I had a wonderful experience at Lincoln Height during the Community Holiday Cocktail Party. It was a pleasure meeting residents and staff, and the managers were extremely welcoming—bright smiles and great professionalism. The refreshments were delicious (the shrimp and Coke were amazing). It’s refreshing to be in a place where people clearly enjoy what they do. Thank you for hosting such a positive event!

New Tenants Beware – Don’t Fall for Their Traps! If you’re a new renter, don’t be fooled by the “discounted prices” they advertise. It’s a classic bait-and-switch. They lure you in with attractive deals for the first year, but once your lease is up, expect a huge rent hike (up to 9–10%). You’ll either be forced to pay far more than market rate or scramble to find another place. Do not get trapped by their discounts — you will pay for it later! My Experience: I was charged $2,440 for "insufficient notice to vacate", even though I gave 30 days’ notice. Their lease requires a 60-day notice, but they only start renewal discussions 74 days before your lease ends, leaving you just 14 days to make a decision. This policy is designed to trap tenants and profit from penalties. While hitting me with a 9–10% rent increase, they were advertising identical apartments for less than I was already paying! This shows how they exploit existing tenants while offering lower rates to new ones. Bottom line: This community is all about money, not fairness. Their business model is to lure you in, raise your rent up to 10%, and hit you with fees.

I do not recommend this condominium to anyone. I rented an apartment in this condominium. When they came to hand it over to me, the apartment was completely different from what had been shown to me. They gave me an apartment adapted for people with disabilities. I requested to change apartments and there is bureaucracy. Nobody knows anything. Nobody solves anything. It's a game of passing the buck. A zero score for the residential complex and a zero score for customer service. Today I change my opinion about this condominium after living here for this time. Classic as an excellent place and I give them 5 stars and highly recommend it. Menage and the employee Moises are excellent professionals, always willing to help and resolve whatever is necessary. Thank you very much.

It was a good experience residing at the Lincoln Heights apartments, Quincy MA. I would like to thank Novanda and Moise Marcelin at the leasing office for assistance during my move in and move out respectively, that went smoothly. Great service by the Onsite staff to fix any problems in the apartment. I appreciate Equity residential for their efficiency in documentation and coordinating the return of security deposit amount. The women was rude and told me I could go online and find the information and schedule a tour online if I was interested. She seemed annoyed and was very short with me. For starters, I resided here for 2 years. The second was not intentional. They require 60 days to put in a notice to vacate, and I didn't receive renewal information until after that time elapsed. They claim the rates are aligned with the market, but they go up on rent at least $400 every year. I came in around $1600 and when I declined renewal they were asking for close to $2400. The PROS: The staff is courteous, maintenance fairly responsive, you can alter the apartment almost as much as you would like (so long as you repair holes larger than your thumb). I mounted my TV over the fireplace, and the rooms are actually a good size. The CONS: They started with the old bait and switch. I asked to see a unit at a certain list price and they claimed it was accounted for, but they had a more expensive unit available. It sort of reminded me of my last apartment in a different state, so I went with it anyway. When I moved in my neighbors were quiet, considerate, and pleasant. The second year the complete opposite. RULES: The rules are, apparently, made to be broken. This is supposed to be a "smoke-free" property, but I had to walk through a neighbor's smoke cloud as they often stood right outside the main entrance and had their coffee. Weed is also a major nuisance. For someone, like me, who is asthmatic, home became uncomfortable very quickly. Don't let the poop stations or the money paid for dog DNA testing fool you. They do nothing about the feces and no one seems to ever be responsible for the mess. Just know the grass is not mean to be walked on unless you want to step in poop. They state parking is plentiful, but there is no limit to the number of vehicles you can park here. Turnover is so high that they don't even care if you don't have a resident sticker in the window. There is also a high chance if you pay the extra for reserved parking, someone will take your space anyway. THE APARTMENT: The units are POORLY insulated. I had to buy heavy drapes to keep the draft down. I rarely opened my curtains in the colder weather. Some units have a fireplace, but they are so small, they are more decorative than anything. That poor insulation also meant neighbors could feel loud and obtrusive. Upon moving out I also found a lot of mold in the bedroom windows (which might explain why I was coughing a lot when it was time for me to go to bed and easily missed because I never opened the curtains to retain heat in the bedroom). The kitchen has little storage. The water takes FOREVER to heat up in the bathroom sink as well. Many pieces of siding fell off while I was there and they just removed the pieces, they never reinstalled them. The AMENITIES: The "pool" is only open when they have a lifeguard, but I never went because it was rarely open when I was home. The gym is small. The dog park was just a fenced in dirt patch. In winter, the office will always be shoveled to the pavement, you on the other hand will have to shovel your way out of the front door. There are CONSTANT complaints of packages going missing. There were a lot of complaints of damaged or stolen vehicles as well. My car was damaged while there. RENT: I chose to pay rent by check and EVERY month I would pay on time. EVERY month I would get an email saying I was delinquent on my rent until I started requesting proof of receipt.

