Been here 4yrs. Place has gone down hill. Rent has gone up but they cut cost on maintenance. Front office sucks. Theres some new guy . tall young white kid. He tries but i can tell he wants to do more but most likely the property management tell him to give ppl the run around. Theres also been like 4 different property manangers since i been here and this new one is never available just stays jn her office on zooms calls. They dont care about the curb appeal especially the back of the building. Urine stained carpets, trash and packages left out the hallways for weeks, maintenance is short staff and under budget. Just stay away

Lived here for 3 years and loved every moment! The new leasing team is very friendly and helpful. -Maintenance is wonderful, they always try to go above and beyond for you. I can always rely on them when I need anything -Pool is heated, which I absolutely love -A lot of greenery around the area and close to the center of town which is amazing -My only issue during my time here is that neighbors would not pick up after their pets which is very unfortunate I am sad to be leaving here but would definitely recommend it to friends and family

I love my apartment and location in Walpole … close to town. The owners/management Co. of the building have been negligent in getting general upkeep done. The landscaping is practically nonexistent with terrible planting and weeds left among the few flowers that they attempt to plant. The parking garage is dirty and with many attempts to find out if they intend to sweep it , my request goes on deaf ears as we all complain. Paying $150/month per car should allow us to have painting and a clean garage. A great plant with cheap management and owners that are out to just make money…. 5 years here and the windows have never been washed and the rugs stained with dog urine. The hardest worker that continues to improve the place is Mike. Way over worked but does his job with a smile and pleasant manner. He is an asset to this team and he deserves to be rewarded with a trophy or …..how about a helper!

Similar to other reviews, the actual apartment and things like the gym and pool are nice. However please consider: - there is a new person in the leasing office what feels like every other month. If you have a maintenance request MAYBE you’ll hear back in a month. Good luck finding your packages. - we pay 3,500+ to live on top of a train station in the loudest most obnoxious scenario possible. Not exactly luxury. - we have been really wanting to move out but have had the hardest time due to this company’s corporate greed. We asked for TWO weeks extended lease and they wanted to charge us 4k EXTRA last year. This year we asked to end our lease one month early after being perfect tenants for 3 years and they wanted to charge ANOTHER 4k EXTRA. It’s disgusting. I realize we’re on a lease but I know plenty of people who have had flexibility even in corporate leasing, and it’s not like we were asking for anything unreasonable. Yeah sure let me just spend 7k plus first last and security at another place just to move. Horrible and sad. - you will smell cigarettes and weed - there will be a ton of fire alarms - if you have a small dog be aware that they historically have not had a breed restriction and my dog has almost been attacked multiple times It’s a nice apartment but I can’t wait to get out.

My Experiences Residing at U&W: Over the past two years, my time living at U&W has been marked by both positive and negative experiences. While the building offers great amenities like gym, garbage collection etc., there are several areas where improvements could be made. Smoking Policy Enforcement: The building's smoking policy appears to be inconsistently enforced. This can be particularly problematic for residents with children, as secondhand smoke can pose significant health risks. Safety Concerns: A recent gas leak incident, caused by a tenant's oversight, highlighted potential safety concerns. The strong odor of gas persisted in the hallway for days, and there was a lack of communication to affected residents. Noise Levels: The noise levels can vary significantly between floors. Prospective residents should carefully consider this factor when choosing their unit. Leasing Agent Turnover: The building has experienced a high turnover rate among leasing agents, which has led to inconsistencies in service quality. For example, the package room has recently been disorganized and has experienced missing parcels. Frequent Fire Alarms: Last summer, the building was plagued by frequent fire alarms, which occurred at all hours of the night. This disruptive issue persisted for approximately two months. Excessive Rent Increases: The building has implemented significant rent hikes, with increases of 10-20% at lease renewal. This rapid escalation in rent costs is a major concern for many residents. Choose wisely!

Decent rental building, overpriced like everywhere else. This past winter there were full building fire alarm malfunctions every week for about 2 months. A lot of turnover in building management/leasing so we received a lot of conflicting information. We did not have this issue but multiple other tenants had mold growing in their bathrooms/kitchens from water leaks.

BUILDING INFESTED WITH RODENTS!!! There’s an abandoned building right beside it and there’s absolutely nothing to stop the issue. If you enjoy/ are used to share your apartment with rats, you’ll love it here! There were 3 mice under the fridge in one weekend, another one a week afterwards. Under the sink there’re a lot of gaps where they come from. The management of the building are a group of unscrupulous and unreliable people. Enjoy!!!!

Best rental experience I've ever had. Team is lead with integrity and genuinely care about residents. They strive to take care of the building and quickly address any issues I have. I've been happy to live at union and west!

In a nutshell, this is a top notch community in a fantastic location. We have consistently experienced the best support from the condo management team and from the maintenance staff. They are all professional and courteous. We couldn't be happier and looking forward to extending our stay. Keep up the good work!

Stayed here one lease year -maintenance & everything was top notch - best part is Great and quick responsiveness to go beyond for tenants by property management team - Darry , Greg and Nitza !!

