We’re getting married here next August, so came up for a quick weekend. Explored a lot of rooms in the property which were all spacious and clean. The grounds are well kept, and the staff are all so kind and accommodating. Great relaxing (family-friendly) vacation spot!

I don’t typically add to a review after it is written but I forgot an important item. During our stay I tried to reach out to the GM several times and was always told he wasn’t in. Upon leaving I left my phone # and asked that he call me because I prefer to discuss issues rather than just posting a bad review. I never received a call which unfortunately for me is very telling as to the mgmt of Sebasco Harbor Resort. This was our first stay at Sebasco Harbor resort. I called a few weeks before our reservation with a few general questions and the person who took the call was not knowledgeable about the resort at all. I ended up being transferred to who I think was a manager and she was very pleasant and helpful but its a little off putting when the people who you have answering the phones are not able to answer basic questions. We received an email two days before check in welcoming us and providing information. In the email under hotel amenities it said: HOTEL AMENITIES REMINDER Rest assured, our hotel offers an onsite breakfast restaurant, indoor and outdoor pool, fitness center, guest laundry and more This hotel does not have an indoor pool. I mentioned this during check in and the person checking us in just shrugged and said we don’t have an indoor pool. Our check in process was smooth except it took a few tries to get enough keys that worked. We received a list of activities which was different than the one that we received via email on May 5th. When I asked about it I was told “yeah it changed”. We were staying in the Shore Ledges Cottage which was a little run down but has the most amazing views and beautiful screened in porch. There is no AC as this is an older cabin which was known when booking but unfortunately many of the windows cannot be opened because the screens are bent and do not fit the frame so the house would be full of bugs. We called the front desk and they said they would report it to maintenance. No one ever came to fix the screens. The first activity that we tried to attend was Monday 1pm ice cream making. When we arrived we were told it was canceled. No explanation just canceled. The venue does have an ice cream shop so most people ended up on line with dissapointed children paying for ice cream. The only activity that was well run was the fishing. The instructor was great and very knowledgeable about the area but the experience was again disappointing. While there were fishing polls there was no bait. The arcade area was great fun for the kids but it was not always open at the times the agenda said it would be open. The pool area was lovely and well maintained. The lobster bake was well run and the food was great. The best service we had was from the servers at the restaurant. They were friendly, engaging and lovely. Unfortunately most everyone else we encountered at the resort was disengaged and not at all knowledgeable. The bikes are also a great perk of the resort and we absolutely used and enjoyed them, but they are extremely rundown. The grips on the handlebars are completely worn off on most of them so if you want to use them you are gripping sticky dirty handlebars. Overall this resort could be beautiful and our house, other than the broken screens was a great place to stay. I do however think they are not a family resort with all of the activities that they advertise. If they could fulfill what they advertise and staff properly this resort would be unbeatable. I got the feeling that they cater to golfers and weddings and the rest is are unfortunately things they feel they need to add to their roster but that they do not feel the need to provide.

