My wife and I moved into the Yard, sight unseen, following a long-distance, cross-country back in October after several months searching for an ideal apartment. We saw the Yard late in our search because it was a little further than we originally been searching (for commute). Well, we have had nothing but amazing experiences in the 4+ months since we moved. The staff is especially above and beyond and the location is simply perfect. My first phone call was with Sincere who answered all of my questions clearly and promptly followed up to all email inquiries. Despite having a short timeline for when we needed to move in, Sincere sprung to action and had our lease drafted and ready in just days. Ever since, Sincere and the rest of the staff have been wonderful – helping us adjust to our new home and new city. The amenities and location at the Yard are perfect – we have great walking trails for our two dogs, easy access to all of the fun and great dining in Manayunk, easy access to all of the major roadways (I-76, Ben Franklin Parkway, etc), very close to the Wissahickon trails, convenient to shopping needs (Target 360 delivery is almost always under 1-hour), and the apartment itself is spacious, the building is very clean and cared for, and any and all questions or concerns are responsibly and patiently considered. If you're looking for an apartment in a great location, with excellent staff, and that you won't have a single regret about – come move to The Yard at Pencoyd Landing – it's really got everything we were looking for and more! Huge shout out to Sincere – he is the best apartment management staff I've ever met (and I've lived in a lot of apartments, from DC to DFW to Philly). Quick edit after writing this, I scrolled down and saw some other reviews talking about dogs – my wife and I have two – we have lived in several apartments with dogs and our neighbors do a better job cleaning up here than any apartment I've stayed. I've never seen a mess inside the hallways – never – and outside along the trails look great. Pet owners are carefully vetted. Lots of doggie bag dispensers, perfectly located and always filled. RE: maintenance inside – our apartment is immaculate. We had one issue with our tub faucet being sticky/hard to turn and it was fixed within two hours. Maintenance staff is friendly and prompt! Just figured these two items were worth adding.

The place is beautiful but the apartment needs more upgrading. Overall I had a great tour with Ayana. She is the NICEST person I have ever encountered at an apartment complex. She was very very nice. If the apartments looked a little better, I would lease. The place seemed clean, nice gyms, beautiful amenities but the apartments need work . Overall great experience with he tour

My boyfriend and I took a tour about a month ago looking for our first place together. Our tour was very great and Ayana was very helpful when answering our questions or getting us the information we needed. I liked how everyone was friendly while we were on our tour. We really liked the atmosphere and knew it was a good fit for us. We love the walking trail and how close it was to Main Street! Ayana has also been very helpful answering all emails and questions while we have been going through the application processing. We cannot wait to move in at the end of December!

DO NOT move here if you want to deal with terrible management. I have had to deal with incredibly rude upstairs neighbors for over a year. They have been constant with loud stomps, things being pounded on the floor, loud piano that has shaken the walls, bangs, etc. (many of it later in the night and on weekends). I have confronted these neighbors myself through notes and multiple confrontations and they have not been courteous whatsoever to my complaints. Management has sent only one email in response to my multiple incidents, and they have not been effective in dealing with these disrespectful tenants. If people are going to act like this, YOU DEAL WITH THEM

I’ve only been here a short time but the complex and place itself have been fantastic. Great amenities, great spot close to the River, and everyone’s been super friendly. Have been very glad I had reached out to sincere Kamara for helping me grab this spot here.

This has been the BEST place to live at! I have only been here for a few months but I feel that the staff at The Yard at Pencoyd Landing have been extremely kind and willing to help whenever they are contacted! The amenities have been nothing short of amazing and I would highly recommend this community to anyone who is thinking about moving here!

The staff here is always friendly, professional, and quick to help with anything I need. You can tell they genuinely care about the residents and take pride in the community. The property is well-kept and maintained. I would definitely recommend this apartment complex to anyone looking for a new home!

The location and building are beautiful the service manager Daniel has done an outstanding job maintaining this building and units views are amazing very clean always smells amazing and great coffee too. The walking trail looks great wonderful for a nice walk in the morning or afternoon just what I need after a long day at work short walk over to main street or if you want to drive just go over the bridge I'd absolutely recommend great job Daniel!

I toured this building about a month ago. Dan referred me. It met my expectations. The community felt safer than the communities directly in the city. The apartments were clean and they had various layouts. Part of making me happy is parking and they check that box. Despite the great features like the pool and the movie theater, I loved that they had a private bridge to cross the river into Manayunk. Direct access to Main Street is a pretty cool feature.

