I have been living at Charlesmont for a year now and my overall experience has been awesome! The leasing agents are super kind and professional. The maintenance crew responds to repairs quick and efficiently. The community is also kept very clean. If you have children, this is a perfect area for them to go outside and play. My apartment isn’t perfect but there is a calm, cozy feeling to it. After a long day at work, I am happy to come home. A few bugs here and there in the summer which is to be expected. I have no issues with mice or any other pest. Plenty of parking even when I come home late. Thank you Charlesmont for all that you do!

Honestly I’m really embarrassed because I still live here. I moved in August, and have been having a mice issues ever since I moved in. It has taken such an emotional toll on me because of have many. I’ve had the exterminator out here 3 times and soon will be a 4th. I understand mice are everywhere but I lived in a basement before this and I never had this many. I didn’t like how many then so I choose the top floor thinking hopefully I’d see one here and they are everywhere. They are up at night squeaking and on our stove. I’m constantly cleaning up dropping , putting traps and poison. This is not a safe environment.

Moved here in 2022 and It was a decent place to live but for the prices and fees that are added on top of the rent, I wouldnt live here very long. The upsides about the unit I lived in are that there were no mice or roaches (big plus!), the amazon locker to secure my packages, the nice stainless steel appliances, and the environment and neighbors werent too bad. The downsides are that you will have your email bombarded with the pet policy every other day ( we are not children we dont need to be reminded every second that 2 pets are the maximum), maintenance will come in and will sometimes not complete the work, there is a really bad infestation of black waterbugs in front of the mailboxes (so bad they will crawl all the way upstairs to my unit), the hot water will mostly take 10+ minutes to come out, the ac will not give much air in the bedroom during the summer but will keep your living room cool (weird), and the office is not the best with communication. My burner unit is way too close to the wall and unable to move because the countertop is too close to it, ultimately burning the wall and when I brought it up, I was told to not use half of my burner. Thats crazy because if I am paying all of my rent why am I only going to want to use half of a stove? I was once charged vacant gas and electric fees to my account even though my bge account was still intact with the unit so calling that out and contacting them about it was very difficult as they kept telling me they would call me back later or them saying they will look at my statements and never did until I had to remind them in order for them to remove the charges. Personally I believe they charge way too many fees for an apartment and as much as I liked living there at first, it isnt really wallet friendly but then again I chose the unit with washer/dryer and stainless steel appliances so the experience may be different for someone else.

Water bug infestation out side all the apts. It’s nasty here. Complained about cockroaches for almost two years in my own home. I mentally check out, word can’t explain. Literally had to turn to a therapist for this matter. If I could have left doing that time I would have. Very depressing. Maintenance really do just check off work is done, when it’s not. I used to loved it here but it got worse every year. I would say listen to the reviews. They don’t lie. Office staff is wonderful but everything else sucks big time. And the feed back from the company is just for the viewers to see.

I had a scheduled move-in date of July 7th, 2025, for Apartment C at 3106 wallford drive, and the series of events leading up to and following this date have been completely unacceptable. On June 26th, 2025, at 2:52 PM, I contacted the leasing office to inquire about viewing the apartment I was set to move into. I was informed at that time that the current occupants would not be vacating until July 1st. It was clear that the leasing team was aware of this information well before my move-in date, yet I received no communication about the unit’s availability potentially being compromised. On July 7th, at 10:00 AM, I called again to ask when I could pick up my keys. I was simply told to “come at 1 PM,” with no mention that there had been any issue with the unit I was scheduled to move into — despite the fact that I had already paid a $1,200 security deposit and a $100 holding fee on April 12th, 2025. Upon arrival at 1 PM on July 7th, I was handed paperwork for a completely different apartment and address. I immediately pointed out the error and was met with confusion and lack of accountability. When I questioned this change, I was told, “Oh, they didn’t say anything,” and then was directed to speak with April. April claimed I still owed $1,220 for first month’s rent, despite multiple email conversations with Luna (the previous leasing contact) dating back to April, where I had asked specifically about rent and deposit due dates. The original welcome letter I received included only the prorated rent amount (approximately $900), due July 1st, with no mention of a full rent payment being due. When I read the letter to Luna over the phone, she stated that the original welcome letter was incorrect and sent me a new version — which still did not include due dates, except for prorated rent now due August 1st. When I tried to explain this to April, she repeatedly responded with, “Luna no longer works here,” instead of taking any responsibility for the confusion. At no point prior to July 7th was I informed that the original apartment was no longer available. I declined the alternative unit they attempted to offer because of this lack of communication, mismanagement, and negligence on their part. April then told me that my $1,200 deposit and $100 holding fee would be refunded and would appear back in my account within 7 business days. However, I received a follow-up call on July 10th at 4:39 PM, stating that the refund would not be processed until July 15th due to their financial department — meaning the original information I was given was false. Because of this mishandling, I had already: • Given a notice to vacate at my current residence at Raven Park Apartments, • Packed all my belongings, • Was prepared to move into 3106 Wallford Drive (APT C) as agreed. I feel completely misled, disrespected, and unsupported through this process. Despite doing everything on my part correctly and in a timely manner, I was left without proper housing arrangements and am now facing unnecessary stress, financial uncertainty, and the need to extend my current lease under difficult circumstances. I am requesting: 1. A formal written apology from the management team, 2. Expedited confirmation of my full refund being processed and when I can expect the funds, 3. Consideration of compensation for the inconvenience and miscommunication I have endured. I would also like the direct contact information for your corporate office or regional manager to ensure this complaint is escalated appropriately. Charlesmont apartment homes also broke several laws in the state of Maryland and I will be reaching out to a lawyer very soon if I don’t hear nothing back regarding this issue.