*Long Review Ahead* Please read if you're considering Sebasco||I stayed at Sebasco Harbor Resort July 14-16, 2025 during a 9-day road trip with my preteen son. I had high expectations: their website and Instagram portrayed a true resort with amenities like a bowling alley, arcade, pool, and polished dining. I booked a Lighthouse Room thinking it would be the highlight of our trip. Unfortunately, what we experienced was not a resort, but a run-down campground with misleading marketing.||Check-in & First Impressions|From the moment we arrived, the property felt neglected. The reception area had a dead plant shedding all over the carpet, and the staff member checking me in looked unkempt and could not locate my reservation or key at first. There was no warm welcome, no orientation... just a finger pointing down a road. The parking lot greeted us with an overflowing dumpster and swarms of flies.||Room Conditions & Safety Concerns|Our Lighthouse room (#2) was unsafe and unclean. The card reader on the building was broken, the doorknob to our room was loose, and there was no interior lock. As a single mom traveling with my child, I felt extremely vulnerable. The room itself was dirty: dust and hair on windowsills, bugs on the ceiling, no trash cans, no pillowcases, a sink that barely drained, and bouncy, cheap "campground" beds. Sound traveled so badly through gaps under doors that I could hear neighbors coughing.||Service & Dining|I had pre-ordered chocolate covered strawberries... instead of the promised "nice handwritten note," they were dropped off with a crumpled Post-it scribble. At dinner, service was poor and the food was low quality... the truffle fries were made with rancid oil.||Amenities - Closed & Misrepresented|My son was most excited about the bowling alley and arcade. After wandering in the dark trying to find them, my key didn't work and the facilities were locked. Only after repeated calls (with no answer at first) did I learn these amenities are closed Mon-Wed due to staffing. None of this was disclosed on the website nor check in. In reality, many of the "resort" amenities are either unavailable or poorly maintained.||Management Response|At checkout, I spoke directly with the manager. Instead of empathy or resolution, he brushed off my concerns as "rustic charm" and sorry lack of employees. Rustic charm does not excuse unsafe, dirty rooms and misleading advertising. Despite requesting a partial refund, nothing was offered.||Bottom Line & Recommendations|Sebasco is not a resort - it is a tired campground charging $300-500/night resort prices. Unless there is a complete overhaul in branding, cleanliness, safety, and employee culture, I strongly recommend looking elsewhere. Maine has many beautiful, authentic resorts; this is not one of them.

Gorgeous location, situated right on the ocean with a heated pool that overlooks the ocean. Nice 9-hole golf course. Service is quite bad, maybe because we visited in late September and some seasonal staff had already left for the year. Hotel rooms could use upgrades. For $300/night, I expected more. Spent 2 nights here with 2 young kids. First night, we went to their restaurant that overlooks the water at 5:30pm. There were 7 tables open but the staff told us we couldn’t be seated because the kitchen was backed up, so we waited about 45 minutes to be seated. The food was good, but the wait staff and host were a bit defensive and rude. We stayed in a “family room” in the Main Lodge. The queen bed was relatively new, but the twin beds were old and saggy. I woke up with a very stiff back. The toilet was clearly 25+ years old, very low to the ground and small. It was challenging to use it. They should consider replacing the toilet and old mattresses asap. Shower and sink were fine, and there were nice, newer dressers. Bathroom floor was very old but in fine condition. Had the breakfast buffet - $22pp, similar to a continental breakfast. No server, no drinking water, very basic. A couple entered from the steps in the back and the host told them that was not an entrance, instead of hospitably welcoming them. It was nice that kids under 5 were free, though. I used the fitness center, which was fine - new exercise bikes and weights. The bathroom was in rough shape - the stick on tiles and floor was bouncy, as if there was a lot of water trapped in that floor. The showers looked unusable, visible mold and lot of paint chipping. I went to the gift shop to get a coffee at 11:05am, and was told that they’re closed, opening back up at 3pm. There’s no where else on property to get a to-go coffee. Seems like they should stay open, at least on weekends. I attended a wedding and the venue was very nice, buffet style food which was good. Overall, I enjoyed my visit, but left wanting more, and felt that many staff members could use more hospitality training.

Wow!! What A location for this resort. On the water. Tucked away in a small rural town of Maine. We spent a great fall weekend away at this nice resort. But it seems like once September hits so does all of the staff and fun stuff to do. This weekend had the most perfect weather. Sunny warm days, a little chill in the night air. |The golf course was in great condition. Lucky for us there was not many playing so we were able to get in some great golf and not be rushed. |The grounds looked like in the summer there was so much to do bike rentals, kayak,canoes but we could not find anyone. To help us rent one or even talk about renting one.The giant chess game was enticing but never learned to play. Tried to play corn hole but the bags were very heavy and wet. |Really thought there would be fire pits for the evening but we could not find any. |The fitness center was open. Clean with a lot of equipment to do a good workout. |Ice cream shop had an open sign outside but it was closed. We could not find the recreation building that had bowling. Honestly if this all was available in the summer. You never had to leave the resort. There are so many cottages large and small so any family or families had plenty of places to pick from. |We were in the main building which had individual rooms. Very clean, could be updated a little but had that quaint Maine feel to it. The living room and sun room were nice to sit in and read a book. Never saw anyone in our building the whole weekend so it made it feel like our home. The hotel staff very friendly at check in. Cookies available at check in to die for. Restaurant staff very good. The pub on property the only place to go for lunch dinner and drinks. No entertainment which maybe in the summer it does. The outdoor pool overlooking the water is a nice touch also is heated. But no pool towels available. |The water view from some of the cottages must be amazing. We had a view of the bay |was very nice. |Again in the summer this place must be rocking. But it could be in the fall also with just a few adjustments. Older couples, younger couples and even families with small children not in school. Love getting away in September and October. |Give this place a try if you are looking for quaint Maine, rest and relaxation.