I’ve lived at the Yard for over 5 years. The location is excellent, my apartment is quite nice and the view of the river beautiful. The property management, led by led by Lidia Schwab is wonderful. They are responsive, professional and a pleasure to work with.

The Yard is seriously one of the best kept secrets in the Philadelphia area. The apartments are very nice, and the amenities are hard to beat. For us, the location was prime as it is right off of 76 and about a 5 minute walk to the train station with access to Center City. A quick walk to main street Manayunk, and Wissahickon, there is always something to do. The maintenance department is great; managed well and very responsive. Not to mention the best feature: PARKING! We love this quaint, safe, and well kept apartment complex.

The Building is tucked away in a quiet area adjacent to main street in Manayunk with a private bridge for easy access. The building has a nice modern design with an elegant main entrance which leads to an open lobby area with a welcoming atmosphere. . The staff is very friendly and always eager to help. Daniel is the maintenance manager and is always seen navigating the building addressing resident concerns with a courteous and professional manner. He is also responsible for addressing the concerns with the building itself. Daniel does everything he can to make sure everything in the building is running a smoothly as possible. From outside to inside Daniel makes sure the building is maintained , to the best of his abilities, to the highest standards. His maintenance team works hard to address all concerns in a timely manor.

Daniel Warner he gave me a tour of the building.. Daniel was friendly and new the building inside and out from the bridge to the apartment.. great personality,funny and made me feel right at home the building over all is in amazing condition....I would definitely give this building 5 stars ..

Living at The Yard in Bala Cynwyd has been such a positive experience! The building is modern, well-maintained, and full of great amenities that make day-to-day life so convenient. The location is also perfect—close to shops, restaurants, and everything I need. I especially want to highlight Daniel, who has been amazing to work with. He’s professional, responsive, and genuinely cares about the residents. Anytime I’ve had a question or needed assistance, Daniel made sure things were handled quickly and smoothly. His support really makes The Yard feel like home. Highly recommend this community to anyone looking for a great place to live in Bala Cynwyd!

The maintenance manager Daniel is the glue to that keeps this building together. He always makes sure his staff get things done on time and is such a delight to speak with. As long as Dans here I know the buildings safe.

This apartment complex is so cute and the Penthouse apartments are my favorite and is the only reason why i moved here! This place has its ups and downs like most but management and maintenance responds quick and communication with them is easy! Although after the amount the residents are forced to spend on amenities it does kinda suck not having access to the pool deck for the grill and fire pit during fall and winter. The pool could also use some fresh water but at least they treat it. I also wish they cleaned every floor regularly some floors are cleaner than others I’ve noticed. It would also be nice to have community events, possible food trucks/dog grooming trucks come here or even little gatherings like our Labor Day weekend event. Super cute. The location is great. We have our own bridge to get to Main Street. The river and trails are so nice and peaceful. Overall i give this place a 7/10.

I want to thank all the staff at The Yard of Pencoyd: Lidia, Daniel, Sincere, former employees Michael & Ashley, for always being there for me as a resident. Whenever I have a need something fixed, the turnaround happens within 24 hours. As a current resident the last five years, it hasn’t been perfect but I’m grateful for great customer service! That outdoes a lot for me.

Property management will steal your property during annual inspections. They never fix anything. I had a leak in my kitchen from the apartment upstairs and for 1 full year. Maintenance never fixed the issue they just kept patching the wall, Until finally black mold started to grow. To add insult to injury property management tried to keep my security deposit for water damage from the damn leak. DONT MOVE HERE!!!!!

My son recently moved into The Yard at Pencoyd Landing. Michael took us on a tour, answered all of our questions. He has been pleasant and helpful at every opportunity. Actually, all the encounters we've had here with residents and staff has been respectful, helpful and pleasant. Highly recommend if you are searching for a new home.

Although the view is nice, you will see your belongings slowly disappear in a blink of an eye. Five cars have been stolen from the Yard Apartments at the Pencoyd Landing since October 2024. Two cars on December 3, 2024 which included my 2020 Nissan Maxima. Additionally, my GT road bike stolen from the locked bike storage closet and unfortunately my 6 month old Acura was nearly stolen on June 27, 2025. Forget about talking to the management, it’s a complete waste of time and energy. The lies they spew is ridiculous and insulting to say the least. The invisible “Safety Officers” on site and extra patrol by the Lower Merion PD hasn’t stopped the ongoing safety issues. Do your research, ask the residents and the Lower Merion PD about the conditions before you sign a lease. I am sure you will look elsewhere. Do not fall for the glitz and glamour.