DO NOT MOVE HERE!! unless you want to have a living nightmare. bedbugs literally crawled on me and my family and maintenance never did anything to help us. they would come “check” the apartment…. we put up cameras and they never once came inside. you’re paying a maintenance fee every month for absolutely no reason. the sink broke once a few months after moving in, we called maintenance as you normally would. a man came, looked at the sink and said he would be right back. the lease ended and he never came back. the leasing office has no communication skill whatsoever, you’re basically doing their job for them and not getting paid for it. please do not move here, especially if you have kids. the pool looks amazing, but it’s not worth having to give up your mental health. on top of everything, the AC doesn’t work in the summer.

LISTEN, DO NOT I repeat DO NOT move here. Firstly, my family and I lived with bed bugs for the entire time we were rented here. It was communicated to the main office multiple times, they “did” inspections, mind you, we had CAMERAS in the house showing the maintenance men coming in and going right out the door after leaving a paper that said “we’ve done your inspection”, if you plug more than one thing into an outlet you lose power, you can call and call main office and maybe the 6th time they’ll answer, they’ll send maintenance and then maintenance will leave without resolving your issue. My family and I had to fix our own toilet and kitchen sink. Overall just a nightmare. I know it’s an “okay price” but believe me you’ll pay the price for that if you move here.

I recently went to Charlesmont apartment homes and had a beautiful experience there for the most part the staff was definitely nice. Angel was super helpful and guided me through the process exceptionally well I appreciate her answering all the questions I ask. I would recommend these apartments to anyone who’s interested.

if there was a option to give zero stars i would . i’ve been complaining about my neighbors that have been harassing me since i moved into this place. constantly sending the office emails , i have MULTIPLE police reports , evidence of things that’s been happening and with all of that my neighbors still have been messing with me . i’ve been making complaints since march 25th and it’s now about to be june and i have to break my lease bc nothing has been done about these neighbors. i got told that “ you work at a school you should understand it’s not a easy process just like expelling a kid from school it doesn’t take a day” they should have BEEN got evicted from how many times they violated their lease , i’m 20 years old and i worked very hard to get this apartment on my own and now i have to leave everything i worked for bc i mentally can’t stay here and nothing has been done . but the neighbors next to my bad neighbors got threaten to get kicked out because they aggressively knocked on the neighbors door to tell them to turn their music down bc they play a surround sound speaker @6am-8pm maybe even later sometimes . this experience makes me never want to deal with morgan properties again . both me and the neighbors that lives next to the bad neighbors now have to break our lease bc nothing has been done . these neighbors have threatened my life , they left a pile of dog poop out side of my door and many other things that’s been going on for months . i pray for anyone that moves into these apartments and have problems with their neighbors . thanks for nothing charlesmont

