The ladies in the office are absolutely rude and just disgusting. Cars get broken into, maintenance doesn't ever show up, ceiling leaked and instead of finding the problem they just repainted it.

Office is absolutely awful to deal with, they are rude, they do not care about anything, or absolutely no help with anything. Our cars are broken into every night, completely unsafe to live here, our foyer is completely busted up and not presentable at all, the door doesn’t close so we have a bug problem. They keep raising rent but don’t fix anything!!! Do not move into these apartments.

My husband and I will be moving back into the Thalia Gardens community here soon - and we couldn't be more excited! Stephanie was (and always has been) a pleasure to work with and I couldn't ask for better support from a leasing agent. They're military friendly, dog friendly, and the community is very clean! Cannot wait to be back!!

Delana was amazing! I’m a few weeks overdue for this review. Delana assisted my fiancee and I, and helped us move into our first apartment. She was friendly, personable, and very straightforward. Not only that, she continues to still help us with anything we need. Thank you so much Delana!

Awful. Overcharge you. Maintenance is awful. Neighbors apartments have mold and flood. Dryers don’t work (and won’t get fixed properly). Moving out is a horrible process (worse than a gym membership). Safety /flood lights never work. Your water bill will be at least 150 , even if you’re single. They go based off the “potential occupancy” Ladies at the front desk NEVER want to work. I only moved here bc they allow large dogs. Don’t do it.

The office staff is genuinely unpleasant and unhelpful if you can get them on the phone. If you leave a message you will not get a call back from the office. Maintenance is not any better. They do not return calls or complete online tickets. I have had multiple maintenance requests marked as complete when no work is done. Security is nearly non existent. Every time a complaint is brought up I am told there is nothing anyone can do.

I would like to thank Ms.Delana for helping with moving into me and my fiance new apartment. The walkthrough was amazing and explained everything very well in detail. She made the process so much easier than a lot of places and i couldn’t thank her enough. I would like to thank the entire office as well. They were very welcoming and pleasant. Shout to you guys!

Macie is amazing with her skills and helping with us and Stephanie was so nice and supportive she gave me a cup cake for moving in love them very much

Living here has been one issue after another, and the way this complex handles problems is unacceptable. Flooding & Mold: Our first unit flooded multiple times due to unresolved plumbing issues. Each time we reported it, maintenance only applied temporary “band-aid” fixes. As the flooding grew worse, mold spread into the dining room. Instead of properly treating it, staff sprayed bleach and wiped it down — a cosmetic clean-up that did nothing to solve the root cause. Health and safety were never taken seriously. Maintenance & Communication: We submitted multiple maintenance requests, many of which were marked “completed” without anything actually being fixed. Simple repairs dragged on for months. Communication was dismissive and unprofessional throughout! No updates, no timelines, and constant runaround between leasing and maintenance. Apartment Transfer Mishandling: After months of flooding and mold, we were finally granted a transfer, but even that was mismanaged. We were told in person the new unit would not be a downgrade, only to later be told that it was. We were pressured to sign quickly because the old apartment had already been rented out before our lease ended. Management changed our locks before our lease expired, leaving us without legal access to the unit we were still paying for, which is illegal under tenant-landlord law. Washer & Dryer Issue: In our original unit, we had a standard-sized washer and dryer included at no charge. In the new apartment, we now pay separately for a washer and dryer, yet none was provided at move-in. When one was eventually delivered, it was smaller and not comparable to the previous unit. We requested a washer of the same size as before, and management claimed it wouldn’t fit through the door. When we rebutted this and explained it could fit, they still refused, offering no real solution, just a dismissive excuse. We have the email thread documenting their refusal as proof. So now we pay more for less, with no recourse. New Unit Problems: Not even 48 hours into the new apartment, we were already facing: Both toilets not working properly. Drywall damage. A leaking shower. No outlet in the hall bathroom (a building/ electrical code violation). Overall: This complex consistently chooses temporary fixes, misleading tenants, and ignoring major safety issues; all while raising rent. Flooding is patched, mold is bleached, appliances are downgraded, and tenants are pressured into signing transfers under unfair terms. I would not recommend this complex to anyone. This is an updated review since I cannot leave multiple reviews under my original account. Update: During my recent transfer, management confirmed some account credits. While most were applied, one credit (for washer/dryer fees) was never reflected on my account. I have written confirmation via email, yet attempts to get clarification from regional management and corporate resulted in no resolution. The phone number they provide for corporate inquiries only redirects back to management and does not lead to helpful support. Prospective renters should be aware that communication can be unprofessional and follow-through on promised credits may not be reliable

