Hans (host) and Freddy (maintenance) really help to make this a welcoming place. It's intended for longer term residents, so if you only want to stay a couple of nights, you're best bet is to call/book ahead of time.

The fact that noone has any sense of common decency and alow their dogs to pee n poop in other people's yards is mind blowing.. there is a designated dog run and hiking trails but everyone brings their dog around and let's them piss n shit in anyone's front lawn. I cant sit by my fire pit without having to smell dog piss on a daily basis. Absolute trash on the management do NOT come here.

A great family owned park. Very conscientious and caring owners. The park is very quiet and well maintained. I would recommend this park to anyone needing a great place to stay near the Smokey Mountains and Knoxville area.

Carol was very responsive. When we first got here there was a problem with the shower in the men’s room. It was fixed the next day! Bathrooms were clean and spacious. Can hear a little highway noise, but not bad. The residents we came in contact with were very nice. The only real “problem” I had was that they need to keep up with the mowing better. The grass was quite overgrown, even in the firebox. And the area under the table was packed with grass clippings. I tried to blow it with a small blower but it was too packed and stuck to the concrete. Would be nice if they cleaned the site better before renting it out. But this aside, we had a very nice stay and enjoyed the location. Oh, one more little thing, the amount of speed bumps to get to the office were rather annoying. But I’m sure it’s because people can’t drive slowly without them! Update: they came out mowed today, apologizing that the mower had broken down. Like I said before, they are very nice here and attentive. Definitely a place I’d come back to. They even gave me a refund for 1 night even though it wasn’t necessary. ❤️ Thank you ❤️

This is a monthly park, with occasional openings for people passing thru with a nicely kept laundry room. The park is quiet, as the residents are mostly older, even tho children ride occasionally around the park. Because of its size, it allows enough room for a nice walk with your dogs. The staff is kind and very friendly. The park is well maintained and has small trees. The debris boxes are emptied regularly and never overflow. Its just far enough from town and roads not to hear any noise.

Very pleasant, generally quiet & well kept park. A small mobile home park is nearby and also well kept. Goats are fenced in well away from the camping spaces. Please NOTE: Google Maps has the name spelled incorrectly. The correct name is Lazy Acres, not Lazy Acers. I have tried multiple times to get Google to correct this, but they refuse.

I had an incredible stay at LAZY ACRES RV Park. I travel for work, this 5 month stay was probably my favorite to date. My site #24 had a great view of the Sunrise and a goat field. Site was level and easy to get into. Bathrooms were clean, laundry room was nice (I primarily use my own washer/dryer). The entire campground was very clean, quiet, long term tenants were very polite and sociable. Pricing was great, I'm not one of a pool, playground, etc. so I'm always happy to not have to pay for that. 10/10 Stay. Carol and Staff - I read poor reviews, but I NEVER had an issue. Carol was great in every interaction. The staff kept in touch and reached out with any issues or abnormal billing prior to sending me a statement.

I can’t say enough about the management of lazy acres RV park. I showed up after a long day of driving after office hours. They saw me pull up in my RV and promptly came out to greet me as well as guide me to my lot and chitchat while filling out The paperwork.. Beautiful scenery, and not far off the freeway. I will definitely return when I pass this way.

Poor communication and then unresponsive – A disappointing experience Our experience with Lazy Acres RV Park was defined by poor communication and a lack of professionalism. We first called on 12/18 and spoke with Carol, following up with an email the same day. While we didn’t formally request a reservation until 12/28, we had already established contact. On 12/30, we received a response stating they would follow up after the new year. That follow-up never came. After weeks of silence, we sent follow-up emails on 1/15 and 1/21. Only then did they respond, requesting basic information, which we promptly provided. Between 1/21 and 1/22, there was some back and forth regarding our reservation as well as our rescue shepherd mix, to which we answered all inquiries, including providing three photos of said rescue mix as requested on 1/22. After that, communication abruptly ceased. There was no decision, no additional questions, and no response from Carol—just complete silence. We understand that they may have been assessing whether our dog posed a liability, and we respect that process. However, the way it was handled was completely unprofessional. If they were unwilling to accommodate us for whatever reason, a simple, timely response would have been more appropriate instead of wasting more than six weeks of our time. Given this experience, we are inclined to believe there is a reason Lazy Acres is less than half the cost of most other RV parks in the area. However, even at that price, the lack of professionalism and responsiveness makes it simply not worth the hassle. If you value clear communication and reliable service, we strongly recommend booking elsewhere.

Very nice people overall. A great long term park for us. While there have been some who needed to understand this is a great family park it is awesome for retiree’s. Pleased they have rules and do the best they can to keep everything up.

We always stay here, if they have availability, when we visit our daughter in Knoxville. Staff is amazing and it's quiet. Nice facilities. Don't forget the goats!! We saw babies this time. Lenoir City is a nice smaller town, but you still have Knoxville for anything else.