The location of these apartments is great, but the units themselves are just average. The interior design feels outdated and underwhelming. For the price of rent, you’d expect more—especially when it comes to amenities. There’s only a small pool, a basic gym, a movie room, and a pool table, which doesn’t feel like enough for the size of the community or the cost we’re paying. The maintenance and cleanliness of the property are disappointing. The pool never gets fresh water—just chlorine treatments—and it’s far too small for the number of residents. The glass around the pool and the outdoor furniture are constantly dirty, covered in spider webs and bugs. The building’s exterior windows are never cleaned, and outdoor staircases are neglected—you can even come across things like dead birds left untouched. What’s most frustrating is that while this complex is located in a predominantly white area, the building itself has a large Black resident population — and it feels like we’re not getting the same standard of care. The surrounding apartment communities have high-quality amenities and are well-maintained, while ours are clearly below average. Despite paying similar (or even higher) rent, we’re left with poor upkeep, minimal amenities, and no real security presence. It’s hard not to feel like the lack of investment is directly tied to who lives here.

Michael was a great help with getting us moved in promptly. We were in a bad situation and was able to tour the property, see apartment options, get approved, and moved in all within 24 hours. Michael was the star in helping us out, and we cannot recommend him and the staff more! The apartment has stellar amenities with a walking trail just behind. No breed/size restrictions on dogs, just some restrictions on more exotic animals. Don't look away from this complex because it is close to the train tracks and freeway; you cannot hear the noise at all, maybe just a quiet train horn here and there.

Michael at the Yard totally lied to us about different fees — at an apartment tour we were told that an application fee was non-refundable (fine) but the amenities fee would be returned to us if we were to choose to go with a different apartment… three days after submitting the application and paying the amenities fee, we alerted Michael that we would not be proceeding with the Yard and would like our amenities fee returned. At this point Michael began to ghost us. We are thinking about small claims court unless the fee is returned to us. The Yard LIES. They are untrustworthy and don’t do good business.

If I could give zero stars, I would. This management company is attempting to evict me over a rent payment that bounced back due to their own system error—not because of anything I did wrong. I submitted payment on time, using their portal, only to have it rejected through no fault of mine. Despite providing proof and communicating in good faith, they have chosen to pursue legal action rather than simply acknowledge their mistake and allow me to correct it. This is not just poor management—it’s unethical. Good tenants should not be treated like this, especially when they attempt to do the right thing. It’s clear this company prioritizes paperwork over people and punishment over resolution. If you’re considering renting from them, think twice. You deserve a landlord who takes accountability for their own systems and treats tenants with fairness and professionalism.

I just moved out a few days ago. Spent 2.5 years at The Yard. Cons: it is a little pricey, the only amenity I really used was the private bridge that goes across the Schuylkill and at times it is closed Pros: Great staff. Lidia took care of any concerns quickly and professionally. She came in as property manager after I was there for about 6 months....previous one was not so good. Daniel is the maintenance manager....this guy is excellent and his team is a 10 out of 10. You put in a maintenance ticket and they are there right away. I can't say enough about the maintenance team.....perfect. Ashley, she has been there since I moved in. Great person, extremely professional, and always very welcoming to talk to. Michael, great guy. Very polite and professional. I moved due to work. I really enjoyed my time at the property. It's location is excellent because you are close to City Ave, but yet can just cross the bridge to Main St Manayunk. One of my cons was price, I chalk that up to you get what you pay for. I recommend the location and the property team.