Thalia Gardens uses AI to process their applications. Perhaps management feels that the employees aren't competent enough to process them. They charge a holding fee before approving a tenant and then take two weeks--or longer--to issue a refund if not approved. They are like thieves in the night collecting applications fees. I wish this was illegal. It's robbery. I give them grade F.

We’ve been living at Thalia Gardens Apartments and Townhomes since April, and we are beyond impressed with our experience so far. The office staff is truly wonderful—always kind, professional, and quick to assist with anything we need. They make you feel like a valued part of the community. But the real stars here are the maintenance team—they are nothing short of phenomenal. Every time we’ve needed assistance, they’ve responded incredibly fast, gone above and beyond to fix the issue, and always treated our home with care and respect. Their work is top-notch, and their attitude is even better. It’s rare to find a team that is not only skilled but also genuinely dedicated to making sure residents are comfortable and happy. Thanks to this incredible team, Thalia Gardens truly feels like home. Highly recommend to anyone looking for a well-managed, welcoming, and worry-free place to live!

I have been living here for over 5 years now. Great neighbors great staff. The only thing that frustrates me, is the water bill. They charge the whole entire Thalia apartments and townhomes community and then they split up the bill based on the square footage and how many people live in your home. It's not based on your individual usage. I've had a water bill as high as $200 for the 4 of us in a 2 bedroom apartment. Other than that, It's a great neighborhood with lots of kids. I do recommend that if you are sensitive to sound, do not live on the first floor. The walls and flooring are very thin and outdated in some buildings. So you will hear your neighbors above you even if they are just walking, the floor creeks.

Amazing property managers, lived here almost 2 yrs now. Maintainence team always on time to answer your call and fix your problem. Stephanie is flexible as well as everybody in the office. Had a tricky situation being military and transferring but it was handled so 5 Stars.

So many things are done wrong here. Let's at least start with the plus sides. Pros: - Community events are OK. Not the best, but at least they happen. Pool party, bingo, etc. - The location is decent. Close to town center if that matters to you. - Floorplans are good and the kitchens are a good size. - Big outdoor areas and pool. - Decently quiet in the back of the community. Crime in the area is so-so. Cons: - They won't mention this is an apartment complex you're allowed to smoke cigarettes inside of until you move in and can smell nothing but nasty cigarette smoke coming through your vents from your neighbors. "It's not a smoke free community," is what we were told when we asked for help getting the smoke smell out of our 4 year old daughter's bedroom. Aside from smelling terrible, this is a massive fire hazard and the burnt up building two down from ours when we moved in was a bad sign. - They will back your utilities for two to three months when you move in and will fail to mention it until you move out just so they can hit you with a fat move-out statement out of spite. This will never show on your month to month statement, but it will magically appear when you decide to leave. - Like many others around VB, the office is run by actual zombies. They have no idea what's going on until it's time to be rude or when they want money. - Maintenance is a joke. This complex is HUGE and they do not have the staff for it. Requests will go for days before someone shows up. The actual team is good and they're nice people, there are just nowhere near enough of them. The plumbing is terrible. Toilets constantly filling up with water on their own. VB plumbing is constantly there fixing the main lines. One of our two bathrooms maybe worked for one full month out of our entire lease term. I can't stress enough how bad it is. Sewage smells coming from the showers, water not working, etc. Clearly old buildings. - Look at how they respond to these reviews. It says it all. * Editing to add in a note about how they will beg fora 5 star google review and incentivize it when you MOVE IN. They want a review right out the gate about how great the move in process is because they know what your review will look like if you wait.

