The Rail Yard has been the perfect place to call home the past couple of months! Everything is so well maintained and cleaned. The staff is all very helpful and kind. Maintenance here works generally quickly ensuring all appliances and systems are in good condition for the residents. The sense of community the Rail Yard provides, and all other activities and amenities they offer, make this complex such a great choice when looking for off-campus housing.
I love love love my apartment at the Rail Yard! The space is very clean, including all of the amenities like the gym and the clubhouse. The maintenance team are on top of it when you put in a request, and they’re very nice! Logen was so helpful getting me settled in on move in day and he has such a positive spirit and vibe! Hannah was also very helpful in answering any questions I had too! Would highly recommend for students!!

Rail Yard apartment complex is clean, well equipped for student success, safe, welcoming and beautiful, both the rooms and amenities provided. Beth and Melissa are professional, welcoming, very helpful,and great to work with. They take pride in all they do and with every interaction. Great staff and amenities! I resigned for my last year and couldn't ask for a better place to live! Everyone here is so welcoming and attentive to the residents. Would definitely recommend living here!
I previously wrote a review last year when I was a first time resident and gave the property 5 stars... this year as a returning resident I have had a more difficult experience.
I have changed units since last year, moving from a 4 person unit to a 3 person unit. On the website, no dimensions for rooms are given, simply a photo of the assumed layout - when I emailed asking the property for dimensions, they claimed they did not have them (weird that a housing business has no dimensions of their own rooms on file to share with residents). In the image, room sizes of the 3 person unit seem similar... when I went to look at my assignment this year in-person, the room was very small in comparison to the other 2 in the unit. After doing some digging I was able to find the room dimensions online. The room randomly assigned to me was 30 sq ft smaller than the other 2 in the unit, however the rent is the exact same for me and my roommates (~$1400 each per month). The closet was smaller as well in my room compared to the other 2 in the unit. After emailing to ask for a potential rent reduction (as some properties do when one room is clearly smaller than the others), the property responded with an answer stating rent is set and rooms are randomized - not being very accomodating to the situation.
This was dishearting since I had a great room and experience last year, I would hope they would be more inclined to help a returning customer's claim.
In my opinion it is an unfair business practice to not only upcharge rent rates from last year for a smaller unit, but to then charge the same amount of rent for a clearly smaller room and closet space than the other 2 bedrooms in the unit. I was hoping they would understand that not providing dimensions up front is misleading, and that charging the same rate for different amount of space is not right - I recommend looking for other housing options in the area that are cheaper and will give you a bigger space, providing dimensions before signing a lease.
The best apartment complex in Newark! The facility & common spaces are always so clean and well kept. The apartments themselves are very spacious and well updated. The loft on Main Street was extremely helpful for studying in between classes or grabbing a snack on campus! Melissa and Beth were extremely helpful with any questions that came up throughout the year and created a very friendly and welcoming community from day 1! I can’t say enough good things about this place ?
My daughter lived there for two years. Everyone was great and living quarters were perfect. All you had to do was move in and enjoy. Beth and Melissa were wonderful to work with it. It is a safe place to live and the parking lot is always well lit. Sad to leave!

I cannot say enough nice things about the Rail Yard and its staff. I have 3 kids who went to 3 different colleges and the Rail Yard is, by far, the best housing experience out of all the them. The apartments are clean, spacious and well-furnished. The staff is kind, helpful and really care about the safety and comfort of the students. Any questions I, or my son, have are answered promptly and courteously. I wish the Rail Yards were available to my other kids. Would've made my life a whole lot easier.
My son had a great experience at the Railyard over the past 2 years. The apartments are beautiful and completely furnished, which was a huge perk when he moved there as transfer student mid-year. Management is excellent - they are very responsive and always helpful! They also host a lot of fun events for the students. Great location right off of Main street and so close to campus. Highly recommend the Railyard!
My daughter has lived at the Rail Yard for two years and she will be staying again for her senior year. She absolutely loves it there! Every time we visit, we are so impressed with how beautiful the units are. The property, as well as the club house and gym, are so clean and inviting. All of the staff we’ve met are helpful and friendly. I feel good knowing that my daughter is living in a safe environment. She’s met so many great people and is having the time of her life. It makes me wish I was in college again! Thank you for giving my daughter two amazing years in your community.
I came to The Railyard my junior year after 2 years on campus. It was my first time living in an apartment, but the process could not have been more seamless. I filled out the lease, and before I knew it, I was in my very own apartment. I had random roommates, but because of their survey process, I was paired with people that fit my unique preferences and needs.
The apartments are well-decorated and renovated, and I’ve almost never had any maintenance problems. On the rare occasions I have, the maintenance team quickly and professionally fixes the issue.
The people at the front desk and the property managers are so thoughtful and kind in their daily interactions with students. The features and location, such as free coffee, an-onsite gym, and a short walk to campus make a big difference for busy students. There’s truly a reason they fill up so fast, and I would recommend them to any UD student!
From our initial tour, and now helping us navigate the process of my son leaving his townhome sooner than we originally planned, the Rail Yard staff has been wonderful! I called Melissa a couple times this week. Not only was Melissa helpful and effective, I was touched by her kindness and care for tenants. Melissa went above and beyond to offer support and assistance.
Along with the beautiful apartments and townhomes, and all the wonderful amenities, the Rail Yard it is a unique off-campus experience. The staff is intentional and deliberate to making everything run smooth with the utmost care for UD students and tenants.
Ive lived here for 2 years its great here. I have a busy schedule with work, my major (education), and my social life. But I am always feel welcomed and look forward to the scavenger hunts. The free parking is amazing for someone who needs one for placements. When I had a rental in between my cars it was supper easy to let them know and they took care of everything so I didn't need to worry! I recommend this to anyone who is looking for a safe place with your own room and bathroom!
I’ve lived here for over three years, and it’s been great! The staffs are super friendly, helpful, and always makes sure residents feel at home. They also plan fun activities to keep students engaged. (Alot of raffles??)
The apartments are fully furnished, so moving in is easy, and the best part it’s just a short walk from campus. To my fav reason why I am still here, management keeps the building clean, safe, and well-maintained. If you want a comfortable, student-friendly place with great amenities, this is the perfect spot!