I had an amazing experience living at the Yard for 2.5 years. If I was staying in the area, I would have renewed my lease. Below are some of the pros and cons: Pros - Super affordable, spacious apartments with relatively new finishings and modern look (compare the prices with anything nearby - it is the best deal) Building and amenity spaces tend to be very clean. They have an onsite cleaning service here at least every morning Monday - Friday Maintenance staff is very friendly and I believe live in or live near the building Small gym space - nothing special but nice to have on a rainy day Access to manayunk / Philadelphia while being outside of the wage tax zone is unbeatable. You can walk into manayunk in 15 min or get to Philly in 20 min by Uber Management is great. Ashley, Lidia and Michael are all very friendly people and will listen to your concerns. There are some scathing reviews about management on this thread but ultimately these people work for a large property management company and can only be flexible within the walls of their job. They have all been super helpful in helping resolve any of my issues. Safety - being in the zip code of law enforcement from the main line vs Philadelphia police is huge Cons / issues I experienced - fire alarm in the kitchen is insanely sensitive, kitchen has ventilation issues (it's an apartment after all) - building fire alarm has gone off during the day a few times - amenity space was shut down due to a kitchen grease fire for 10+ months and no financial concession was given - water pressure is terrible and gets worse on the higher floors - door dash / uber sometimes have trouble finding the apartment on google maps - fetch (package system) sucks but every building uses them now - I have personally had 0 issues with safety but I am writing this with the lens of someone who may have a higher tolerance for these types of things as I previously lived across the street at presidential city and have been living in the area for 10 years. There are car thefts at literally every single apartment building in this area (presidential city, luxor, 335 Bala, the cynwyd). If you don't believe me go read the reviews of those buildings. Think about it - you are on the border of Philadelphia and the main line. It is an obvious spot for inner city criminals. Having the main line police be zoned for this building is a huge advantage Net net, I have done a thorough amount of research on all buildings in the area and for the price, the Yard is the best deal. I truly had an amazing experience living here. Good luck!

The team's professional and courteous demeanor fosters a welcoming environment. Lidia, Michael, and Ashley in the administrative office, and Dan, Tyrell, and Nat in maintenance, are key contributors to this positive atmosphere. The diligent cleaning staff ensures the common areas are maintained daily. While no apartment complex is flawless, this property provides a comfortable, home-like setting. The apartments' aesthetically pleasing design and layout, combined with modern amenities and comfortable furnishings, enhance the resident experience. While residents are expected to maintain a peaceful and well-maintained environment, some residents unfortunately disregard the needs of their neighbors. Furthermore, despite the property's non-smoking policy, some residents smoke in their apartments, negatively impacting other residents. Nevertheless, this property remains a desirable place to live, with non-emergency issues addressed promptly. Ultimately, no location is without imperfections. We were so pleased with our experience that we recently upgraded to a larger unit; this is our home. Residents who are dissatisfied with any aspect of the property are always welcome to seek alternative accommodations that better meet their needs.

Section 8 Housing with Lipstick This place is Section 8 housing with lipstick. Future tenants do your due diligence before selecting The Yard. I rarely, if ever leave reviews but this place warrants an honest review. We are located in one of the “luxury penthouses” as well. Lack of Cleanliness - Ants crawling out of the electrical outlets in the kitchen upon move-in. Management did nothing to address. We had to take care of this ourselves. See attached photos. - Old food - Old food under the refrigerator was left and never cleaned by management before moving in. Probably led to the above. See attached photos -Bed Bugs - Neighbor mentioned there has been bed bugs within floor and several units. -Dog Shit - Dogs literally shit in the common hallway inside. People also walk their dogs along the trail out front and leave their dogs shit there. Building Security / Theft - 6 cars have been stolen or had their cars vandalized within their parking lots. This has been over the span of the last 6 months. -Drug Busts - There has been 2 drug busts in the building since we moved in. SWAT and officers with long guns have put the building and parking lot on lockdowns. -Package Theft - We have had 2 packages stolen from the main lobby Management Tow Resident Vehicles - Since it hasn’t been safe to keep our vehicles in the open parking lots due to 6 vehicles being stolen we had to park our vehicle in a visitor spot one evening. Without notice (management has license plate numbers ) management had our car towed 45 minutes away. $250 and you have to pay cash only so there is no paper trail. Again this wasn’t a dedicated space , rather a visitor spot. The $250 isn’t a big deal or the point. The point is the short-sightedness and lack of respect for tenants that pay rent on time. Minimal Notice - There’s been 2 instances where management does “inspections “ of a floor’s units and they did not provide 24hours notice. Not a big deal but adds to overall picture. Maintenance Request Response - When we moved in we notified of both ants and our toilet leaking. They never followed up on either. I paid out of pocket to fix the toilet.

I had no concerns throughout my first lease. It wasn't until I renewed my lease that I noticed difficulties. Charged additional, unneeded costs that were not disclosed in the lease. I had a guest arrive, and their vehicle was stolen from the garage. The sole reaction from management was, "Sorry, no surveillance cameras captured the vehicle being stolen." Along with my guest vehicle , many other vehicles have been stolen from the site. Residents throughout the community created posters to raise awareness. Management has removed posters from the building in an attempt to hide the fact that violent actions have been committed against our community. I wouldn't encourage moving here, and I can't wait for my lease to be up.