ive lived here for a few years and in that time ive had multiple issues with mold and my ceiling leaking. these issues have been happening at least twice a year for about 6 years. despite all of these inconveniences, the people at the front desk do not offer discounts on rent even though these problems have been an ongoing for years. the only reason i have not moved is because Wendy in maintenance is amazing at getting things replaced during times that are convenient for me (i work nightshift.) Wendy is so nice and works repairs during times that work for me. She is always quick to respond to my emails and is pleasant to work with. However I should not be on a first name basis with maintenance workers because the property manager should be better about actually resolving the issues (such as my leaking roof) instead of putting bandaids on everything that ultimately resolves nothing. Wendy in maintenance deserves a raise for everything she does.

When first moving into the apartment in September of 2023, we had mold in both the kitchen and hall bathroom, including a leak onto an electrical outlet. Before we moved in we were not allowed to look through the apartment. In November of 2023 both the kitchen and hall bathroom were renovated while we still lived in the apartment. During renovations they completely gutted the kitchen and bathroom to the point it was not usable and the only thing they provided was a $50 Visa gift card. In the time that it took to do renovations they did not provide any alternate living arrangements. Our apartment has flooded multiple times due to leaking pipes or incorrectly managed piping. The piping still causes backups in the dishwasher which causes an odor in the kitchen and both bathrooms. Maintenance has had to drain the dishwasher multiple times but they do not fix the underlying issues. The maintenance routinely does not finish their work to the point that it feels like pulling teeth to get the most basic maintenance accomplished, such as fixing a toilet paper holder or fixing our oven door or fixing our refrigerator light, all of which have been erroneously marked as completed. The leasing office should be more professional when it comes to these issues and concerns. We have continued to contact them and they redirect us to the maintenance office who does not respond. The leasing office and maintenance do not do an adequate job of updating the tenants to the progress of issues and concerns; it is impossible to get details whether work is being done or if work is progressing, causing us to wait months for nothing. They continue to shift responsibility and leaving us in the dark. Despite all of our continued issues with the apartment, they have increased the rent. UPDATE! A couple months later! My apartment is continuously flooded and the complex has done nothing to completely resolve the issue. Everything this complex does is a temporary fix, a bandaid. The flooding issue has progressively gotten worse each time it has happened. We have bought the plumbing issue to their attention yet nothing has been done. I have added 3 additional pictures showing the maintenance requests I have put in and the timeline of this reoccurring issue. I would not recommend this apartment complex to my worse enemy

I have been living in Thalia Gardens for about 6 months now and I have had more plumbing issues than a little bit ! From the neighbors upstairs washer draining into my hallway bathroom and having a pipe exposed for weeks. Until They decided to fixed it. To my kitchen sink literally regurgitating whatever is in the pipes connected to mine up through my sink for the past three weeks it has been a complete and utter nightmare. The food that has been being upchucked through my sink wasn’t even food of my own! I have video and photos for context. All maintenance has done is put a bandaid on the situation . I’ve had plumbers come out and have had band aids put on the situation as well, no solution or root to the cause of this at all! I’ve had to come home to these mishaps multiple times and my pots and pans, drawers, and cabinets being covered in filthy water and food! My carpet has had to have been replaced TWICE because the overflow of water makes its way into my dining room / my sons play room as a result I’ve had HUGE industrial fans running for HOURS at a time! I’ve called the leasing office numerous times and have yet to receive a call back, but they want to do inspections in the upcoming week?! Hope you guys can come inspect the pipes as well! This is highly unsanitary, and forbids me from Being able to prepare food and provide for my son! It’s honestly so disheartening to have to deal with this.