Do not move here! You get charged for things no one else charges you for and since moving in carpet gets flooded and after 5 times with ppl constantly disturbing your piece and not resolving it u just deal with it. You pay bge yet they still charge u for gas. Renter beware this place is the worst apt complex i ever had to deal with. And after 6months im still waiting on a hose to use the dishwasher. Just because you respond to peoples reviews means nothing. Actions do! And the way ppl are treated between problems and the way u tell ppl how to live is worst. Not to mention the apt i moved into was just covered with 10 coats of paint. Maybe you should inspect apts before u make ppl have to lock in leases

I would like to say that the entire staff at Charlesmont is phenomenal! Very professional and efficient. I moved in on July 12th 2024 and they were very helpful with the entire process. Maintenance, wow what can I say? They are on time and they do a great job, period! Vinnie, you’re the best! Recently I had a major situation happen and they office team was on top of things and had me back up and running in no time….keep this team together, this very rare to fine a well working engine like this one.

My boyfriend and I toured these apartments with Courtney & it was amazing! It felt like home and out of all the apartments we’ve toured , these were the best we’ve seen in our price range. Definitely will be putting in an application very soon! Thnx Courtney !

Overall for me, it had been peaceful and relaxing. Maintenance is a little slow and ready for quick fixes but overall ok. Laundry areas could use updating. The office staff has been amazing so far.

Leasing manager Chapman was combative, miscommunicatice, and with low conflict resolution skills. I don't think he realizes that his way of handling residents makes us feel dismissed, attacked, and inconvenienced. Initially I had a complaint over a new corporate policy. This new policy requires 2 trips to the leasing office to resolve an issue, when previously only 1 trip was needed. This puts a strain on my tight shedule. Chapman refused to direct me to proper channels for contacting corporate about their policy multiple times. A leasing manager's task in an escalating situation is to diffuse. Not combat.

The office never responds to your emails explaining issues going on. Things that were put on our 7 day walk through list . Disappointing because overall it could be a good review but they don’t take care of things that need to be taken care of. Things that should’ve been done prior to people moving in.

Overall the community is very nice and the office staff were very friendly when moving in. Towards the beginning maintenance would come and fix whatever we would ask them to fix. Now i’ve created a few tickets and spoke with the office, they keep closing my tickets and saying job was completed but problem has not been fixed and no comments or estimated time of the repair.

These are the most lazy maintenance crew I ever encountered ,They always have to get approval to fix things just to charge you for it .they half fix everything they have to come multiple times for the same stuff Example the refrigerator handle broke off 4x (sill broken ) the 2 pieces on side that holds the condiments broke 8-9 times (still broken) ,the refrigerator wasn’t keeping the items cold because of the seal around the door ,it wouldn’t stay shut the refrigerator couldn’t be fixed anymore Leasing office agreed to replace the refrigerator . I took all my items out of the refrigerator as she directed .Items sat out I called multiple times a lady and a he/she said they on their way with it No one never showed, rental office closed ,food went bad. I call the emergency line no one called back left multiple of messages. Leasing office lie and say anything just to get you off the phone (poor customer service) fix the problem with rent being $1500 and food costing almost just as much.

The apartments are small but cozy. There are a lot of amenities to enjoy. Love my patio but wish I had more living room space. The office staff are nice and helpful.

I’ve lived here for over a year ams have always been met with hospitable property management personal. The property is kept clean. The pool was clean in the summer months and the workout equipment/ gym has always smelled nice. Did I mention the Amazon package center to ensure your packages are delivered safely!? All in all I truly love living here. Stores and grocery stores are within walking distance. The free Wifi Is great too! Great speeds if you work from home.

So far I have no complaints with other residents. Everyone is always in a good mood. We all smile and say hi or how are you?! The kids around here are very quiet. I did. It know we had any kids living around us until it snowed and they were out playing. That was wonderful to see

Wonderful and professional/courteous Leasing staff. I really like the area. Internet is included with the rent that you pay. That’s a nice little perk. There is a gym on site if you like fitness and also a pool. I love being in a suburban area. Also very nice and spacious apartment homes.

It’s a very quiet place which is enjoyed but you’re told your rent will be $1200 but after taxes & fees $1300. Then all other monthly charges it will be $1400 a month. For a one bedroom. I wouldn’t complain if the property was eager to get the stuff done we ask of them. Or if the water wasn’t being turned off for maintenance every few weeks without any notice. It gets annoying constantly not being able to take a shower before work with absolutely no notice. Other than these problems it’s a calm place the workers do not bother you a lot. I keep being told to call the office for any issues but they literally do not want to answer their phones. I call 3 times nobody answers. It’s like this so much i don’t even bother calling anymore I’m literally dealing with all my issues on my own until my lease is up. Please run this place better.