I'm grateful they had rooms last minute...I was told on the phone while booking "free hot breakfast" Then when I asked where breakfast was in the morning at the front desk also repeated free hot breakfast. When we sat for breakfast we were told it was 22 dollars?! What?! That is a bait and switch. Stop the racket.

Horrific experience, which is a shame because the grounds are beautiful. Breakfast buffet was TERRIBLE- I’m talking on par with a free continental breakfast at the Holiday Inn- but for $22 per person, not including tip. The rooms are outdated, dirty, and smell weird. The screen to the balcony had a huge hole so we had to keep the door closed. Upon check-in, we didn’t receive our complimentary beverage and the bottle of wine I paid for wasn’t ready. Worst of all, we were told we couldn’t use the pool and several areas of the grounds because of a wedding. If I had been informed amenities I paid for when booking didn’t include use of the pool and lawn games, even for a few hours, I wouldn’t have booked! We planned our day around the fact that the pool hours are 10am-8pm. I have been to many hotels that also hosted weddings- none barred me from common areas that are included as part of the price and resort fees. Absolutely would not recommend staying at the Sebasco. Spend your money elsewhere.

Booked a weekend getaway with my husband, 14 month old daughter and dog, and I am also pregnant. We arrived at noon and they let us check in early. Initially we had booked a room in the main lodge where there was a tent for a wedding reception set up right outside. The two people at the front desk were unbelievably exceptional when requesting to change rooms due to the possibility of loud music at night. They exceeded our expectations and moved us to a cottage away from the event that was perfect for our family at no additional cost. The service was terrific along with the folks at the restaurant as well. Had a great day walking around the beautiful premises overlooking Sebasco Harbor, swimming in the pool, which was very clean, although no towels at the time, was the highlight of our trip. The food at the restaurant for dinner was well prepared, delicious and not as expensive as what we would expect. Good portion sizes and the staff had no problems with our young daughter walking around as we ate. The property was extremely dog friendly with plenty of room for him to run and swim away from other guests. Overall this was a perfect way to spend time with a young family and dog and would recommend it. If you’re looking for a true rustic Maine resort experience, this place is it. Thank you, Sebasco!

I would never stay here again. It is a beautiful setting, but the resort itself is very poorly managed. It is unclean(garbage was left in room from previous occupants)floors were dirty and some appliances in cottages were falling apart. There was no information about activities or services. Some of the staff obviously have not been trained in customer service and we never knew when fresh towels were available or garbage emptied. The restaurant was fairly decent but would not let you sit down to drink a cup of coffee unless you ate from menu. I hope someone buys this resort who knows how to manage and make major improvements. Otherwise stay away!!!

This hotel is extremely overpriced. I'm sad to have booked a night here when a friend was visiting from Texas. The pool was closed, the few available bikes were strewn about the property with no guidance on how to access them. The garbage bins were overflowing. The place is pretty dilapidated for the hefty price you pay. Check-in was a mess--disorganized. We had 2 different people tell us two different locations to get coffee in the morning. (The first location was wrong.) WIth the $300 room charge, you don't get much. The breakfast was another charge--not worth it. Overall, very disappointing for the price. Now the good: The views are lovely. The lighthouse room we stayed in was comfy and charming. The staff were very kind. Stayed in July.