This is our 2nd time living in the community. Thalia is located in a good spot especially if you're active or prior military. Staff is professional and for the most part maintenance is responsive and has handled our requests with no issues. But to be brutally honest the community as a whole has declined dramatically. There are a lot of unsupervised kids from single parent households running around the property. They are disrespectful and are a constant nuisance. I've literally had to report them to VB animal control for trying to kill geese and throwing rocks at ducks and that's not even close to being the worse of it. They throw rocks at windows, peek in your blinds if you don't close them, throw rocks in the pool, and are just all around terrible and unruly. Completely unsupervised and free to do whatever they want with no consequences. The staff is comprised of good people but unless you're talking about rent, rental insurance, or food trucks you're pretty much on your own. Apparently we have security but I have yet to see one patrol in almost 2 years. The staff is reactive and doesn't seem interested in holding residents accountable unless it impacts Thalia directly (messy patios, rent, lapse in rental insurance, etc). No email reminders/flyers regarding resident conduct and lease policies. The lease has breed restrictions but I've seen numerous pit bulls and other restricted breeds on the property. If you're lucky you'll get a quiet part of the property, if not you're going to deal with people who could careless about their neighbors. Basically it looks high class and put together, but in reality its like living in a low income neighborhood...

Lived at Thalia for over 4 years. Will say the location is great, with Town Center so close and easy access to 264. Our experience there was initially good, but went downhill more and more each year we stayed. Not only did rent increase each year (to be expected to a certain degree), but management also gradually stopped covering costs that were initially included in rent when we first moved into the community and put the financial responsibility back on the tenant (i.e. some utilities used to be included in rent - that stopped, addition of fees like pest fee, mandatory increase of renter's insurance coverage). We had water in our apartment at least 4 separate times all from different problems - some of which could have been avoided if maintenance listened to us and fixed things properly the first time. The buildings are constructed so poorly that if you're ground floor you can hear every elephant step your upstairs neighbors take, hear their music, their yelling, etc. Ground floor can also expect waterbugs (the large cockroach looking ones), spiders, and earwigs in your apartment regularly, despite the $5/mo "pest control" fee. We even requested targeted treatments through maintenance to no avail. Good news is they managed to squeeze in new townhomes right against the pool, so I would guess those are nicer. But I wish our money would have been put towards improving what was already there instead. Hopefully improvements have been made since we've left, but happy to be out.

My experience so far at Thalia Gardens Community has been awesome so far. Leasing Manager Stephanie was very professional and made my process so easy while moving into my beautiful home. In addition, special shout out to our Maintence administrator Wendy as she was very attentive to any concerns I had and provided results. Keep doing a phenomenal job and thank you!

I would like to start off by saying I fell in love with this place a couple of years ago when my brother and his fiancée moved into the complex. They never had any issues and any concerns they had were met with swiftness and precision. The apartments are spacious, the grounds are kept clean and beautifully landscaped during the spring/summer time. I recently began the process of getting an apartment and the service that Ms. Stephanie provided was EXTREMELY helpful. She answered all of my questions in a timely manner (I prefer email but would call the office occasionally) and the one time I left a voicemail she called me back the next morning. If you are on the ledge thinking if you should rent an apartment at this complex, I highly suggest you reach out to Ms. Stephanie at the leasing office with any concerns you may have. The homes have been updated, new buildings have been added, and they even have a spacious, green bark park for your fur babies.

I lived in Thalia for about 24 months, and all in all, the experience was good. There were issues between myself and the leasing office when I initially moved in due to the horrible attitude of one particular individual. That tarnished my overall perception of the front office for a long time, but I had the chance to sit down with Callie and Stephanie and they were nothing but professional. We had maintenance issues that were very frustrating, but the leasing office and maintenance crew worked with me and my fiancé to resolve them in a timely manner. The maintenance team is exceptional, and provide a great quality of work, particularly Steven. Anytime I had a maintenance issue, I could call and someone would be by same day. Additionally, the complex made the move in and out process easy.

My family and I moved in about a week ago and now that we’re settled in I can say with confidence that we love it here! Our neighbors are awesome, it’s nice and quiet and we love the new dog park. We’re still waiting to have some things we addressed at move in to be fixed but other than that the apartment is great and spacious. A huge thank you to Stephanie for making the application and move in process absolutely stress free and to Angie for always answering my questions!