Somewhat okay but definitely not a luxury living. I lived there for a year and I didn't like it considering that they call it "luxury" living. Probably because they changed flooring to a cheap vinyl planks it may be considered as "luxury". Everything is old in the units. All appliances, washer, dryer etc. We've called for a repair many times, broken AC, broken toilet, broken plumbing, foggy windows etc. (and btw windows are awful in this community, during the winter time it is so bad, it doesn't hold warm air in the apartment, cold air goes through this type of windows because they are so cheap). Utility bills go high because of this. Maintenance stuff is great. They fix thing pretty quick. I lived in a building next to the main road and pool. It is so noisy there, during the summer time you can't keep your windows open. Quality of walls is so cheap, you can hear all your neighbors it was a nightmare. In general I didn't like there. 5 out of 10.

Navonda was one of the most helpful leasing consultants I have dealt with in finding a lease. She was well knowledgeable and efficient on the process of getting us into a new home and made it so much easier for us to make a solid decision. 10/10 experience but there isn’t enough stars, would definitely recommend her to friends and family.

I am a UPS delivery driver. My daily interactions with the ladies in the leasing office is always excellent. Navonda , Liz, and Alyssa are always helpful to me which in turn is helpful to the residents. But they don’t laugh at my jokes

Navonda was awesome. We came about 45min early and she was able to accommodate us very quickly. She answered most of our questions before we even had to ask and had answers for for the few odd questions we did still have. She gave us all the information up front for what units/pricing for our timeframe based on what we were looking for. Novonda was the only one at any apartment complex we toured that asked what we were looking for before providing a recommendation. Very charismatic and easy to talk to.

Came here with my partner as a prospective renter to look at some of their apartments. We made an appointment online, the previous day. After a forty minute drive there, we realized that we mistakenly showed up thirty minutes early for our appointment. When we went into the leasing office, we were told that they did not have our appointment in their system and that they have a 12:00 appointment booked with someone else and we'd have to wait. We said that was understandable and that we'd wait. So during the time we waited in the lounge area, nobody showed up for a 12:00 appointment. The staff came to us promptly at 12:30 to answer our questions about the place and get our tour started. So the whole time, the staff was just sitting in the leasing office not doing anything with any clients (it was silent, and nobody went and stayed in the office either) during the time my partner and I were told to wait. We were handed a stack of papers with some room plans, policies, and some keys, and sent on our way to do a "self guided tour". When we got to the room, none of the keys would open the door (we were handed eight keys total, for some reason). So we went back and I said I was done, as politely I could muster given the circumstances for the aforementioned reasons. We received no apology whatsoever from the staff and they had no self accountability. As much as I'd like to know her name, the staff never even introduced herself to us. My partner said her name was Navonda on the name tag. I would not trust a place like this, god forbid we have issues down the road with our room or maintenance or anything at all. Essentially, we drove forty minutes out to needlessly wait an extra thirty minutes for a stack of papers and the wrong keys.

Not going to lie the beginning stages of moving in were horrible. Was told incorrect information which at the end of the day guess who paid for it? Not Lincoln heights that’s for sure. When we officially moved in the apartment was disgusting and left in bad shape. We cleaned it fully from top to bottom Now one month later. After the rough start. I’m hoping all the bad is left in the past. Love it here so far now and hopefully it gets better. The leasing agents need to step up their game. Maintenance staff have been a pleasure so far.

I moved in 2 weeks ago, everything was set as we agreed cause I have rented an apartment with out seeing it since I was living in Texas but they sent pictures for the apartment and was exactly at the same condition when I got it, very clean. The office were sooooo helpful and kind all of them especially Andrew and Juliette, I for sure recommend this complex especially its very near the metro station.

I’m on my second lease at Lincoln Heights and I’m still happy to be here. The apartments look really dazzling. Lots of kind neighbors. And lots of dogs, it’s very pet friendly! Plenty of parking spots. Pool and gym onsite (although regulations have changed in the age of COVID-19). Maintenance is amazing - I have had to put in maintenance requests a few times for minor things such as a dim light bulb, dishwasher issue, etc. and someone always comes promptly. One time they came within an hour. Job is usually done around 15 minutes. The staff in the leasing office are always prompt if you have any questions too.

We lived at Lincoln Heights for 3 years. We had a great experience and would have stayed longer if not for a change in job location. Both the leasing office and maintenance staff were always very kind and helpful. Any items we requested to be fixed were fixed within a day if not sooner and if you went to pick up a package or just to stop in, you were always met with smiles and a nice chat. We had only one issue the entire time we were there and that was when our washing machine broke and had stained some of our clothes. Both the clothes and machine were taken care of quickly and everyone was so helpful. They replaced the machine with a completely new one and we never had another problem. Our building was very calm, quiet, and the residents all got to know each other and each other's pets. The dog park was a nice place to meet up to exercise our pets, had nice new wood chips placed down, and management added an extra doggy bin as well. Overall, we can't say enough about how nice everyone was and our experience.

