, they just give u a 10day non renewal notice.
They shouldn't have sent us a statement for July Rent either like get it together! Really professional too Mar management company! ((Me being sarcastic))

Bathrooms were rarely clean, and pool hours not great, very quiet community tho and was very peaceful, until 10notice was given.
So far I've had a great move in experience and feel very welcome. The laundry and showers are open late which is great for my schedule. I look forward to using the pool and pickleball court!
Denver has done several minor repairs since I moved in and has been great with service each time. He is communicative and friendly. I appreciate the parks ability to get things done quickly and effectively. Denver does his job well and makes it easy to get these things done. Thank you guys for your help.
My BF & I absolutely LOVE it here! We couldn't be more happier with the gorgeous 2bd 1ba we've been renting, as well as the park, community, & maintenance men! For any problems we've had at all (which were very small common issues) management got someone here the very next day, even the same day when it was dealing with the A/C during summer. Denver from maintenance has been so very helpful & awesome with helping us a few different times now! We couldn't be any happier here, & will recommend this place (their other trailer parks in different locations) & company as much as possible! If I could give 5+ stars I would! Thanks again Denver!
Apparently starting to charge more per month and trying to price out some older residents. They took down the mailboxes and gave only a $100 credit to current residents. Unprofessional when trying to reach MAR Communities because most of the time, you can't. Swimming pool was down for a long time. Very disgusting in the area sometimes. Also, dead heads are coming through all the time and getting into the bathrooms/showers shooting up and getting high. Have to be ran off by residents because it's not a fully secured lot.
Shout out to Dawn, Shawn, Derek, Dani and Kate for their AWESOME customer service! Dawn has been my go-to gal for years and is very caring. I very much appreciate MAR's patience in helping me with my move to my other unit and their prompt replies to my emails. Shawn especially has been great with repairs. Both he and Derek did a great job in putting in my new water heater today. Dani and Kate have been wonderful as well. Top notch customer service for sure!
Me and my husband just moved in with our Rv!! Place is very clean and Dawn came by and introduced herself and to welcome us to Xb ranch community thank you Dawn for answering our questions the process was smooth and so far the persons I have spoken to Joseph and Jesus were also very kind and helpful with all my questions!! Pool is a bonus for these hot days nice and clean area
Hands down worst rv park I’ve been in. Great residents, horrible management. They are only there for the $$$ and don’t care about residents! Will not stay here again, also tell everyone about my experience there.
Not gated. The residents keep to themselves. The management is rather shifty. The do offer month to month and pool not accessible. The tennis courts are brand new and turf but you need to kep your pet off.
They had some illegally parked abandoned cars they needed towed away, and let me tell you these don’t mess around. Manager is on point! Keep us in mind on the next cars needing to be towed. Thanks guys for the referral
I came here to look at a place. Hopefully I will be a resident. The park seemed fairly nice, and seem to be doing some renovations. Office staff and a potential neighbor seemed very helpful and friendly. Checking into the was smooth and easy beside some personal issues I was having with my phone. Hope to be living with y’all soon!!
So far the area has been pretty quiet. There are also renovations going on so there isn’t any mail boxes here.
The unit I just moved into is well kept on the inside & out. Super cute & great size for 1 person.
I have not had any issues at this park, anytime I have an issue they are quick to respond and typically send someone out right away the park is not perfect I do notice they are doing some renovations around here excited to see the outcome it has been pretty quiet for me.
The XB mobile home park is, so far, decent and quiet. I have had no issues yet. The unit I'm staying in is clean and is good enough for me and my fiance. Jasmine and Madeline (hopefully I spelled their names right) were extremely helpful and answered all of my questions about my lease and the unit. Anything that they did not know they were able to find out and get back to me quickly. They made the transition from moving a lot easier. 4 stars would recommend.
It doesn't look like it is in the pictures. Half the park are very old park models, homeless people asking for for money if sitting outside, Homeless use the shower that is connected to the pool, pool gate didn't lock, poop in the pool, and heavy drug users. Very small park, not clean, no one in the office ever, water pipes brush and it took the park 17 hours to turn it off. You would be safer anywhere, I would not recommend this place.
I've been living here for about 8 years. We got a new management a few years ago and they tried to make improvements here and there but looks like they gave up on it. It's pricey here too, they take advantage of the RV market and no one's ever on-site. The clubhouse either got torn down by them or got pushed down by a recent storm. They didn't use it or host any events like the old management did. There are kids here but not many. People here usually mind their business too, nice neighbors. There's also a pool that's nice in the summer.
It's pretty clean, they've made BIG improvements getting the junk trailers out. Not responsive to phone calls at all. Good luck trying to rent here. Been waiting for 3 months for a call back. Rough, older pavement. Club house blew down in a recent storm. Yikes! I see children in here. Overnighters and short and long term rents at this property. Higley and main.
The PROs:
This place is relatively quiet to be honest. I was able to trust my stuff was not going to get messed with or stolen. I felt safe. Reservations were extremely easy, everything done online and no dealing with the office really unless you have a problem. They have showers and toilets and Laundry.
The CONs:
They are extremely expensive at times, winter season. The rules to become a monthly resident are way too uptight. The spots are and can be extremely close together! The park is TIGHT and you will most likely struggle to park your trailer. The showers could be cleaner. Some of the monthly RV residents are messy, they have stuff everywhere giving a not so great appearance for the park.
I would come back to this park if needed.
Very satisfied with the response time and friendliness of the service team. My service issues were minor. Everything works as it should, the place was extremely clean when I moved in and more storage space than I expected. And of course the in unit washer and dry is a huge plus.
I'm fairly new to the area but from what I've seen so far, this is a great place to live. Relatively quiet with friendly neighbors. The office staff are extremely helpful and genuinely go above and beyond for their residents. The one downside, residents have to use centurylink for internet it is absolute garbage. If you do move here, be prepared for the centurylink frustration.
Great place to live. I've been here going on 2.5 years and have no complaints. It is very peaceful! Management is always nice. Staff is great! Brandy is always so nice and helpful!!! I Feel safe here. And love how peaceful it is.
The park itself is fairly clean. You can tell they're trying to clean the place up. Amenities aren't bad. The laundry room can get a bit crowded at times. But the worst thing about the park is not the park itself, but its location. The whole place is surrounded by drug addicts. One was sleeping on the ground in front of the women's bathroom one day, the next day she was walking through the park, and waited by my car for me to get out to ask for money. Three days later I saw her again high as as kite walking through the park. My kids were harassed by some tweeker while they were waiting for the school bus on the morning. It was so bad the school had to move the bus stop around the corner. Definitely keep an eye on your kids around here.
Management is very rude; she don't try to communicate with residents, just scream giving orders and pointing with the finger. This current manager put a ticket in my car to be towed because is parked in the front of the house (I show her 7 different pictures of cars parked on the same day and surprised none have tickets) My girlfriend is the resident.
Stayed here from January to end of May 2018. It was a great price, quiet, and kid and family friendly. Permanent residents were friendly and helpful. Great location within walking and biking distance of anything you need. Would definitely recommend staying here.
