The maintenance crew has been especially helpful and timely with my requests made. (There have not been a lot, but when I have needed them, it has always been great!)

Ase 3 months that I live in Annapolis Road when I moved they gave me a list where everything was in the apartment where I had to put what was not right in the apartment and some reports and return it to the office report that Hai 3 door not work the refrigerator door did not give and the microwave also reported that there were bedbugs and cockroaches then they came to fumigate 2 times but they only fumigated like 2 parts then I had to buy poison and 1 week ago I received a charge of 499 that I had to pay I was talking to the person in the office and he told me that I had to pay that charge because he said we brought the bedbugs and cockroaches and those animals were already there so it is unfair to me I keep waiting for them to come and repair the doors.

Since I decided to move to the apartments of Annapolis Rd, I have felt calm, I like the kindness and dedication with which they treat each resident, the community very pleasant neighbors and surroundings, I can not complain and so much good to say I recommend it calmly with friends and family. Everyone was so kind and professional in the leasing office. It was actually a pleasant experience! Excited to start over here! The maintenance guys, Will and Will were super pleasant when they came over. Made me feel very comfortable!

My experience was good and Mike is a great leasing agent. He is very responsive and will go the extra mile to help his current and future tenants.

I recently moved in and have found the Leasing Office team to be very responsive and professional. Any question I've had has been answered quickly and with a friendliness I had found lacking at the former complex where I lived. The Maintenance Team has been really great, responding in a timely manner, fixing small repairs quickly and in a very kind, respectful and professional manner. I'm very pleased I made the move!

I've been living at Annapolis Roads for the past year now and have truly enjoyed my stay. A very kind and quiet neighborhood with great public facilities for residents. Colleen has been an absolute rock star in the lease office - Very polite and always willing to help. Would suggest to all looking for a nice place away from downtown with immediate access to Eastport!

*Honest review from a previous resident of Annapolis Roads* I lived at Annapolis Roads for approximately 11 months. Overall experience: 3/5 Move out / management (at the time): 1/5 Move in: easy and the management was helpful. Neighborhood: loved the convenience of walking my dog here, school fields are there. Very nice Apartment condition: no issues inside, not updated but everything was fine. Loved how large the balcony was. Issue every time it rained our stairs outside would flood (no drainage) causing us to either step through 6+inches of water or slide through the mud. Neighbors: frequently left the main door unlocked and stole our packages Pool: was frequently supposed to be open but was closed 80% of the time Maintenance: quick and easy – great communication - always friendly Move out: the experience was AWFUL. They did not show up to do the walkthrough on the specified date, I ended up taking a video of the whole apartment to ensure no issues. Received full deposit back approximately 2 months later, the document at move out said deposit would be sent back minus any fees incurred. 6 months later, I got a call from COLLECTIONS saying I owed money.. How did I 1) owe money when AR sent the whole deposit back, 2) why did I not receive a single call/email or anything about this?! It was likely the previous management. However, sending something to collections without attempting to contact someone about it is absurd and why wouldn’t this have been withheld from my deposit?! I called the office..nothing they could do, or explain. Now, 1 year after moving out, I received a check from them for interest. What is happening here?!