I was treated with much love and respect I didn't have nothing to be worried about when it came down to the whole process of being accepted as a potential resident. The management was so courteous and compassionate. When dealing with the manager Gody was a real good experience. I felt so welcomed. I'm so proud to be a resident to the Lincoln Heights Community. I thank the whole team for everything they've done for me and my daughter. The experience of the tour of the property was a pleasant experience. Again Thank you so much. I would recommend everyone I know friends and family. I give Lincoln Heights 5 stars...

I am just starting my fourth lease at Lincoln heights, and I have always been happy living here. The community is in a great location not far from the city, but also pretty quite (coming from VT I like to have some space and not deal with a lot of noise). It has easy access into Boston which is nice, and is close to grocery stores, restaurants, and the mall! All the residents are very friendly and there are a lot of dogs, so if you have pets it's an easy way to meet people. The maintenance team is great and always quick to complete any service requests. This is a community that is highly recommended!

We LOVE our apartment! We chose this property for a few different reasons. The first was due to location. Lincoln Heights is conveniently located within walking distance to the T and it is right off the highway. You cannot beat the location. The second was cleanliness and curb appeal. The property was beautiful inside and out. The apartment homes and amenities were well kept (this is super important to me) and the landscaping was beautiful; even the trash area was well maintained! And the third reason.. was Andrew! He. Was. Amazing. Andrew was phenomenal about explaining the benefits and conveniences of living at Lincoln Heights and helped us find a home that fit all of our needs. The entire process was smooth. It has now been a few months without any reservations. Andrew and the rest of the teams hospitality has been the best I've ever experienced thus far. It has been a *wonderful* experience.

I've lived in LH for the past four years and have a had a great experience! All of the staff from the maintenance crew to the leasing office are both friendly and attentive. I've worked specifically with Andrew Golden in the leasing office on everything from my lease renewals to any other issues that might have come up. He's always been a pleasure to work with and you can tell he cares about putting his residents needs and concerns first. My husband I just bought our first home and will be moving out next month, but will miss living at Lincoln Heights because of the amazing staff who've really helped us feel at home. :)

My wife and I recently moved in and have had nothing but a great experience. Everyone at the leasing office and all the staff on the maintenance team have been awesome! Being pet friendly and making sure the pets are well taken care of and being picked up after is also very reassuring.

Pros: 1. Great leasing office staff, Anthony is awesome, always happy to help and very patient! 2. Maintenance staff, always resolve your issues with in a day or two, they resolve urgent issue within an hour even during night time, everyone says it but they do it and stick to their words. 3. I just vacated my apartment and got my security deposit back, so they don't charge you without any reason. Cons: 1. In summer time, their lease renewal go for a increase of $100-$150, something to keep in mind. It will be relatively less in winter time. Although, They will be happy to adjust the price during renewal. 2. You will get a water and sewerage bill of approximate $100 for two people other than heat bill. These are free in some of the communities. So, if you like the apartment at their offered price and ok with the relatively insignificant Cons there is nothing much to think about, go ahead!! :)

I just moved into Lincoln Heights and I am absolutely thrilled to be living here. The staff was excellent when I came to look at it and even better during the lease signing process. They walked me and my boyfriend through the apartment upon move in so quickly. We are slowly settling in but we could not be happier!

Overpriced with terrible service. They put on on a good show when you arrive to look around, but once you sign the papers you realize the truth. The buildings themselves are cheaply made and the walls/windows are paper thin. Do you like to be able to hear the traffic on I-93 at all times during the day? I don't. Also during the winter the walls were so thin/non insulated that pipes froze in my bathroom. The dual heating/air conditioning system is a joke. You will have high utility bills just so you can stay mildly warm in the winter or mildly cool in the summer and you will have to pay $60 a month for WATER. If you get through the first year and decide you have to stay, get ready, they WILL raise you rent and will continue to do so every year until you're basically paying $1600 a month for a crappy one bedroom. If you're year is up and you decide you can't take it anymore and want to move out make sure you follow the move out procedure to a T! If you miss any step they will make you pay for it. Also remember that $300ish move in fee they make you pay to sort of fix up/clean the apartment? That goes to nothing b/c if you don't do anything short of hiring a professional cleaning team they will again charge you on your move out to clean the apartment. I was told originally when I signed up I wasn't responsible for normal wear and tare however when I moved out after cleaning the place from top to bottom, I was told I didn't shampoo the carpet and I would have to pay to have that done. The reasoning wasn't that it was dirty or had stains (which it didn't), the maintenance person stated that I should think of it as, it was shampooed when I moved in so it should be shampooed when I move out. Wait..didn't I pay a $300 dollar move in fee that was supposed to go towards that?? Keep in mind they give you a checklist for when you move out that states nothing about shampooing the carpet, rather it states "carpet must be swept clear of debris." Don't let the nice landscaping, tiny gym, or overcrowded pool fool you when you visit. Just don't visit, find someplace else.
