Shadow Mountain is closing down. People have to have their homes out of the park by October 2026. For the empty spaces the power that be are renting spaces to RV homes. When we When bought our home we were told that the park had a 99 year lease and there was 50 years left on the lease. So we bought a nice double wide with a car port and a sun room. We really liked the house and the park. It turns out that the lease was only a 50 year lease and we have to be out by October 2026. We had planned to die in this house. Well that won't happen.

My mom lives here and unfortunately when things stop working in her trailer it takes a long time to get them fixed and it's supposed to be a 55+ park but a bunch of people way under that age have moved in and the park is due to close October 2026

Went for the 1st time here to an Arizona women's networking event. It was nice. Big room with a full kitchen but intimate enough we could network and talked.

It used to be a really beautiful, well maintained community. It's heartbreaking to see all the empty spots. I guess they're renting RV spots to generate some income before they close it completely in the near future.

Put an application at this property. They give me a map of the property and I drove through and it is the most pathetic excuse for a mobile home park that you would ever imagine. it looks like a third world country, with trash everywhere , pieces of old motorhomes and mobile homes blowing all over the property. Guess it's a good thing it's closing down in 2026

Merry Christmas and a Happy New year to you all! My family and I have been very happy living here for aprox 1 year and 7 months. Everybody is nice here, neighbors, office personnel and more…. Good vibes! Shopping centers, AJ’s, Sprouts, Fry’s supermarket, new china gate place. Hiking places to go all around year close to here. Clinics places, hospital around. Exorcise places: yoga, gyms and more. We have a place house for exorcise, mingles, two jacuzzis, two swimming pools. Community meetings and more. Happy to live here!! :) :) :)

My name is jeannie and i and moved in 8 mo.ago. I really love it here. I have a 5th wheel and I have no problems here. Management only gets involved if it has to do with the park. If you show respect everyone is just fine. And about moving out 2026, there's still alot of time to still be here. While your here look at the he's for sale. You can buy some land and take one of these homes. And you won't have a 30yr mortgage payment. Great deals here. Thanks this is 8mo. Ago

Friendly staff willing to help. Helps you feel at home. Meeting new neighbors. Has a community group, activities. Pancake breakfasts And dinners. Garden and yard help. Accepts RVs and campers.

What a nice place. So well kept and even the older mobile homes show pride of ownership. Albeit I did see a couple of eyesores with tons of stuff on carports semi hidden with tarps. It's sad everyone has to be out in 3 years. And $12000 to pick up a double wide and 20 years of living seems pretty low. Obviously this property will be sold or developed with values into the multi millions with little to no regard for those, some elderly and retired, to get booted to the curb. I challenge those making this decision to find a new place for these people who will have their lives and homes upended in this near future to relocate their homes. Shame on those whose end game is money. What if it were their grandparents were facing this fate. Shame on you.

It is a great place to live, but they are closing the park down to build a parking lot for a sports arena. We have to be gone by October 2026. It's just sad. Don't bring your stationary trailer here.

The man that works at the entrance gate during the night shift is who gets my 5 stars he was super pleasant to deal with considering he deals with whoever goes in and out of the establishment he made my visit and my friends begin with a friendly smile and end as we were leaving the continual friendly welcome is a regular thing and attitude the GateKeeper shows it's genuine and inviting and truth be told I would visit just for that experience again

At first glance of reviews, it may be intimidating to know whether or not Shadow Mountain Village RV park is worth the time to consider. I am here to be the less popular opinion and share my outstanding experience. The Mobile Home Park is being converted as the lease on the land will expire in 2026. While I absolutely understand the emotions and distaste displayed in other reviews; I also have to be the devils advocate and share that from an RV park perspective, we couldn’t have asked for a better setup. SMV is affordable, has full hookups, is gated off nicely, and is conveniently located right off the 101 with incredibly easy access to the 202 interchange. You can be in Scottsdale, Mesa, or Tempe within minutes. It’s tucked right on the edge of Scottsdale, and while you do have foot traffic outside of the park; there is a nice privacy wall to keep it separate. Ed, the security man, is such an amazing person! He drives around the park regularly and always made me feel safe to know he was that close. Fortunately, I believe his job was uneventful due to the respect of the community members-but it was certainly nice to have a smiling face to say hello to! Linda with the office is so incredibly kind. We made the move from Iowa—our first BIG move. She was so patient and so kind everytime I called and had a question. When we had to leave unexpectedly she was so accommodating and compassionate. The only negative experience we had was having our bikes stolen. That was definitely a downside that we should’ve been more prepared for. So make sure you have GOOD locks on your bikes-especially when you live against McKellips. We had the best winter we could have had! Thank you SMV for offering a convenient, enjoyable, living area for RVers! We look forward to coming back next year! Tip for those at SMV and Amazon-get the plus code from Google Maps of your exact location in the park! Put that in the “additional notes” section! Saves you and the driver headaches and lost packages!

AVOID THIS PLACE. If you have a Class A, 5th wheel, Class C or anything remotely heavy you will sink! It took nearly 4 hours between 4 guys digging and 2 guys with a wrecker to get my coach back on the pavement. RUN unless you enjoy this problem. Pictures speak more than words. Lady in the office and the maintenance staff are worthless.

Clean and friendly, but closing down in 2 yrs! Quiet, with lots of resident activities and accomodations; pool, game room, events, conf room, security, and easy access to the 202, Scottsdale, shopping, restaurants and Casino Arizona!

