I would normally give a 5 star rating for amenities here. My biggest issue is when my mom took ill. I was not allowed to take a reverse mortgage on her home to keep her in her home for the past 30 years. Had to put her into nursing home when she ran out of money. The village claim they do not allow reverse mortgages in the community, so buyers beware

DON'T WALK RUN FROM THIS COMMUNITY!!!!! I would give this review a -10 if I could. In my opinion THIS CAN NOT be considered a gated community because they did away with the NIGHT GATE guard attendant to save money, so it is not a 24/7 gated community at a time you are most likely to be robbed, also there is a 6 FT fence on the backside of the property with easy access to our community, however they did not lower our HOA fees despite a cut in their budget. When I first bought my home here I was so excited I spent thousands renovating from a 1950's home to a modern & beautiful home. The amenities were amazing, according to their web site. TOTAL LIES!!! Maintenance is a joke.!!! All they do is mow my grass which is totally nothing but hay and full of holes, never reseed, nothing & only pick up my garbage.Anything & everything you want to attend is ALL AT AN EXTRA COST , nothing here is free . Want to have a family member join you at the pool, purchase a guest pass at $20 per pass. All of these wonderful non existent amenities (the definition of amenity is INCLUDED) FOR $300# per Month HOA FEES!!!! for 1 person, 1 bedroom.Many other adult communities charge $60.00 a quarter!!! So do the math before you consider living here. WATER BILLS hope you are rich to live here, NO meter readings IT IS A FLAT RATE 1 person 640 sq. ft condo $180.00 a quarter, fall behind in payments THEY PUT YOUR HOUSE UP FOR TAX SALE, everyone pays A FLAT RATE not eligible for assistance or grants.which I am eligible for but Lakewood Twp will not accept. The pool rules and regulation are a total joke, no sitting on the edge of the pool, ONLY foam noodles are allowed (what are we 6 yrs old) I am 1 person living on SSI, and when we get an increase for that....that's what your HOA fees are increased, they are sucking the life out of me!!!!! I NEVER felt so trapped in my life. This place is a 100% RIP OFF ALL FOR LVE....you get nothing!!!!!!

Would give 0 stars if available. New by-laws every year. HOA monthly fees have increased every year for the last four years. It seems as though all the money goes into groundskeeping equipment that is unescesary. “selective enforcement” of rules and by-laws. New by-laws state they can take your property by foreclosure acceleration if you fall behind on your dues more than 60 days. This is a HUD community and many people are on fixed incomes. The HOA WILL TAKE YOUR PROPERTY if they have the opportunity. Look long and hard at the by-laws before buying here. The #1 rule is never enforced 55+ to live here. Lots of young people, drug addicted shady residents. The police are called to my courtyard 2-3 times a month. Wish we knew all of this before we bought here.

Visit my family that lives here. The blonde lady at the gate is so rude. Every time I pull up and she’s working she always has an attitude with me and is very disrespectful. The other security men are very nice, she’s the only issue.

Receptionist is very snooty on the phone she's not helpful she has a very large attitude you know you inquire about something cuz you feel that it's a safety hazard and she has a 2x4 with the sun doesn't shine I hate to put it that way it's nice it's way to put it unacceptable behavior for someone who works in a senior complex

This is Leisure Village East (LVE). Do not confuse with the original Leisure Village and Leisure Village West both on Rt 70. Three very different communities all separately managed. Living in one does not give you access to the amenities in another. Nice community with older homes built in the early 70's. Some updated, some not. Some good deals here and low taxes. Gated entrance is a plus. All electric ultilities however all have zoned heating so you can turn off in rooms not in use to save $ but overall not bad as homes are not all that big to begin with. Largest unit is 2 bedroom/2 bath. No basements. No single family homes. All single level. The two smallest models have no garage. Grounds are kept in excellent condition considering the age of the community. Large saltwater pool, 9 hole golf course, small lake with paddle boats, numerous clubs, trips etc. HOA fees reasonable but trending upwards every few years. Homeowners responsible for windows and doors and keeping bushes trimmed on outside. Roofs, gutters, siding, lawn, sprinklers, etc. maintained by community and included in HOA fees. Cable and internet paid by homeowner. Are there restrictions? Yes! But I don't know of any community that doesn't have restrictions.

My mom has lived here since the summer of 1997. It was a decent house that has needed upgrading.....then, later, and again and still to this day. 50+ people and 50+ age of house.....it just never ends! "A little joy. A little OY!!!!

Ok gated community... lots of restrictions on their residents... nice cluster houses though. Can't wash your car in your driveway? Can't plant shrubs around your patio? Geez...

Quiet wooded community for 55 and over. Competent and friendly security staff at main entrance.

I wound up here by mistake getting lost. But I found a secured entrance that screened all visitors. The person was pleasant and helpful. From what I could see of the housing. The homes appeared bright and well kept. The area was clean and had bright lights.