People vacationing in the area and people working in the area beware!! I've had family and friends both stay at this Campground. The Campground itself is nothing to complain about. Most of the office workers are very pleasant, but Carol can change in a blink of an eye. My son recently stayed there and had to find out firsthand of her threatening behavior which can be read about in numerous other reviews. I am making this post because I was sitting next to him while she talked to him like he was a piece of trash on speakerphone. For a little more information here is the long story in short... My son was offered a full hookup long-term spot rather than the spot he was in. He was told the new spot would be available on Saturday at 11 and that the people coming to take his spot would be there the next day by 11, so he had to move between those two times. He said they were so nice when they called and told him. Saturday late morning, he receives a call from the maintenance worker saying he had to be moved within a few hours because the people were about to arrive for his spot. My son was home for the Holiday weekend and was a 4 1/2-hour drive away. He had planned on going that evening to move it. Granted the employee who called was trying to work with my son because he was in the middle of a bad situation as well. Since my son could not make it in time and the other people would be put out he sent the following message to Carol. Hello Ms. Carol. I apologize for bothering you on your day off but needed to get your input. ----- called and told me I had to have my camper moved today by 130 rather than by tomorrow at 11 as we discussed. I had it worked out to meet a guy this evening to move my camper for me. I realized after speaking to ---- due to time change Etc there is no way I can be there by 130. Would it be possible to ask the other campers to pull into another open spot overnight, I will pay for both my spots as planned and pay for the spot they use tonight. Then tomorrow they can move to the one I move from? This message is what made her true colors shine. He answered her call and she was furious. To highlight she said he lost his chance at having the full hookup spot. She said he was nothing but a liar and he lied about it all. She also said he was lucky she hadn't kicked him out and that if he pulled another stunt like this she would....and just might anyways. She even mentioned she didn't appreciate the message making her out to be a fool. I don't think he talked to her like she was a fool, but I know this southern mom would like to have had a few words. I never said anything and at the end of her rant, he replied yes ma'am, and hung up. I've taught my boys to be honest, respectful, and things would work themselves out. Thankfully an opening came up at a much better location and he won't have the stress of worrying about being kicked out or threatened again. p.s. He is not the only person that has been threatened by her that my family knows. Sadly enough people working out of town sometimes don't have a choice due to limited long-term spots available in this area. It's a shame people working away from home have to deal with such added stress.

Was there from March to June for work. Loved the goats at the entrance❤️, spacious sites, laid back , quiet park. Well kept, big bath house with large showers, very clean. Laundry mat on site. Mrs Carol and Mr Hans were extremely helpful and some of the nicest people you want to meet. They helped make my stay pleasant when I was so far away from home. This place is a hidden treasure.

My husband and I were on our way back from Florida to New York when our truck broke down. While I called for towing, my husband called campgrounds for a site to park our camper. Every RV park said they were full and offered no assistance until we found Lazy Acres RV Park. They had a site with W+E but no sewer. We were towed there and stayed a week. The owners were very nice and accommodating. Showers big and clean. Thank you for helping us out on site G7 until our truck was fixed!!! Anita

We stayed here for 4 months. Beautiful location with nice hiking trails down to Tellico Lake. Large clean bathrooms and good sized laundry room. The sites are level with plenty of room. The manager Carol is the best she will do her best to help you out. The hosts are very friendly and helpful. We will definitely be back in the future!

This used to be a decent, no frills place, but now the owners and management have changed for the worst l. Clueless camp hosts, flaky managers, and just plain old ineptitude rules the day now. We stayed there for five months each year while we worked in the area and never had a problem. Now we had our spot that we reserved months ahead of time rented out and told we had to move to another spot that was also rented out to someone else. Then we were told we had wash our Class A by Carol and her husband , both of whom looked stoned.We had just driven 800 miles to get there just to have this done to us. I wish I could leave negative stars but there is no option for that.

We were told German Shepherds were very welcome. That is until a full-time camper (older gal) said she was afraid of my daughter's shepherd. She was very rude to us. The office person took her word. We did nothing wrong. We were welcomed with open arms at first. We made double sure that the dogs were welcomed. We were there 4 months. But the lady never liked us. We made friends with others with friendly dogs. Although we were constantly barked at by most little dogs, ours never reacted. They are trained not to react. We obeyed the rules. No breeds were specified in the agreement.||||There are no amenities. It's not a good place for children.

I am staying here for 3 months. Just arrived a few days ago. They are mostly long term residents. It seems well kept and enforce rules to keep it that way. Bathhouse is very nice. Super large showers. Price is very reasonable for monthly rates. They are in the middle of adding new sites so no sewer in those sites but in exchange they are not charging for electric. I can tell the residents are very friendly and treat it as a community.

We arrived after the office was closed and was greeted immediately by a camp ground host. She guided is to our reserved spot and explained all the park roles to us. The sites are well spaced, level and have gravel. The utilities worked great. We only stayed over night and left early the next morning as we were traveling further.