I visit a long time friend at this place. It's very nice. Clean and well kept. Anyone driving through can see that resident respect where they live. People wave and appear to be very friendly instead of gaulking at the stranger driving through.

I love it here! The staff is excellent, everyone is so nice and welcoming, the sites are huge, the pools are clean and warm, they have laundry on-site, and a library! Best place I've lived so far!

I have a friend who lives here and find that the people are friendly! If I was in the market for a mobile home community oh, I would truly consider living here. We often use the Clubhouse to play cards. The kitchen is well cared for and sizable. It's always clean. There's usually someone playing pool and there are several tables. There is also a nice exercise room. It's not outrageously expensive and there are places for RVs as well as the semi-permanent homes. It's in a very good location just half a mile or so from the 101 202 Exchange.

This trailer village is very clean. It is on Indian land and their lease will be ending within the next 10 years. It was recently sold and now has a new owner. The management hasn't changed. There are some empty lot spaces. They are now alowing RV's to rent spaces there.

My dad and mom live there and it's a sweet and quiet community. For the most part it's a 55(+) community but I have seen some younger families move in recently. My parents love it there and adore their neighbors.

I really like it here. I wish I knew more people but maybe that's in my future. My husband had a stroke shortly after moving here and it's been hard for me in many ways, one being financially. I haven't met the management but I know they have been kind in their understanding and patience. I sure wish this place wasn't being shut down in the not so distant future. I love it here.

The community yard sale was fun. Many residents participated. Whoever planned this event did a very poor job of it. It should have been displayed on the Marquee, fully advertised, and larger signs up out on the street. Nobody was even sure it was going to be Sunday as well. So many residents didn't participate on Sunday. Maybe next year will be better.

A very nice Mobile home Park for the retired community (No Kids) located in South Scottsdale but it's on the Indian reservation. It's adjacent to the 101 and McKellips. I like the fact that it's very quiet, it's rare to see people walking about. The park is kept up and is very clean. My understanding is that in 3 to 5 years the Native Americans will be taking over this land therefore the park will close but in the meantime take advantage of living here up until that day comes.

Update June 2020: SMV has lost a class action suit for not making new buyers aware that the lease is up. I'm saddened thinking of all the folks that have to move, in the worst possible time of their lives. So much for retirement! Don't rent here, don't buy here, managers are a mother and daughter team from hell. Its supposed to be 55+ but the managers grandson works maintenance and lives in one of the spaces, but My son stayed for a week and I got a notice to vacate for unregistered guests! Total double standard. I wasted my time and money living here, all I left with was a bad taste in my mouth. (did I mention the water is toxic from a 99 year old well??) January 2016: I went to the park to visit a friend and was a little confused by the space numbers, fortunately the maintenance man, Christopher, happened to be driving by and helped me get to where I needed to be! He even came prepared with a map! He was very friendly, very helpful and the park is beautifully maintained.

One of the worst places I have ever lived! They do not have a scale that goes low enough, can I give negative two stars? The management is the worst, the maintenance dept has no leadership or guidance. They lie through thier teeth when renting a space from them and smile at you as they will try to take you for everything they can. I am being nice about my opinion of this place. The Indian Nation has made a wise choice in electing to not renew the lease on this property. I just feel sorry for the residents who poured their life savings into a home to retire in ; just to be told that they must move their mobile home and start over somewhere else! What a fiasco....Linda (mgr) you should be ashamed of yourself!

Do not buy a there They have little group of residence that get any benefits. Don't trust real estate agent they all work as a team. Because they're on the Indian reservation you can't get any help from Scottsdale you have to go to Indian reservation to you kind of between you're stuck to get help and they know that. They do not check on elderly they take advantage of their vulnerability. I was younger and many called me about u such as High utility bills yet Afraid to fight. Because it's on reservation land is hard to fight any thing and they know this. I wasn't able to use any Scottsdale services and it was so frustrating to see what was happening yet could get no help from City. They are in a win win situation there and its really sad that in the United States of America it's not t person on the street asking for help we need to fear. It's scandalous people like ones in this community that look good, say the right words, yet turn your head they stab you in the back. There are many nice people that live there yet it's not worth the hassle. You own the home yet will never have freedom from their rules or the high rent abd utilities you pay, and I goes up every year. I would suggest of you want this type place get a place that is not located on Indian reservation land where you able to utilize City of Scottsdale for any problems. This place is solely Indian Reservation land absolutely no help from City of Scottsdale. I need had black mold and had to walk away leave everything. They resold my home "as is," which never should never happened. It should have been torn down . Black mold spreads. Since I finally got a diagnosis my family is behind me and shocked at what these people will do to make money. I am not a one to write bad review, however i place

The Master Property is attractively planned-having many intimate/neighbor friendly-dead end/looped and gently winding roadways/streets. This community was also developed with inviting /Public Areas, indoor group spaces, recreational areas. Notably, the Property as a whole has been well kept and continues to be proactively maintained, efficiently managed/operated with regular group events-clear notifications visible from your vehicle upon your casual entry into the park. I can honestly say that it is a warm, inviting community and it radiates that feeling to even the most casual visitors (I feel in large part due to the high standard that home owner's are held to in the individual upkeep and maintenance of their home's/lot's overall environment and upkeep of t's tidy visual appeal. This property continues to be a stand out for having their own on property maintenance personnel available 24/7 for routine tasks or the odd urgent issue that might require expert attention. Due to the high level of attention, quality and consistency with which this park is kept and operated that I rate it so highly.
