While the office staff is friendly before you purchase, the overall management is a disaster. In the five years I’ve lived here, the roads have been neglected, trash is a constant issue, and drug activity is widespread. Meetings often require a sheriff’s presence due to the chaos. The board seems more focused on squeezing working residents for money than actually fixing problems. Too many of my neighbors have been harassed and intimidated over relatively minor issues - some of the issues are not even mentioned in the deed restrictions. I deeply regret buying property here. I will never again purchase in an association.

Wonder where all the $75 yearly per meber is going if you can't even fix a single road.... HOAs need to be abolished

Just visiting, my daughter-in-law & son were working on some repairs needed. It is a nice little place with a swimming pool and areas to have a picnic and BBQ some burgers ?.

Nice area for folks to gather play mini golf or BBQ. Pool is also an awesome amenity. Buildings need some TLC, but I know the current board is working hard to get things up to par!

I've lived out here for a while. There's a clubhouse with a pool, playground and mini golf course for the kids and several pavilions to host barbecues, parties or other events.

What can I say , it's home.

This use to be a beautiful place to own property but now it is poverty stricken and the roads are in great despair. I can't imagine how the county of Bandera let it get this bad. This area of Bandera County is a sty to look at now!!!

Great place to buy property

I moved here with my family and it honestly is a good little area. Its promising with a lake, pool, and clubhouse. The land is good, and it also is a private area, with decent people.

Do your research first, read home owners Association rules first. Meet your neighbors first. Examine Bandera County tax records, see the way they raise your value based on school system needs, not property value. Ask the county why whartons dock road is in such disrepair?