IT THE WORTH PLACE TO LIVE We had to move out before the contract was made for security. My car and apartment were robbed, and the complex did nothing to help. Thalia Garden apartment charges us fees after all the inconvenience we have at this place. The apartment smells horrible no matter how you are cleaning it. Carpets are nasty and smell like sewer water. We spent a lot of money on candles, and the smell never left. Mantenimiento fixes the bathroom, removes all my clothes from the plaster, and never returns to fix the wall. First time in my life, I have lived like I never want to go home. Be careful on this APARTMENTS IS NOT SAFE. Admin is to collect money. They don't care for people's safety.

I have been a resident here for around 16 months. The place is quite (mostly) and despite some of the reviews (yes, I researched the reviews heavily), the community is safe. I travel a ton for my clients and never worry about the safety of my vehicles and things in my apartment. I finally had a maintenance need yesterday, and they sent Steve to me. What an asset he is for their organization. They should make sure I don't communicate to him, as I'd like to steal him for my company! :) His matter of fact communication style fits in perfectly with my personality. The work he performed was done quickly, and without any excuses or unneeded delays. Thanks Thalia and keep up the great work!!!!

I have been living here for the past 2 years. Unfortunately I am relocating to another state. I have nothing but great things to say about this complex!!!. The apartments are large and spacious. The remodeled kitchen is absolutely beautiful. Over the 2 years that I have lived here Callie, Stephanie, Rob and the other young ladies in the leasing office has handled every concern genuinely and quickly. And the maintenance department is amazing. They fixed any issues quickly and thoroughly. Please do not let any less than positive reviews detour you. Take the time to visit the property and take a look. I am glad I took the time to do so. I hope my next leasing will be just as great.

Was often met with different answers to questions depending on who was working in the office that day. The only person in the office I didn't get sassy answers from was Kaitlyn. For example, they require you to have renters insurance. My roommate had a policy that listed himself and two other occupants (but not by name). One month prior to move out, with notice to leave already given, we were told our policy was about to expire and we needed to extend it by 19 days. When we supplied them with the renewed policy, we were then told that each of us has to be listed by name even though we had lived there for an entire year without doing so and literally no one had mentioned this to us at any point. Our apartment was well kept and not only did we not get our security deposit back, we owed an additional $400+. We were charged $600+ to replace the carpet in the entire apartment for a 6inx3in piece that had been damaged in the hall, a high traffic area. The apartment was exactly as we received it beyond that one bit of damage. We cleaned everything from the windows to the baseboards when we moved out. Do not rent here unless you can afford to pay to replace all of the carpet when you leave. There is likely no amount of damage to the carpet that they will excuse. I just hope the folks that moved in after us enjoy the plush new floor we paid for.

DO NOT MOVE HERE!!! This is the second time in less than 4 months that my boyfriend’s car has gotten broken into. There is no security, poor lighting, and the apartment managers tell us to make sure our doors are locked and make sure that there is nothing valuable in the car. What do we do if the people don’t stop then!? Just deal with it?? Absolutely not! We pay entirely too much money for a nice apartment and what do we get? For it to be an unsafe place to leave our vehicles. The community claims they are a drug free community but if you’re out at night I really hope you enjoy the smell of weed in the air from the people smoking it outside and in their cars. The place is a joke. Yes the apartments are nice, but who is really willing to sacrifice their safety for a nice backslash in the kitchen or newly renovated bathrooms? Not us. So please be aware when you are looking at Thalia Gardens, not everything is at great as it actually seems. And don’t forget to “lock your doors and keep any valuables out of your car.”

I moved into a one bedroom apartment at Thalia Gardens in February, and have been very happy with my decision so far. My apartment had just been completely re-done, so everything was pretty much brand new when I moved in. The kitchen and living rooms are both huge, and the bedroom is nice and big as well. Also water is included with rent which is nice. The office staff and maintenance are always helpful when I need them. Overall im happy living here.