Restaurant review only. Food is overpriced for honestly basic taste and quality. Servers are generally very nice but just seasonal so there are occasional language barriers. We had an allergy in our group and they asked for drink specifically without whipped cream on it but it came out with whipped cream haha. They remade the drink for free though and the rest of the food was safe. Can't beat the view outside though!

Room was not ready until 4:45, and we were staying there for a wedding with a start time of 4:30pm. My husband and I had to get ready in another guests room. My husband told the check in staff to have the manager call us but no one ever did. I have also sent about 4 emails to the staff with zero response. I will never return here again.

Our family has been going to Phippsburg Maine for over 30 years. We enjoyed Sebasco Harbor Resort and it was one of the highlights of our year every year. We always made sure that someone in the family stayed there and even if we didn’t all stay there, we would gather there for ice cream or for meals and for golf. Bob, the lighthouse keeper was phenomenal! His predecessor was no less wonderful. Sebasco Harbor Resort was always a spectacular family resort and unfortunately, the new owners don’t understand how to run it at all. They’ve applied principles that they learned by running Super 8 Motels and other budget and economy hospitality operations to something that’s simply can’t be run that way. They even tore out all of the gardens. They wrecked it. We can only hope that they fail and it is purchased by another group. So sad to see it go to pot like this. Maybe they will completely change their approach and invest their time, attention, and money back into this once fantastic Maine institution… we’ll watch and wait and see.

We stayed for two nights in a cabin with two rooms. Glassware had been put away wet (and we had checked in late), floors were filthy, screen on door was ripped (and mosquitos were ferocious). Our bathtub had a noteable scummy film, there were dead bugs and spiderwebs in the bedroom window. ||We had reserved the games room for a party; two of the four bowling lanes were not working properly. The games room was especially poorly ventilated, and looked run down.||It is a charming place, and if it were maintained, would have checked all the boxes. We overheard other guests making similar complaints while we were there. ||We had good meals in the dining room, and our server was wonderful.

What’s not to like? It’s right on the water, very serene, and reminds me of days gone by when everything was less hurried. If you want tranquility, look no farther. So many options as to where to stay, with the various accommodations, plenty to satisfy everyone’s needs. Bowling alley was great! Love the heated outdoor pool and the fitness facility.

Recently stayed at Sebasco Harbor Resort We arent new to the area, and have eaten at the on site resturant many times in the past, but never stayed at the resort when we were visiting, but this time we decided to stay. I'll start with the negatives; The main lodge rooms are disappointing, look and feel dated. My Son and his girlfriend stayed in a room there and it just felt depressing. The mini split a/c kept shutting off and then back on, and was loud. The ice cream shop, that was supposed to be open till 8pm, wasn't. We went at around 7:20pm and it was closed, sure we could have gone to the restaurant for dessert, but we wanted ice cream and couldn't get any. Positives; There is a lot to do, swimming, biking, bowling, arcade (games are a little old), did I mention swimming (that heated pool is awesome), and there was EV charging, (luckily I was the only 1 who needed to charge) just wish they had more chargers (they only have 1) Rooms in the HW building were much better than the main lodge rooms. Comfortable, expansive and bright (with views of the harbor, restaurant and swiming pool). Will definitely stay again but not booking a room in the main lodge unless they get some serious interior decoration upgrades.