The apartment is pleasant overall; the rooms are spacious with modern amenities. Neighbors are very respectful and accommodating. So far l have not had any issues since l moved in except the excessive train noise. - From a verified resident on ApartmentRatings

I don’t live here but I did take a tour and I love this place! If I could afford to take it, I definitely would! It’s beautifully constructed, Sophia our tour guide is so sweet! Loved the yard with the egg swings and fire pits. I also loved the fitness center, pet wash station and the bike workshop! The apartments are so amazing and spacious with a balcony! I wish the rent was a little lower so that I could move in with my voucher but it’s understandable. I hope to one day be able to afford to rent a unit in this gorgeous place!

The staff is great but you do need to keep on top of things that need attention. They do get right on it. We are here for 6 months on a film and would stay here again but DEFINITELY DO NOT RECOMMEND AN APARTMENT FACING THE TRAIN. . It is extremely loud as the train whistle blows throughout the day and night. Difficult to sleep due to the loud noise of the train which is constant. If you get an apartment here, DO NOT. Get one facing the T

We’ve loved living at Union & West. The quality apartments and amenities are second to none in the area. The courtyard/pool is beautiful and well kept, with a lot to enjoy. We love that it’s a dog friendly building, and we often run into our four legged friends in the elevator. It’s a nice quiet place to live, we can easily walk into Walpole center, and the train could not possible be closer if we want to head into the city. Plus, we are really spoiled with the garage parking (no shoveling)! We would recommend it to our friends - and we have!

Be careful. They make you pay $350 and sign a lease and if you don’t pay first month rent within 3 days, you forfeit that $350, unlike most apartments where you don’t have to pay first month rent until the day you move in. This wasn’t made clear to me before they made me apply. Just be careful about this and good luck. I’ll consider my $350 charity to a poor organization.

My boyfriend and I moved in a couple months ago and we LOVE it! The staff in the office are friendly and responsive. The walls are thick--we can only really hear someone walking by outside in the hallway--never hear our neighbors. We can walk to several restaurants and shops. The appliances are great--love the gas range. Looking forward to using the pool when it opens!

My husband, my 2 kids and I moved to Union & West last March. I feel like I am living in a 7 stars hotel!! For real We have been enjoying the living there. I love my balcony view.. the valet trash and the 24/7 maintenance assistance Union & West is not just a place to live in.. it’s a community that all respect each other and treat each other nicely and respectfully.

We have been living at Union & West since January 2021. We appreciate how quick the office and maintenance staff response to our requests, they are also very friendly. We have been enjoying the amenities, especially the heated pool. We were impressed with most of the lifeguards who were very attentive and amicable. The building and the garage are kept nice and clean most of the time, if there are issues and we bring it to the manager JoAnn’s attention, it resolves in a timely manner. Once in awhile, the noise level from neighbors can be bothersome, but again the office tries to facilitate. Overall, we are very happy to live here and hope to continue to do so if our rent doesn’t go up significantly after our lease ends.

My boyfriend and I moved in a few months ago and we have had a great experience! Helpful leasing staff, great brand new units and amenities, and a good location - walking distance from several restaurants! Just have our fingers crossed that rent doesnt go up on our next lease because we hope to stay here for several years!

Found this place on a whim and moved in in May. I have no complaints. The staff is friendly (shout out to Kaitlin), I love that the building is brand new, which has me spoiled a little. As of now, if anyone is looking, I'd recommend to check out this property!

Beautiful building, but totally not worth how expensive it is and the location. Walpole is certainly nice, but not enough to justify Boston prices. The 2 bed 2 bath apartment I lived in for a year went up 800$ a month for a lease renewal for the next year which was very disappointing. The utilities also add up quickly and they do not cover water or sewer. Ended up moving back into Boston for cheaper and the building is just as nice.

We moved in mid December and we are so happy to be living here we made the right choice! Joanne, Kaitlin, and Nicole who are the building's management staff are always available to chat with and to help if we have any issues. They are awesome! It is nice to know that they really care about us residents and if everything is ok. So far so good I have not seen a resident that is not happy...this is a great place to live being steps away from the commuter rail to have that option to go in Town and not have to worry about parking. Also Walpole center is a very short walk up the street from our place and to be able to choose from a variety of restaurants and stores you can't beat the location! Walpole is such a great place to live! Looking forward to the spring and summer to get out and enjoy the other amenities that we have here from grills to fire pits and when it gets warmer the pool!! I'm spoiled and lucky to live in such a nice place!

My boyfriend and I have been living at Union And West since September and we just absolutely love it! The leasing staff are great, the units are absolutely gorgeous and the amenities are top of the line! I have recommended friends of mine to live here and they love it as well!

Don’t do it! You will pay a premium for subpar service. My family couldn’t sleep for more than month while the people above us partied until 4 am almost every night. It seemed like it took over a month for management to even take our claims seriously. And to top it all off we were charged a fee because their system charged us rent twice, and one of the payments was returned. This has by far been the worst rental experience of my life, and I will be going OUT OF MY WAY to ensure that anybody I know or meet will not even entertain the idea of renting here.

We moved in a week ago and this place has been great to us. The move in process is seamless and easy, and the staff are friendly and helpful. The one bedroom apartment we got is really spacious and we like having our own balcony. The property is brand new: amenities are top-of-the-line(its a shame that they have to close pool and fitness center due to the pandemic) and the property itself is not only modern but really beautiful. The location is also fantastic: the apartment is right next to the commuter rail which can bring me directly to my work place. Also, it is close to many Walpole center restaurants, stores, library, etc..