We thought this was a nice place… til the mice started eating our food. sticky traps never worked and that’s all orkin will do. and then the bed bugs. we kept finding ONE single bed bug and orkin would treat and treat just to find another bug. i brought my newborn baby back to this apartment and was told we were “cleared” JUST TO FIND ANOTHER BED BUG!!!!!! we threw all our furniture away and moved instantly. i don’t know how anyone is living here anymore. worst 2 years of our lives. and don’t even get me started on how we paid $1,400 PLUS FOR A 1 bedroom!!!!!! don’t waste your money time coming here unless you want your food eaten by mice and bed bugs biting you at night. disgusting.

The apartment is great, maintenance is pretty quick. Only issue I have is that it is a little over priced for what you are getting, I'm currently paying on average $1500 for a 2 bed, it's not a very big apartment either. I do enjoy living here but the price is a little steep

I love the amenities and regularly use the pool and fitness center. Apartment was well maintained when we moved in and any issues we've had have been addressed quickly. We are a young couple and this is our first apartment together so we feel genuinely lucky to have found such a good place on short notice. We have loved working with the team in the front office as well. We have a lot of questions and they're always super up front and patient with us. Literally the only annoyance we have is that our parking lot tends to be flooded during school time with parents since we're right across from the school. It makes finding a spot or even navigating in and out during certain times difficult but that kinda goes with the territory. We've never had any trouble otherwise.

Zero stars if I could. Do NOT move here, leasing agents are rude with malicious intentions. I called to discuss my rent with an agent only to be met with attitude and after I gave her attitude back she got off the phone with me and used my personal information to enroll me in a credit bureau reporting company which she did not get my permission! so basically she was trying to sabotage my credit. The only reason I caught it is because the company sent me an email the moment she did it. When I called back she denied it of course and stated leasing agents have no access to do that, unbeknownst to her the company already told me I was enrolled by my leasing office. Shady business going on here

Charles Mount is a beautiful garden, a home away from any home. Once once you move in rent never move out it’s clean maintenance as well and the people in the office are very friendly and they always give you something for the residence. They have a pool a grill and exercise, room facility, four those likes to use the exercise room while pay for it anywhere for it somewhere else just come here and enjoy the sun, your apartments are very spacious. It reminds you of a retirement home. Come see you would love it a beautiful place to live clean hallways no crime in this area everyone I’ve talked to love it. The lawn is well taken care of. And many more thing REASONABLE RENT””!!! Come, you’ll love it

Overall things have gotten better. The place is kept well and with the exception of horrible neighbors that have moved it's quite pleasant. Unfortunately I've had 2 Amazon orders stolen and while I have been told there's a hub,my orders were small and felt it would be ok to have them delivered directly to my apartment. But to have 2 packages stolen is as many days is unacceptable and I will not trust anyone .it's a shame there are those that feel so entitled as to just steal from others

We started our search for an apartment for our son in the Dundalk area in late May. We had many options but what drew us to Charlesmont was not only the location, the amenities and the pricing but the sincere kindness of our leasing agent Hilary. Throughout the entire process from application to general questions about move-in day, Hilary was just a phone call or email away. Hilary never made us feel like we were disturbing her. When we finally met Hilary I was not only impressed with her professionalism but her kindness as well. I am a business owner and seeing the interaction between herself and residents at Charlesmont I knew we found the right place for our son to call home. Hilary treats people with respect and utmost kindness. It is a rarity in this industry as some leasing agents and office personnel get so caught up with their work they tend to forget why they are there. Our son has had 3 maintenance issues since moving in and once he put his request in, the issues were taken care of within 24 hours. Which is very impressive. The apartment, a 2 bedroom second floor is perfect for our son and his daughter. The community is very clean and we didn't notice any negative activities while we toured the property. All the appliances were new and the walls freshly painted. The carpet itself looked new as well. Hilary also walked us in to personally to say "Welcome Home" This is just above and beyond. We didn't get the chance to say goodbye to Hilary, however we know as long as our son is living there he is in an excellent place to call home. Thank you Hilary for making the whole moving in process go smooth, you made the entire experience stress free.