I honestly don’t know where to start. I genuinely never even write reviews, but not writing one would be a disservice to other potential guests. If you’re reading this and debating this location as a potential vacation spot (or wedding spot), I urge you to reconsider. There are plenty of beautiful resorts in Maine, that you will likely have a much better experience at than this place. If you want to know the details, keep reading: We were hosting a bachelorette party here and wanted to make it perfect for our friend and bride-to-be. We had called the morning of our arrival to see if early check in was possible, and while it wasn’t (completely understandable) they assured us the room would be ready at 4pm check in. Well upon our 4:30 arrival, the house was in fact, not ready but we were told they were “putting the finishing touches on the place”. Checking back for a status update at 5pm, we were told that “they hadn’t started cleaning the house at all.” A passing general manager (Logan) overheard and said he would check in on the matter, and about 5 minutes later said it would be about 20 more minutes until the house was ready. A little after 5:30, Logan returns to inform us the house is not even close to being done, and that there was a “huge rager party the night before” and “the house was a complete disaster.” Upon us kindly and reasonably expressing our frustrations with the process so far, Logan was visibly upset and began rudely stating that he was just being honest with us and didn’t understand why we were upset with him. His tone and demeanor the entire conversation was belittling and insensitive. Then proceeded to tell us that he had to go dispose jugs of an unknown liquid found in the house. We were disgusted, not only at the circumstances but by the fact that we were obviously sad we couldn’t go set up the room before the bride arrived and we weren’t even offered a simple apology by the MANAGER of the resort. There was no sympathy, no respect, and of course no compensation. Finally at 6pm (2 hours after planned check-in, while we were standing right outside of registration the entire time) we stepped inside only to find our key ready and available for the house. No one informed us, knowing we had been waiting, and the general manager never returned. Then when we finally got inside the house to set up, there was a pile of dirty towels in the bathroom. I could barely sleep comfortably trying to imagine the state of the house the night before. While the location is beautiful, the entire resort was an absolute nightmare to experience. I do not get to go out much these days, so I was sad that this had to be my experience. And most importantly, I’m sad this was the brides experience as well. Please save yourself the headache and go somewhere else.

Sebasco has some work to do, but with the right group and spirit, it can be an amazing visit. We stayed for a week with a group and the kayaks were such a treat. Pond access for those less confident and bay access for those ready for adventure further. It's perfectly located for some really great beach trips and hikes. Calm enough golf course for kids to play without adult players getting mad. Dennis ran a really fun multi age pickleball lesson and the s'mores session w/ sparklers was a hit. Great area in the main lodge for games, but maybe bring your own as they had mostly puzzles stocked. The arcade isn't always open, but made for a special treat when it was. Laundry machines worked well and close to the playground which made it easy if you have kids. It's overall lovely to have a space the kids can roam and explore independently. The location can't be beat. It's an absolutely gorgeous setting and well located for nature. There aren't many places like this for a family reunion or larger group gathering, and we really hope to return. If you visit, take care of things like the bikes and boats. These types of places require guests that want to see it survive and feel like a family home, not a fancy highly staffed resort.

I played this golf course for the first time this past weekend. I was absolutely blown away. The course is pristine. With post card views , amazing fairway and Greens that meticulously maintained. The layout was both challenging and fair. Making it perfect for all skill levels. I can't wait for my next round.

We spent 2 nights at the end of July at Sebasco Harbor Resort. Overall the resort is going through some transition pains. There were issues with the trash piled up, bicycles not working, and some of the buildings looking quite run down. We stayed in the Lighthouse and the room was fine. The bed was comfortable, the AC worked well. The drain in the tub/shower was a little slow, but did work. With the lodging tax the room was over $400/night which I felt was a bit on the pricey side for what we got. It did have a great view of the harbor. We were able to check in about an hour early and were welcomed with a glass of champagne. Pastries and infused water were available in the lobby. We only ate lunch on site once at Ledges Pub. We sat at the bar because the wait to sit outside was 15 minutes, though there were empty tables. We had great service at the bar from Raymon and the food--salad with blueberries and chicken, and the chicken sandwich, were both good and reasonably priced. The golf course was a highlight! It had some interesting challenges and some beautiful holes. The fairways were good and the greens also in good shape. Some of the tee boxes could use some help, but overall the course was great and fun to play. We found almost every staff member we interacted with to be pleasant and friendly. Unfortunately the pool was not working when we were there and that was a big disappointment. We addressed our concerns with the Manager and felt our concerns were heard.