We love this place. We stayed here for a month and a half while my husband worked a seasonal job. The owners are awesome people who will leave you alone as long as you abide by the safety rules (no speeding etc.). The lots are very spacious and we'll maintained. The people who stay here are so nice to get to know. Very pet friendly. The scenery in the area is just beautiful. It is only 5 minutes to Lenoir City which has everything you need. Only 15 miles from Knoxville or Maryville. Very quiet campground. We will definitely be back to visit this place again

I spent almost a month here and loved the entire experience. Although I did not need the bathhouse, I did do a walk through. It was very clean. The laundry facility is also very clean. There is a change machine and even an iron.||The sites are level and each site has a picnic table. The grass is kept well manicured.||The park is quiet at night with plenty of lighting as added security.||A multitude of shopping venues are within a very short drive,||I will be returning very soon.

This RV park has been great for us. We found Carol, the park manager, to be pleasant and helpful. The park grounds are well maintained and the laundry and facilities are always clean. It is a quiet and restful park with friendly people. The location for us is near perfect with quick access to shopping in Lenoir City and and Maryville. We will be back and plan to spend our summer seasons here.

We are very pleased with this park. Even though we had to move a couple times (We came in last minute and needed to stay a little over two weeks) Carol in the office went above board to accommodate us. The sites are oversized and level. The surroundings are beautiful and peaceful. Laundry/ bath building is clean and convenient. This park is close to everything. There are several full time Rv's here, but their spaces are set up very pleasantly, and are attractive to look at. We watched the ground crew planting new trees at the new spaces being completed yesterday which shows to me they want this park to be even more beautiful. I agree this is not a park for families with children, but doesn't mean they can't stay here and find something for the kids to do. Walking trails to the lake, goats to watch up the hill, bicycle riding. There just isn't a play ground, no big deal. I highly recommend this park. If I wasn't waiting to move into my new home near here, I would come back often. I will tell all my RV friends about Lazy Acres.

We stayed here for 2 weeks last fall. It's a nice older park in a country setting. We had no issues with the park or the staff. It is not geared toward children or "party people". It is a very peaceful place to relax and get away. Would give it 5 stars if it had a pool. We have a lot of family in the surrounding area so we keep as busy as we want and go into Pigeon Forge and Gatlinburg which are a short drive away. We liked it so much we will be staying for the month of June. See you soon!

Important note to future renters. While my Wife and I were waking up to start our second morning, I took our dogs out to go to the restroom. Due to the high volume of incoming campers, we were placed next to the shower/stall facility for just a single night (which worked out great). As I rounded the corner behind the stall facility (heading down the pasture towards the driveway) the Camp Managers husband/boyfriend was masturbating completely naked on the back door step. Mind you there were several children at this campground. I notified the authorities, and to be honest am unaware of the actions that followed (sorry). He is about 5'10, and longer brown hair, and comes off a bit odd. I hope this helps!!! EDIT: The actual owners are Freda and Albert Bell, and I have tried to contact them to inform them without success. EDIT 2: I see you are defensive, so please allow me to shed light to future guests. I am a decorated war veteran (32y/o) who has a lot more to do than post a google review to a random trailer park in Tennessee. To address a few of your comments. I HAVE contacted authorities, and it is not my place to keep up with how they have handled it. The reservations are were under my Wife's name (as it was her relatives that we were visiting), we are from Ohio. Lastly to address my contradiction; we were placed next to the bathhouse in an over flow spot upon arriving at the site. It only had electrical and we ran a hose (that was ironically borrowed from the managers RV) to reach the faucet in the bathroom, just to get us through the night. The next morning (our first morning at the campground) was when this incident took place. I am not happy that you are more aggressive towards me, and have taken a sour writing voice, rather than taking concern regarding your facility and its safety, although I feel better knowing I did the right thing by reporting it. I have an online booking receipt that I have also given the police along with photos of our first site.

This is a nice RV Park for the area with reasonable rates. Not the easiest to get to and pads are loose rock you will need oversize jack pads. They were resurfacing pads at the time we were there but with more loose rock. Employees were very nice. There are a lot of full time campers there but everyone was very friendly. We paid around $25 per night. Visited friends in the Smokies about 45min away. Large shopping centers, and tourist interest are all within 45 mins. we will stay here again!

Wonderful setting nestled in the mountains; very quiet and comfortable; very clean showers and restrooms; due to an overflow we were placed at an electric hookup adjacent to the restroom/shower house at half-rate - which was ideal for us. Thanks to Andy (USMC) for helping us settle in. We will definitely return.

This campground is a little more like a trailer park. There are concrete pads for each picnic table. There are spacious sites and most are very level. The water, sewer, and electricity worked well. There was enough gravel on each site. The grass was mowed but it could have used some extra weed trimming. The internet was not working at my site. Granted, they did give me some sort of device that was supposed to boost the signal. The trees here were very small. If you had a large RV you could fit nicely in any spot. The horse shoe pit was overgrown. The playground looked deserted. There was not a pool here. The lake was a long walk away. There was a pond but it was not in service. It looked like it has severe drainage issues. The bathrooms were nice and clean. The showers were huge and clean too. There was a Laundromat with plenty of machines. The garbage had to be hauled about a half a mile away. This place bordered TVA land. It was peaceful and quite. My dog loved the walk to the lake. There was a fire ring at about 80% of the sites. The picnic table was in fair shape. A few areas could use a bit of topsoil. Overall, I would stay here again. But, if you had kids, I would skip Lazy Acers.