*Updated New resident here, I finalized my move-in just a few days ago. Everyone I have dealt with from the management team has been great--especially Mike, who I feel has gone above and beyond to assuage any and all concerns I have had. Special mention for Andre and the two Wills on maintenance. More generally, they genuinely seem to care about making Annapolis Roads a nice place to live. My minor maintenance request was addressed within 24 hours. The ground-level unit I selected is clean and comfortable, and since moving in I have seen no sign of pests or any other environmental concerns. Update, 2/13/25: Yesterday I had an issue with one of the smoke/CO detectors, so I put in a maintenance request last night using the resident portal. This morning, maintenance dropped by and fixed it in a couple minutes. I was glad to get to meet more of the team. I won't have trouble remembering their names, because these two gentlemen are both called Will, and they're just great. And sure enough, they use boot covers to keep our carpets clean. These garden apartments were built in the 1960s and 70s, but they have been modernized as needed. Windows and patio doors are much newer, and have good thermal/sound insulation. My particular unit has some cabinets, countertops and fixtures that are in the low to middle range in terms of quality, but certain other parts are better than expected--for instance, the Nest thermostats are an excellent touch. The appliances are acceptable to good, though I wish the refrigerator had a water filter and ice maker. Work done and materials used by their maintenance technicians or contractors seems above average; they definitely didn't go with cheap options for components such as electrical receptacles and window blinds. Good and decent people live here. My upstairs neighbor greeted and welcomed me to the community in a very friendly manner. He mentioned he likes to play music sometimes, but asked that I please let him know should that ever be a problem. Class act move. A different nearby neighbor, along with the friend of a third resident I have not yet met, saw me trying to bring inside a heavy piece of furniture that I probably shouldn't have been moving by myself. They didn't have to risk their backs for me, but their assistance may have saved me from some kind of minor disaster. To be fair, it's like anywhere: not everyone is going to be a saint. If you come home late at night, you might not find parking very close to your door. I got rather irritated one evening when a small car near my unit was slightly double-parked, and the next nearest open parking space was at least 20 spaces further away. On the bright side, if something like that were to become a pattern, I feel like management would do something about it. I have seen some dog droppings near my apartment that had not been picked up. Considering the number of residents here with dogs, I think it would be appropriate for management to install and supply bag dispensers. Maybe they already have them in certain spots, but we could use one near my building. Edit: They do have a bag dispenser across the parking lot from my building, that's near enough. I have observed some little kids walking dogs. I'm just going to assume they're the culprits. Coming from children, it's a very forgivable offense. This has been wordy, so I will wrap it up. All in all, I am happy to have a home here at Annapolis Roads.

I just had a tour of these apartments. The area is nice, quiet and clean. One of the assistant property managers showed us around. He was very pleasant and informative. I had a great experience.

The maintenance staff here is incredible. They are always super helpful. Will has helped us with maintenance and repairs a number of times, and he is always kind and respectful! We really appreciate all of the maintenance crew's hard work.

I just came back from a Christmas Dinner party put on for all Annapolis Roads residents. They catered Chick Fil A which was a crowd pleaser! While I was there my wife (who was back at our apartment) let me know that our doorknob fell off. The maintenance man on call (Will) left the party immediately and fixed it. While he was there I mentioned that the stove light went out, he happened to have one and fixed that as well. He even sprayed WD-40 on my door hinges at the mention of them squeaking. So glad I live in a place like this! The staff is always available and willing to help. During the times that are posted you’ll always find (Mike) at the front desk ready to assist and even by phone. Overall Annapolis Roads is WORTH THE MONEY, and in this economy that is one of the highest compliments I can give.

I recently moved into the community and I was overwhelmed and wrote a review that I wish I hadn’t. I’d like to take this opportunity to apologize to the maintenance team. Once the dust settled, I realize that I jumped the gun and my issues didn’t warrant the review I wrote. I really love the community. Everyone is neighborly and extremely friendly. I feel so welcomed. I met with Louis and I told him I would contact him with any issues in the future (if there are any).

I'm giving a 5 stars because of Mike who helped us in the leasing process. His customer service was outstanding and made this process super easy! Although, we had to place a few tickets the first month of moving in, everything so far has been good. Just know that after 7pm there's no parking.

My son has not had hot water for two months! When he submits tickets to maintenance requesting service they just close the request out as completed. Spoke with property manager and she stated it’s a building problem. She informed him she would call their plumbing contractor, but they are at his mercy. When asked for rent compensation he was told they don’t give compensation. He has signed a contract with this apartment complex and they are required to provide hot water. They are in violation with health dept code 505.1 He will be contacting the City Of Annapolis health dept. You should look into your maintenace and property mgmt staff. They need training on how to handle problems in a timely manner and communicating with tenants on how they are resolving problems within a time frame (follow-up). 8/30/24 update: The complex response states, to contact them for assistance in the matter, however no contact information!(contact person, number, email) If they are “”implying “property manager” she is already fully aware of problem. My question, wonder how they would feel if the tables were turned. Maybe this is how they should think/care when handling all issues. Word of advice, keeping the renter in the loop and following up goes a long way!!.