Out family has been coming here for over 25 years, usually by boat, patronizing the restaurants. We've made a lot of friends here with staff and others. When I was on the board of my professional organization, we hosted large conferences and lodging here. This place has always had a special place in our hearts. However, on a recent trip it seemed a little tired and the shine has dulled a bit. Nevertheless, there is still much to enjoy with this property. My two sons are now grown and married, and we all wanted to recreate our wonderful family memories of eating outside at Ledges Pub. Sadly, I was disappointed with the hostess Michaela at the Ledges Pub as she refused to seat our party of 6 outside where there were 4 tables available. She claimed that a number of different guest groupings may be coming soon, though never arrived. It was a beautiful day, and we hadn't been here in a couple of years and were so very much looking forward to this. It wasn't just that she refused to seat us, but it was the apparent smug attitude that accompanied it, as if we were not deemed worthy enough to warrant a table outside. We settled at an inside table, longing at the empty tables outside. She maintained this attitude as we left, with what was now 6 empty tables outside. I would hope that an esteemed property such as SHR would honor it's roots and the loyal customers who have supported it for so many years, and train it's front-of-house staff to be respectful and hospitable to visitors who love this place. In this case, a bird in hand was worth more than two in the bush.

There is just no excuse for the lack of cleanliness. Room was dirty, the pool deck has a broken splash pad that is disgusting and completely open for anyone to walk through, including any of the small children. Baby pool is freezing and hasn't been cleaned in the 3 days we've been here. And it feels like safety isn't a concern at all, with there being open access to the electrics of the cabins. The staff literally NEVER pick up the phone. Every guest has mentioned that. I definitely wouldn't recommend this to anyone until it was clear the management team had gotten their act together or it got sold to someone else entirely. No one here seems to care.

Very underwhelmed. We were “upgraded” to a cottage due to a scheduling issue (my fault). Was not made aware that there was no AC in the cottage or that it was a single room vs the two rooms that was originally booked. Visiting in July with no AC was brutal and there was no fan provided in the room. They brought one promptly when asked, but thought it was odd that we actually had to ask. The room was dirty and dusty. Beds were uncomfortable. No daily housekeeping or “do not disturb” sign for the door. There was no “welcoming drink” or cookies that was advertised. The on site pub was subpar. The service was good, but the food was not. Even the waiter advised against getting certain meals because the portions were too small for the money. We ended up going to the Lobster House the next night. Excellent meal (make a reservation)! The buffet breakfast was horrible. It was clear that everything was premade and warmed up and worse than a free breakfast at a low end chain hotel. The pancakes were literally hard as a rock. $66!! We did not find that there were many breakfast locations in the area, so we drove to Blueberries the next morning (about 35 minutes away) - less money and excellent food. No towels at the pool and the pool water did not look very clean. They seemed the have a lot of amenities that we honestly didn’t use. The activities weren’t very well explained when checking in and no one answered the phone at the front desk when I tried to call 5-6 times to understand how to use the boats, bikes, and the kids activities the next day. When I went to the front desk to understand the expectations (apparently some things were extra) there were multiple people complaining about water leaks and other issues. We ended up going to popham beach, which was lovely. It’s a beautiful location. A canoe ride at dusk was magical. The idea of a compound with on site activities (a la Dirty Dancing) is a great idea and I didn’t mind paying for that experience. However if they are going to charge that much then then it needs to deliver. We got a text message the morning of departure saying that we could extend our stay for 30% off. It’s clear they are struggling and I hope they can make some improvements to bring this up to its former glory.

Our recent stay at Sebasco was extremely disappointing. We experienced a delayed check-in, and when we finally got into our Rockycrest cottage, the floors were visibly dirty and clearly hadn’t been properly cleaned. To make matters worse, we had no hot water due to a broken water heater—and the day prior, we had no running water at all due to town issues. While we understand that unforeseen maintenance problems can occur, there was a complete lack of communication and follow-up from staff, which made an already frustrating situation even worse. The resort’s bowling area was another letdown. After waiting 45 minutes in line with our kids, we were finally next, only to be told by the attendant that children weren’t allowed to bowl. This could have easily been communicated when we first inquired about availability and waited patiently with children in tow. To add to the confusion, the front desk staff couldn’t answer simple questions about the daily event or even tell us how much the "ghost" activity cost. One would expect the front desk to be informed about basic offerings. The most disappointing part of our stay, however, was a conversation with the General Manager, which left us feeling completely unheard and dismissed. It’s clear that guest experience is not a priority for the management team or ownership (Giri Hotel Management). Sadly, we won’t be returning.

