This development has security that illegally use red and blue lights which in pa is restricted to law enforcement and emergency services. They think they are cops and people will believe its a cop just by lights.
We have resided here for four years and it's okay as long as you don't use the amenities. While Airbnb and short-term rentals contribute to the neighborhood's transient population, it can lead to a lack of year-round residents. Additionally, the neighborhood has reported issues with speeding and traffic safety, making it feel unsafe, particularly for pedestrians, especially those with young children. Daily experiences include near misses with vehicles driven by distracted individuals.Furthermore, individuals often allow their dogs to defecate in designated trails and parks without cleaning up.There’s barely any security, just a couple of people driving around and maybe three or four armed guards. I have noticed that there is no monitoring for speeding or other issues. Additionally, I have encountered situations where I am perceived as being responsible for the lack of sidewalks. It is important to note that this is the HOA's responsibility. PRO is that the community is located in a rural area, but it is close to amenities. It is recommended to inquire with your immediate neighbors or consider the temporary nature of the situation.
This place gets turned into a New York and New Jersey slum every weekend. And the 115 gate has a line to toll road. The security is a joke they are either overweight or older than dirt.they speed up and down mountain road I’ve been ran off the road by them and they flash there high beams at you for no reason.The board and board meeting are a joke they raise your dues every year to cover the money they are pocketing. This place is has been ruined by air bnb’s and the money hunger board.
One of the more lame Communities. Only the back gate is locked, my question is this:
"Why have a locked ? ? ? gate when you're main entrance has nothing!?"

Fairly typical Pocono scene. Security tight in private neighborhood at gate. It's a beautiful place if you're into the Pocono scene. My biggest gripe was that we took our kids to swim in Indian mountain lake after reading everything on the large information board at the beach area and finding no information that we could not swim. Then a guy walks over and says that there is a chemical imbalance and we cannot swim, and we find that there was a very small sign pointing this out on the small handicapped parking spot sign. It's just hard for me to understand how they would not put this posting on the very large and obvious information board.
The territory is pretty nice, and has some good amenities like 2 pools, tennis, and basketball courts, but, that does not include a gym, which would be awesome.
The community is AirBnb friendly, and visitors do not always follow the rules, like fireworks, which are prohibited.
Neighbors are mostly great! But of course, some of them suck, always looking at what you are up to, and then complaining that you have too much of whatever, sounds like the jealous type. And some drive a straight-piped V8 pickup at 6 am as if it's a "sports car" (That stopped recently, pretty sure that car is done).
They used to have a good trash pickup with recycling straight from the house. I guess many boomers didn't use recycling as it was supposed to, so now we have to drive our trash to the trash pick up that is always filled to the top, and now that chore is even more miserable.
And on top, if you want to get rid of a large item, you can only do it once a month. But good luck finding that huge container. I was looking for it for months. And when I did find it, turns out I wasn't allowed to drop stuff off, had to get permission for the next month... ? crazy...
Other than that, it's a secure community, gated, with recently great security that actually look intimidating, not like the previous one, driving small nissan suv. But when the right property shows up for sale, I'm out of here. Until then, I'm stuck with what I have, which isn't all that bad.
Gated. Private community. We left IML in May 2022. I'm so glad to be out of there. Security guards think they are police when, in fact, they are just glorified wannabes
We love the place , where you can enjoy the nature at your footsteps. Very convenient location to the local Pocono market , Jim Thorne village and other destinations. But it was the only disappointment the check point at the gate, on Friday afternoon it was nightmare to go through. I wish you can improve somehow , otherwise visitors have to stuck in line ( as we were) for 40-50 minutes.
Nice community. However,there is a lot of short-term rental particularly in summer time
and beaches and pools overcrowded.
The community has 5 lakes,but in reality people use only 3 lakes. No walking roads, inside pools,sauna.
People in this community are afraid of the association. Residents speed up and down the road all day once they leave the community. This community should be renamed and just do away with the association.
Harasses contractors constantly would not recommend to recommend to buy a house here or else you'll never get your work done. Had multiple people cancel on a job because they would not let them in after Calling the office multiple times horrible place would not recommend
The lake was nice and well maintained. The pool as well. I am giving them 4 stars instead of 5 because we wanted to rent canoes and the ability to do was unclear. Instead we went Canoeing by Lake Harmony.
Nice neat and all around pleasant and helpful. Specifically sandy . Nikki not so much but your interaction may have a different experience and outcome .
Long lines at gates and the roads aren't plowed or salted as well as they should be.
The worst thing about this neighborhood is security though they’re constantly speeding around the neighborhood and walk around like they are police.
Anyone who complains about the roads not being plowed or salted must live in an alternate universe. Most of the time the roads in IML are better than the main roads serviced by PennDot. There are 64 miles of roads and some people will undoubtedly be on a street that's the last to be plowed. Most people that live here realize this yet a few will always find something to whine about. BTW, it's the Poconos, not Boca Raton. Know where you're at and be prepared.
Gated community with highly overpriced dues. Amenities are old and are in need of repair and upgrading. Main lake is usually not safe to swim in. Spending lots of money to fix that. They have a lifeguard shortage so pools are not always open. Unionized office and maintenance workers. Most people are from NY, NJ or Philadelphia who live there but most of them are nice. Securitiy's main job is fining residents for speeding or for any other of the hundreds ( YES hundreds) of infractions of the many many rules. Low resell value of homes. Just being honest.
Nice little community with 5 lakes, the biggest 1 1/2 miles long has a small beach with a life guard during the summer and you go canoeing, kayaking, or paddle boating. The wildlife here is abundant and not afraid of people. Also has a pool.
Great development to visit or live in. People always seem to harras security. I've only seen them do their jobs and enforce the rules. Don't speed or run stop signs and they won't fine you. No different than the city. Gates are nice and that's why I live here- security. If I didn't want them I wouldn't of moved in here. Some people complain about the gates at the meetings. I think they forgot why they moved in here.
The so called "board" are a bunch of corrupt thieves who make up their own rules to extort residents and guests of their hard earned money. I dont understand how they get away with it so much without being sued or locked up. Don't live here. They charge an obscene amount for dues but don't maintain the community and don't plow when it snows. But of course their own homes look beautiful. The only thing they do is pay for new gates, that's it. They also will try to scam you out of money (500 dollars to be exact) even after you paid an unneccessary fine by blocking you from calling in passes. Then when you call them and ask them why they conveniently say it was a "mistake. We are sorry". No, you just got caught harassing innocent people. Enough with the games. They need to be removed and charged with fraud. Not a good place to live do not move here.
Lol I luv it here it's beautiful so many things to do, DA PPL who work in DA community are rude and only care about money other then that the neighbors are nice it's peaceful and beautiful night sky
Been coming here since the early 70s with my grandparents. Home is still in our family and now in total, our family own 7 homes here. My favorite place to be away from NY.