My experience with the maintenance crew on my service request was wonderful. They did an amazing job for stopping the water leak from the bathroom toilet. The maintenance crew as well as the leasing office staffs has truly been amazing and made my experience at Annapolis Roads Apts a great place to live. Thank you all for everything that you do!!!!

Mariyah was an absolutely a dream greeting me and my family with a warm infectious smile. She was helpful in assisting me and my family with getting approved and letting me and my family know about what information is need, with helping us with the ID verification and the application process. She was very valuable to me and my family. She is very patient, helpful and willing to go over an beyond expectation. She gave me and my family hope. She is a very brilliant young lady.

Louis, one of the maintenance technicians on site, is wonderfully friendly and helpful. I've often had to ask for assistance for what I feel are silly things (pilot lights, thermostat battery replacement) as this is my first time navigating these things. He and his team are always so friendly when they assist me. It's a very welcoming community! Update 10 April 24: Will A. and Will B. assisted me today with some trouble I was having with the smoke detectors. They were so friendly and patient as I asked them how they were doing it (in hopes of not having to bother them next time!). The maintenance technicians remain a highlight of living at Annapolis Roads!

Wow, this complex is truly stunning. Mariyah guided my wife an I through a tour of the apartment complex. She was kind, and polite! She patiently explained all of the pertinent details to us and didn’t seem like she was trying to coerce us into making a decision. As she was giving us our tour current residents were saying hi by name and that really let us know that she’s not just kind to visitors. We just started looking at apartments this was actually the first one we checked out, but it might just be the one we end up choosing based on the treatment we received from Mariyah.

Mariyah was an excellent help! We forgot to confirm an appointment and she was able to fit us in within an hour. The tour we received was super informative and she was able to answer all of our questions very well. The floor plans were great and we are strongly considering signing a lease.

I actually used to live here a few years back and just moved back here again as it is a nice community. However, this time around I had exceptional service by Mariyah. She was incredible with the application process and worked day in and out to make sure everything was working out properly. Andre was wonderful as well with assisting her whenever she wasn’t in office. He helped me make sure I was happy with my unit and Mariyah did all the extensive work behind that. Together in all this is a very strong amazing team that you would desire for an apartment community. Needless to say I’d definitely recommend this to anyone.

This review is regarding the Maintenance Department of Annapolis Roads Apartments. The most knowledgeable tenant supportive, and honest. That person is Louis. His responsiveness, his demeanor, and his caring is real. I have been living here for over 6 years. Knowing there is a Maintenance Supervisor, and team here that follows through with great service. Thank you.11/13/23 Today I have had a few problems solved and helped by Louis. He really is so personable and fantastic in fixing my apartment problems. He is a true asset to the company. I've been a resident here for almost 20 years now and I've seen a lot of different things and people, and I appreciate Miss Danielle's passion and what she has given back to the community. Miss Mariyah has always been very patient and helpful and assist me with online rent payments. Louie, the service manager has taken care of my apartment for a very long time. Will and Andre are pretty cool guys too :)

It was such a smooth move in day. Love love Danielle from the moment I met her. She was very welcoming and informative and made me feel at home. Mariyah was very kind and helpful too. Have to say this experience of renting was one of the smoothest I’ve experienced. Customer service is top notch. I’ve had zero issues, and the communication was strong throughout the entire process. Mariyah has been exceptional and very personable. I’ve since met Alexis, and she is wonderful as well. I appreciate their professionalism as well as their kindness. I look forward to moving in!

I have been a resident since 2003 and have been very happy here! Management strives to keep the landscaping and premises nice and clean and up to date. When there are issues they acknowledge the situation quickly and efficiently. It’s a safe neighborhood and the staff in the leasing office and the maintenance crew are exceptional. It’s great when dealing with professionals! Great place!!!

I walked into the leasing office and was immediately greeted by a very friendly and helpful Property Manager, Alexis. Alexis was able to give me a tour, and was very helpful for any questions I had. It made the entire process very easy for my roommate and I. From there she was in consistent contact with us through both phone calls and emails on what exactly she needed from us in order to get us to move in. If you are looking for apartments in the Annapolis area I highly recommended Annapolis Roads Apartments!