Our family came here during a difficult time and all the staff have been so lovely and understanding. Beautiful location with lots of fun activities for the kids. The bowling alley/arcade has been a highlight for us as well as the stunning views and cozy rooms.

We stayed here for 3 nights on a family vacation. There is definitely some major potential in this place, but they are missing the mark in a few areas: The pool area is beautiful and we liked the temperature of the water, but it’s a bummer that it closes so early and that they seem to run out of towels so quickly. It also doesn’t open until 10:00 so you have a very short time period to visit the pool if you are also exploring the surrounding areas during the day. We would have loved to take a morning swim before heading out for the day or an evening swim after returning. The beds were very comfortable, but the condition and cleanliness of the room was less than ideal. There was no bottled water in our room like advertised, and we never received a welcome drink either. Upon arrival we realized that one of our patio chairs was broke and completely unusable. We asked the front desk for a replacement so that we could sit out on the deck to which they said they would swap it out, but it never came. Also our shower would not put any water out at first, the water just washed down the wall. The building is old and the walls/floors are very thin so you can hear everyone in the rooms around you. The ceilings in the hallway were literally falling apart and the parking situation was disappointing. There is no close parking by the main lodge so you have a very long walk anytime you need to get to your car. They advertise a ton of cool amenities but many of the things aren’t open and you can only use the bikes and kayaks in blocks at a time. Our kids were really sad they never got to try bowling, which was one of the major selling points of this place for us. They also advertise activities for kids, but we never saw anything going on and were never informed of any type of activity schedule. We asked the staff to explain the amenities and activities to us, but nobody really seemed to know when things were supposed to be open, and we were told that bowling and things like that are only open when an employee feels like being there. Overall, the pool and comfortable beds were really the only things we enjoyed with our stay here. The cost to stay here is way too high compared to the condition of the resort and service. For the price you pay, you should really be receiving a free round of golf and/or free breakfast. I see a ton of potential in this place if they make some updates to the rooms and focus more on the guest experience.

I've been coming here for years. Now it's under new ownership and it has been a disappointment this week. First, the good. Golf course is still in pretty good condition and the pool has been redone(even though they had no umbrellas at the pool).This doesn't outweigh the non-friendly staff, half the amenities were gone or closed and the room we had had no hot water. No help was offered to move us and the room they moved us to had sticky floors. The breakfast they served was right out of the free buffet from Homewood suites and it was $22.00 per person. You couldn't even get an omlet.And when we told them they were out of black tea they didn't make the effort to replace it. Very disappointed and they won't last long under this management.

First of all, the check in staff was excellent. I noted on our form that we were celebrating our anniversary and Nick gave us such a warm welcome and a big congratulations, even pouring us some glasses of champagne to kick off our stay. Matt (I believe was his name), a manager I’m guessing, let us know there was a wedding going on as well, and if we wanted a room away from what would likely be a noisy area, we could move if we would like. A very warm and welcoming group, instantly made us feel like this was going to be a good trip. The location is simply beautiful. Despite rainy weather, we still witnessed a gorgeous sunset while dining in the on-site pub. The pub itself was lovely, although a small menu. The food was good, the drinks were great - I recommend the Mai Time. The room itself was fine enough, although I wouldn’t prefer to stay in it again honestly. The bathroom was very small, the walls were quite thin (laying in bed, you can feel the footsteps of the people walking in the hall behind you). The room also shook a bit every time someone opened or closed the main door. However, with the other factors considered, we had a lovely stay, and ended with more great staff - once again Nick, and Marina as well, offered us info about the ogunquit location and just made us feel valued and appreciated as guests. Overall, a lovely place!
